An Unwelcome Visitor At the Home Inspection Warning: Don't read any further if you are squeamish. I was at a home inspection last week with my buyers and their wonderful home inspector, Lisa Alajajian of HomeQuest Consultants. Lisa is an extremely detailed and thorough home inspector. If you are buying a house, she is the kind of home inspector you want working on your behalf. Not only will she educate you about the house and it's systems, but she will provide you with detailed information on each aspect of the house, and provide recommendations for further evaluations of the property, if necessary. Lisa is also the President of the New England chapter of the American Society of Home Inspectors (ASHI). I cannot say enough good things about Lisa. You can reach her at 508-634-2010 or 877-...

2011 Year to Date Market Report for Center of Town Homes Sharon MA 02067 If you live in Sharon MA or have driven through the center, you may have noticed a mix of homes.  A handful of homes remain from the Revolutionary time period, but the largest number of homes were built in the Victorian era, and post-World War II to the late 1950s. There are a variety of Victorian styles, alongside Ranches, Capes and what is commonly called a Colonial-style home. Generally, the homes in the center of Sharon represent smaller homes with fewer bedrooms than those built further out from town in the 70s, 80s and 90s. Of the 18 homes sold in this area since the beginning of the year, only two were larger than 2,000 square feet of living space, according to public record.  Many people choose to live ne...

Happy New Year 5772!Shana Tova To all those who will be celebrating the Jewish New Year, may you have a healthy, happy and peaceful New Year!  Rosh HaShana, which literally means "head of the year" starts tonight at 6:14 p.m. in Sharon MA. The two-day holiday ends on Friday at sundown, which means this year it continues right into the Sabbath!  One of the customs at Rosh HaShana is to eat apples dipped in honey to signify our wishes for a sweet New Year. A traditional greeting at Rosh HaShana is to wish someone a "happy and a healthy" New Year. We say "Shana Tova" which means "good year" in Hebrew. Wishing you a sweet, healthy and happy New Year!

Is Your Online House Search Giving You Accurate Information? This past week one of my clients emailed asking to see a particular house. I emailed them back with information about the house and also corrected them on the street number of the house available. They were one digit off. The night of the appointment, they called me from the street checking to see which house number it was. The day after our appointment, they sent me another email explaining that they thought they would be seeing a different house on the same street. The confusion became clear when I asked them if they were signed up to receive automatic alerts from Zillow. The answer was "yes". That was how they heard about the house they wanted to see. Unfortunately, what Zillow didn't tell them is that the house was sold in...

Is Your Realtor Starting Off on the Right Foot? Today, I had two appointments with people who are getting ready to list their homes for sale in Sharon MA. This was the first time I had met either of them. One of the first things I did was to give them the Massachusetts Mandatory Licensee Consumer Relationship Disclosure form. Long title, I know! Both times the sellers said to me, "I've met with other real estate agents and no one else has given me this form." The second paragraph starts with, "All real estate licensees must present this form to you at the first personal meeting with you to discuss a specific property." Please notice the words "madatory" and "must". This form is not optional. The reason this form was created was to make sure that whether you are a buyer or a seller you a...

Why Won't My 3 Bedroom House Sell in Sharon MA? I recently attended a large, dinner event in my community. At my table, people were asking me questions about the local real estate market, prices, and various houses in town. One woman asked why I thought the house across the street from them hadn't sold. It's been on the market for over a year. As a Realtor, I feel badly for the sellers when a house has been on the market for a long time. I wonder if they have been given an accurate understanding of the market value of their home. What I didn't say to the people at the table is that I wonder if the sellers have seen what the agent's photos of their home look like. Why does their agent have 10 photos of the outside of the home, including three of the shed and one of the bushes, and only f...
