Another Satisfied Homebuyer: Congratulations to the New Owners of 420 East Foxboro Street, Sharon MA   Congratulations to my buyers who closed at the end of May on the purchase of their first home in Sharon MA.  This is one of my favorite stories.   These young buyers, set to be married in the fall, were not really looking for a house.  But the winter weather - or lack thereof - cut back on their ski weekends.  So instead of skiing, they did some casual looking and found a home for sale in Sharon MA that caught their eye. It's quite an unusual home for this area.  It is a Lindahl cedar home, built on a quiet and wooded lot in Sharon MA.  They knew right away that it was THE house for them.  Wanting to make sure they were fully represented, they contacted me to be their buyer agent for t...

Is your agent working for your interests or theirs? When it comes time to sell your home in Sharon MA or Canton MA, you want to make sure that you have an agent who represents your best interests. Would it surprise you to know that some agents want to represent you and the buyer so they can get both sides of the commission? It is legal in Massachusetts to represent both the seller and the buyer in the same transaction, as long as the agent has permission in writing from both sides. There may be a situation in which an agent is representing a buyer who is interested in one of the agent's listings. What you might not realize is that once you list your house for sale in Sharon MA or Canton MA, some agents will not market your house on the Multiple Listing Service (MLS) or the internet beca...

Every job requires specific skills and knowledge to do it well. You may reflect on that statement from the perspective of your own job, or the jobs of people you know. You know that skilled professionals put in hours, months and years learning to do a job well. It may have required advanced education and multiple degrees, too. It always requires thought, analysis and work. Selling a house requires specific knowledge and skills in 3 keys areas:  1. Pricing  2. Marketing  3. Managing the transaction If your house has been on the market for 3 or 4 weeks without an offer, it means one of two things. Either buyers aren't interested in it at the price or condition reflected, or they don't even know it's on the market. Time and again I see houses just sitting on the market with a sign in front...

Please!! Stop Talking!! Last week I was showing some homes to buyers in Sharon MA.  There were some homes in Sharon MA that were having open houses, so we went to see them. At one open house  the listing agent could just not stop talking!  We came in and she had to give us an overview.  Okay, that was fine....I guess.  Then she followed us from room to room, explaining and commenting.  And there were a number of buyers there....and a fairly small house.  So she stood there in the main room, talking and talking and talking and talking.  I kept thinking Please! Stop talking! I could not think, let alone take in the rooms I was viewing; neither could my buyers.  Everytime we went to comment on something, there she was, talking at us or talking at another buyer.  Eventually, we could not wa...

You're Wasting Your Time If You're Not Pre-approved Last night I happened to catch part of an HGTV episode about first time homebuyers. In this particular episode, the young buyer was confidently saying that he was going to start looking for a condominium to buy and when he found what he liked he would go to a bank and get pre-approved. (Screech!!) This is where the brakes get applied! Let's rewind and fill in what his agent should have explained up front: 1. If you're not pre-approved you won't have any idea how much money you will be able to borrow. How will you know the price range of homes you can consider? 2. When you find your home and submit an offer, the listing agent will tell you, "The seller cannot respond to your offer without a pre-approval." A homeowner is not going to ent...
