The Mortgage Interest Rate Lock Advisory for Provincetown MA for December 30, 2009 Here are some of the events affecting mortgage interest rates today in Provincetown, MA. What the Mortgage Backed Securities Market is Doing Today: The price of the FNMA 30-Year 4.5% MBS coupon opened at 100.03 this morning - up 6/32 from yesterday's close. The 4.5% MBS coupon is currently trading at 100.03 - the same as its opening. Provincetown is a great place to visit, any time of year. December is a much slower pace, less crowded and more relaxed. One of my favorite places to dine at is Jimmy's Hideaway. We had a wonderful dinner here last evening. The atmosphere is warm and comfortable and the food is delicious.

Provincetown MA  --  The Journey Continues by NY Feng Shui Consultants Walking down Commercial Street in Provincetown is an adventure.  We stopped in some stores and spoke to many people there, almost all of which asked where we were from and what we did.  We didn't realize that Feng Shui in Provincetown is SO popular it rivals New York.  Some business owners asked for cards while others even asked if we had time to do Feng Shui Consultations while we were visiting.  Unfortunately, we didn't.  We were on our way to Sal's Restaurant.  If you missed a former part of this story (or would like to see more pictures of Provincetown, here's the post:  Feng Shui Consultants in Provincetown & Cape Cod Finally we arrived and stood outside for a moment.  I haven't visited Provincetown in 10 years ...

Feng Shui Consultants in Provincetown Leaving early the next morning for Provincetown, we arrived on Cape Cod by noon.  You can FEEL the difference almost as soon as you arrive on the last stretch of land to Provincetown; the air is different and people seem more relaxed and kinder. My brother Peter was a "Traveler."  He'd lived abroad for a while and had won a full scholarship to some of the best Art Schools in the Country.  He'd decided to go to Pratt in New York and spent several years there.  Still, when he wasn't in school, he traveled---and on his first visit to Provincetown he made some life changing decisions.  I had no idea I would soon be making some life changing decisions myself. He changed course to become a Chef and when he completed the course, he went up and landed a job...

Your Own Private Beach...and BLUE Water in Cape Cod We decided to stay in N. Truro at the East Harbou r Motel and Cottages.  They are right on a private beach and along the Shuttle route to Provincetown.  I have to say after staying there I'd be back in a heartbeat, not only for the absolutely beautiful surroundings and accommodations but also because the people who ran it were WONDERFUL.  Your rooms had everything you could possibly need and you couldn't choose a better lo...

I am thrilled to announce really good news for Buyers and Sellers of Provincetown real estate!  Activity of Buyers signing contracts has surged dramatically within the last couple of months! To demonstrate how active the market has been, YTD according to our Cape Cod & Islands MLS service, there have been 57 sales/closings of all properties across all price ranges.  However, as of today, September 8 there are 47 properties that now have a signed contract!  Most of these properties should close within the next 4-6 weeks or so. Provincetown offers a life style like no other resort area and has a limited supply of properties. Mortgage rates are terrific and inventory is till plentiful- but, dwindling as premier properties are selling.  Many people earlier have put their buying decisions h...

Just Another Day on Commercial Street, Provincetown, MA It's been many years since I've ventured up to Cape Cod.  I used to visit Provincetown almost every year with and without my children.  They have fond memories of Whale Watching trips, beautiful beaches, wonderful restaurants and fun people. There is a tolerance in PTown that I don't see in many places.  Perhaps that's why it attracts so many people every year.  As busy as Commercial Street is, there is an absence of cars honking.   There is an abundance of friendly people who will take time to tell you their favorite restaurants or help you find your way if you get lost. A spur of the moment thought turned into an idea and a last minute road trip.  This is one of my favorite pictures to share of a typical day on Commercial Street,...

Attention all Provincetown real estate owners:  The Provincetown Board of Assessors announces that the public disclosure period for fiscal year 2009 assessed values is now through May 8, 2009. The town did not give any figures as to whether the values increased or decreased on the website.  However, as I scanned through the properties, there are many that increased and many that decreased.  I am hoping the town will announce what the average increase or decrease was as I could not take on the of doing the calculation on my little calculator.  :) The fiscal year 2009 values, which are pending preliminary certification from the Massachusetts Department of Revenue, reflect full and fair cash value as of Jan. 1, 2008. As required by Mass. State law, the fiscal year 2009 assessments are base...

The year-end numbers are in.  Over the next three weeks, we will review the final sales figures from MLS along with a comparative analysis of this year in relation to the prior two years.  We’ll start with Provincetown this week, and we’ll look at Truro and Wellfleet in the coming weeks.  Our data comes from the Multiple Listing Service and does not include private sales.  The vast majority of sales that occur in this market are MLS sales. There were 151 properties sold in Provincetown in 2008 with a total sales volume of $88,098,251.*  There were 165 properties sold in Provincetown in 2007 with a total sales volume of $85,902,800. There were 158 properties sold in Provincetown in 2006 with a total sales volume of $82,653,453. * Sales figures exclude timeshare properties. Table 1:  Numb...

This is the Macmillan Pier and Wharf in Provincetown Massachusetts as seen from the town beach. On a December day, the only boats you see are the fishing boats. In the summertime there would be recreational boats and people in the foreground. The off season is a wonderful time to explore Cape Cod.

Fall weather brings crisps nights and mild days here in Colorado.  As the leave begin to change and the days grow noticeably shorter, I can't help but recall the fond memories of the trips I made with my husband to Cape Cod and the differences between a Rocky Mountain autumn and a New England fall. In Colorado we have mostly the golden colors of the Aspen trees here in Colorado with their striking contrast with the green of the various pine trees.  However, Cape Cod is graced with a firestorm of color due to the larger variety of tree types native to the area.  The road out the arm that is the Cape is lined with trees of orange, red, yellow, purple and brown leaves.  It just ‘feels' like fall. At the end of the Cape is a treasure of a town called Provincetown, or P-town by most locals. ...

I am on vacation here and haven't been on ActiveRain much, but I did want to share a couple pictures that I snapped last night while waiting for dinner. Not the best quality because of the lighting and also since they were from my cell phone, but here goes. Just a lazy end of summer evening in Provincetown MA.

Buyers often ask me if prices decrease during the winter on the Outer Cape.  It’s a good question, but the answer is contrary to what you might expect.   Even though our local population diminishes during the cooler months, the real estate market on the Outer Cape is active year round, and we don’t see a seasonal shift in pricing.  In fact, one of our busiest periods traditionally falls in January, right after New Year’s.  Determined buyers often begin their search during the winter months so that they can be assured of summer occupancy in their new properties. There are a couple of aspects to the market, however, that you might observe to be seasonal.  We tend to see a slight increase in market inventory immediately following the summer season.  Owners often think about listing their p...

Seller Financing is becoming more common in today’s market.  Traditional financing requirements have tightened significantly and in general, our ailing economy has made it more difficult for potential buyers to save money. You may stand to benefit from ‘holding paper’ on the sale of your property.  Firstly, agreeing to participate in the financing could result in a higher sale price for you and more favorable terms overall.  You may negotiate the interest rate and terms, and sometimes this rate can be higher than traditional financing. You will be earning interest on your equity in the property, and in the end, you stand to make more money in the transaction.   Also, you may qualify for the tax benefits of an installment sale where you can defer a portion of your gain until the loan is ...

When I did some research on pre-foreclosures in Cape Cod towns on May 6, 2008, P-Town was one of the Cap Cod towns that had only a few properties in pre-foreclosure.  Only 1.3% of the 140,000(+-) homes on the Cape were at the stage of pre-foreclosure on that date.  Most homes on the cape are owner occupied, but in Provincetown almost 60% of the 2400 residential properties are second homes.  Most other communities on the Cape have less than half of their homes designated as second homes.  Commercial properties are not included in the pre-foreclosure data I found.  Provincetown, MA is the farthest town out on Cape Cod, Massachusetts.  It is bounded by Cape Cod Bay, the Atlantic Ocean, and Truro.  Most of the properties in Provincetown are second homes (58%+-).  Provincetown is another one...
