North Attleboro is a very nice town to work and raise a family in, I have lived here all of my life and have no intention of ever leaving. My hometown is rich in history. North Attleborough is the birthplace of the jewelry industry and celebrated its centennial in 1987. The North Attleborough Historical Commission and society help to preserve the past for the benefit of current and future residents.       A Brief HistoryNorth Attleborough (now spelled Attleboro), formerly a part of Attleborough, is an industrial town on the Rhode Island border. In pre-Colonial times, it was the site of the Bay Path, a major Indian trail to Narragansett Bay, the Seekonk River and Boston. John Woodcock and family established a small settlement in North Attleboro in 1669, which subsisted on agriculture, fi...

Incomplete developments and subdivisions, as well as vacant properties, are visible all over the landscape. The growth of distressed properties has increased rapidly in the past three years, due to foreclosures, declines in property value, and the large number of homes for sale. Any reasonable real estate market analysis should consider the option of purchasing distressed properties, for the potential investment value they could provide. Many banks and developers have distressed properties to unload. Overwhelming numbers of foreclosed properties are reverting to banks' ledgers, placing them more in the business of property management, than in lending. Developers and investors with incomplete projects are looking to sell their troubled assets, sometimes for far less than they are worth. ...

One of my family goals for 2012 that I need to give more thought to… The New Year is a great time to develop some new household habits, and to recycle more in my family is on the top of mine. Many households shy away from adopting green living habits for fear that they’ll be too hard, time-consuming, or expensive. In reality, there are many green habits that can fit easily into your daily routine. To start out consider the old adage of "reduce, reuse, recycle." Reducing your consumption means being a conscious consumer. Choose packaging that easily biodegrades, such as cardboard or paper. Avoid plastic when possible and only use plastic when it’s the kind that can be recycled. Use your own grocery bags when shopping to reduce the amount of plastic bags you consume. I have a whole bunch ...

When selling your home, open houses are a great way to let as many prospective buyers as possible see your home during a several hour period. They have long been used to promote a property for sale, even though few homes are actually sold off of an open house. With more homes on the ma-rket in some areas, there are many open houses each weekend and only a limited amount of time for buyers to check them out. Homeowners can use the following open house ideas to draw more prospective buyers. Get the Word Out In preparation of the open house, homeowners need to publicize the open house to as many potential buyers as possible. While postcards and newspaper ads are still advertising standbys, many buyers search for open houses on-line. Using free websites such as Craigslist, Facebook and Twi...

NORTH ATTLEBORO – Visitors yesterday were finally able to take a peak inside the historic homes in North Attleboro that my Mother Ann Chapdelaine and the Historical Commission had been trying to keep secret. Timeless Treasures, was a self-guided tour of 11 historic homes which included:   107 Church Street, North Attleboro, Massachusetts- The John J. Sommer House, Circa 1890. This beautiful Victorian home was originally John Sommer’s jewelry store on the first floor with living quarters on the second and third floor. However once my girls heard it was the DeBlois Funeral home from 1938-1964 they quickly waited for me outside! 244 South Washington Street, North Attleboro, Massachusetts-The William E. Smith House, Circa 1886. My girls vote this house “Best in the Tour”. Who wouldn’t love ...

On the other hand if you are like most, along with the Christmas festivities comes the desire to decorate your home with twinkling lights, wreaths, trees and even yard ornaments featuring the theme of the holidays. Today, as I was talking to some co-workers I described myself as a North Attleborough "Towny" and I started having flashbacks to what North Attleboro looked like when I was younger. I have decided to feature something old in North Attleboro at least once a month. So, I'm starting here with Emerald Square mall which is anchored by Macy's, JCPenney, Sears, Macy's Home Store and Macy's Men's Store. More than 155 specialty stores are available including Abercrombie & Fitch, American Eagle Outfitters, Hollister, Loft, Build-A-Bear Workshop, Charlotte Russe, and Bath & Body Works. The center features a 8-unit food court, a children's play area, and a bank. A few words about me. I am a North Attleboro Realtor in Massachusetts. I utilize the latest technologies, market research and business str...

It's me again, your North Attleboro Realtor! I have been showing quite a bit commercial space lately and figured I would share the most common lease terms used today and their definitions with you. The first is the gross commercial lease, most often used in multi-tenant and single tenant office buildings, industrial and some retail properties. The landlord collects fixed rents and pays the expenses out of them. The landlord pays for taxes, Insurance & Maintenance. As costs increase over time, many gross and full service leases will contain escalation clauses that increase rents over time to offset tax increases and higher insurance and maintenance costs. It is important that a tenant shopping for space understand any escalation clauses in order to project rent expense into the future.  ...

Are you still stuck on the fence about whether or not to hire a home stager? How about 101 great reasons why you should consider this very smart real estate investment? You may be surprised to learn some of these reasons really do make practical sense. Statistically, home staging has been proven by a survey conducted by RESA to sell homes faster. Statistically, property staging has resulted in a higher selling price because the home sold faster. A home stager can provide an unbiased opinion of the home that the homeowner can not give since he can become partial and so familiar to his own home. Property Staging gives a competitive edge over other homes on the market. The cost of real estate staging is always less than the cost of your first price reduction. Real estate staging creates an...

Today I was asked how to decide if purchasing a multi-family in North Attleboro was a good investment idea. There are many opinions out there, but here is mine. I believe before considering purchasing a multi family home in the Greater North Attleboro area it is always important to consider the cash flow potential of the investment property. While a variety of models may be used to determine an investment home's cash flow, This Realtor and investor prefers a straight forward approach that does not rely on future values or anticipated appreciation, but rather uses historical data on the home and similar property type comparisons. Find yourself copy of a "For Rent Guide" or other apartment search magazine, Stop & Shop has them, or the local paper works too. Examine rents for comparable si...

This is a GREAT article by Bill Gassett and have personally experienced every step of this first hand, which is why I completely understand emotions and frustrations involved in a short sale. Let me know if I can help! Questions to Ask a Short Sale Listing Agent as a Buyer or Buyers Agent There is no doubt that a short sale is not your run of the mill Real Estate transaction. Anyone who has ever been involved with one as a listing agent knows there are a lot of hoops to jump through! On a national level there is a very high percentage of short sales that never make it to closing. If you have ever gone online and done any research on short sales you are bound to see articles and blog posts written blaming the lender for any number of things. In many circumstances the Realtors, sellers, a...

It's not just back to school for the kids, it's back to school for Attleboro home buyers, North Attleboro Home Buyers, Foxboro Home Buyers, and the surrounding areas. The difficult thing about home buying, is that no everyday home buyer is really an expert. Buying a home is a transaction you only make a few times in your life, so most of you are rusty. In this blog, I would like to help you polish up your skills a little on a very important aspect of home buying - the Appraisal. ap·prais·al n.
