In my travels around Plymouth, MA buying and selling homes, I often come quite near the nuclear reactor named for the historic town - Pilgrim Nuclear and managed by Entergy Corporation. It is the only nuclear power plant in MA. It was built in 1972 by Boston Edison for $231 million and sold in 1999 to Entergy Corporation as part of the deregulation of the electrical utility industry.  It's 41 years old. What I didn't know until recently was Pilgrim keeps its spent nuclear fuel in an on-site storage pool, waiting for federal direction on the correct disposal process. Pilgrim's license to operate would have expired in 2012.  In May 2012, the NRC approved a 20-year extension to 2032.  Note:  The plant provides some $10 million a year in local taxes to Plymouth. And produces about 14% o...

Homes sold in Plymouth - October 2013 In Plymouth, Massachusetts, fall home sales are up a bit from last year, while prices are just about the same as last year at this time. There aren't any bidding wars, and no full price sales except on a few newly constructed homes. It's important for sellers to understand that, with 335 houses on the market in the town of Plymouth today, more than a quarter of the completed sales are for houses that have been on the market for less than 30 days. Buyers have several options in every price range. With a pre-approval in hand, prepared buyers should be able to buy the home they want when it comes on the market. 61 single-family homes sold in Plymouth in October up from 56 last month and 51 last October A list with details about each sale appears below ...

A recent buyer of one of our Fresco homes at The Greens made a comment as they were signing their purchase and sale agreement.... "I bet it took us the longest to buy a home at The Pinehills." Not true, we have had buyers take longer. In fact, we still have (future) buyers that plan on being here as soon as circumstances allow. For some it's simple, they find something they like and they don't have to sell to buy. For others, they have to sell before they can buy. Then you must factor in timing for delivery of a newly constructed home. In new construction, the home is not going to be ready in the typical time (30 to 60 days) it takes to convey your existing home. Delivery for our new construction averages 6 to 8 months. If you need to sell to buy, chances are you need to find a place to...

Home sales in Plymouth should continue per usual and not be affected by wind turbine placements.  On Saturday, October 19th,  a roll call vote was taken at Town Meeting and Plymouth's zoning bylaw on wind energy facilities will remain as currently written.   The more restrictive policy was defeated.  The amendment called for: Limiting the height of turbines and, Creation of two overlay districts where facilities could be built. Those districts would be near the   Shops at 5 and near Colony Place. According to some members, the proposed districts offered no viable locations for turbines and the proposed bylaw would not allow for a wind turbines to to be built. Others felt new overlay districts could have been included. The tenor of the meeting suggested that bylaws were changing fro...

The Green Company recently hosted a fun event for the homeowners at Rebecca's Landing. Oktoberfest was the theme with food consisting of giant pretzels, schnitzel, short ribs, bratwurst and apple dumplings. The food was delicious and everyone enjoyed each other's company at this festive gathering!  A few months earlier, The Green Company hosted a Luau by the pool at The Greens. It was a pleasure to see current and future neighbors gathering and getting acquainted while enjoying a Hawaiin style pig roast. Our homeowners love it when we host a community event. We bet you would too! If you had your heart set on buying a Fresco home at Rebecca's Landing in The Pinehills, time is running out. We will only build one more Fresco home before the community is SOLD OUT of new construction. Not to ...

An attractive and sought-after area in Plymouth is the area around Jordan hospital, especially on the south side close to Chiltonville. The view of the hospital here is from the main entrance, with the emergency room entrance around the left side. This entrance is reached from Sandwich Street. It is along Sandwich Street that you'll find many traditional New England homes, some of them lived in by generations of the same families, often in the same home, and perhaps just as frequently, in and around the neighborhood and other parts of Plymouth. While many things change in this world, there are many people and places that adapt only as much as necessary without sacrificing the traditions and values that informed our ancestors and continue to provide meaning and continuity to peoples' liv...

Winner of the Annual Green Company Homeowner Referral Program! We love it when our homeowners bring their friends and family to our sales office to tour the models. In fact, every time they do, we enter their name in a drawing for that quarter. At the end of each quarter we draw a name and present the homeowner with a gift certificate. If that friend or family member purchases a new home with us, then the homeowner who referred is entered into a separate annual drawing for a special prize. This years winner of The Green Company's Annual Homeowner Referral Program is Mary Caddigan Jones.  Mary was awarded a $500 gift certificate to The Market at The Pinehills. Mary said, "With the holidays right around the corner, this gift certificate will be put to great use."  Phil Jones stopped in ear...

The Pinehills, Plymouth, Massachusetts The Pinehills is a community of homes set in the third-largest pine ecosystem in the world. In just over ten years, more than 1,700 homes have been built by a variety of builders. Each area has its own feel, its own style, and a slightly different package of amenities that come with the houses. At the center of the Pinehills is a golf course. Oh, that's right, THREE golf courses. Two of these are 18-hole courses at the Pinehills Golf Club, one designed by Rees Jones and the other by Nicklaus Golf. These are public, daily fee, golf courses, and they are very good! The third is the Old Sandwich Golf Course, neaby in the Pinehills, and members-only. It was designed by Coore & Crenshaw, and was recently ranked 38th in the United States and 68th in the ...

Homes for Sale in Morton Park, Plymouth Morton Park is a hidden gem in Plymouth. Just west of exit 6, with swift access to Route 3, a short, tree-lined road leads down to Morton Park Pond, where joggers, dogs and their humans, beach-goers and picnickers share the beach, paths and water. Children in Morton Park usually attend Cold Springs for elementary school, PCIS for middle school and Plymouth North High School. It's less than a mile down Summer Street to Plymouth center, an area whose description is often preceded by "historic". There are certainly days that commemorate Plymouth's past and its place in American history, but since we live in the 21st century, I prefer to focus on the downtown Plymouth that is full of great shops, bars and restaurants, hotels, businesses and good times...

Right now, in our market, the data is pretty darn clear: If you price your home 5% or more too high, you won't get a deal, and you may not get any offers. Lots of homes are selling quickly for a sales price within 5% of their most recent asking price. Sometimes that asking price is for homes that are brand new to the market; sometimes that price is the last asking price after a price reduction. Either way, when a seller's price is within 5% of buyers' perceived value, the house sells.  In competitive price ranges, buyers are showing that they are very willing to make an offer on a house that is priced lower than a similar home, and simply ignore the higher-priced home. If it's your house that is the higher-priced one, you'll never hear from the buyers at all. Consider this scenario: Sel...

Often when I think about homes and property for sale in and around Plymouth, MA, I think of amenities available for clients.  Notwithstanding the ocean, the bay, beaches, ponds, a state park and “America’s Oldest Town,”  if you appreciate the game of golf you need not venture far from downtown Plymouth.  In fact, within a 10 minute ride without going over the Sagamore or Bourne Bridges to Cape Cod, are four (4) golf clubs that can hold their own anywhere.  At least one (Pinehills) is consistently rated among the Top public courses in MA and the national media:             The Pinehills Golf Club  (http://www.pinehillsgolf.com/)             Waverly Oaks Golf Club (http://www.waverlyoaksgc.com/)             CrossWinds Golf Club (http://www.golfcrosswinds.com/)             Atlantic Country...

The Mayflower II will be arriving back in Plymouth today! The partially restored Mayflower II will be leaving Fairhaven at 5:00 a.m. and arriving at the Cape Cod Canal around 9:00 a.m. The journey through the canal will take approximately 45 minutes and Mayflower II is expected to arrive on the high tide in Plymouth Harbor around 12:00 p.m. For the past seven months, Mayflower II has been undergoing extensive repairs in dry-dock, a restoration and preservation project that began this winter. The work will begin again this winter after the Museum closes for the season. Between now and 2020, Mayflower II must be restored to its utmost glory to celebrate the 400th anniversary of the Pilgrims’ voyage.
