Overpriced and Underwhelming are some Sellers.  It pains me deeply when I see a good home go on the market either as a FSBO (For Sale by Owner) or with a needy agent willing to accept the Seller's valuation without paying attention to the actual market in that area at that time.  I have a property in my own neighborhood that was put on the market by the owner at a price $85,000- $95,000 over it's worth in the market at that time.  When I called him, my neighbor of 20 years, to preview the home for some of my clients he told me I couldn't see the home without my clients.  I explained that my clients wanted me to preview homes because of their difficult to coordinate schedules before they came through.  He told me that if he showed the house to every agent who called him, he would be show...

Just like the weather, it appears that Milton MA home sales during the 3rd quarter of 2014 have begun to cool off.  Total home sales were slightly lower than in the 2nd quarter of this year.  But prices are slightly higher.  Let's take a look at what is going on in the Milton MA real estate market. According to statistics from the MLS Property Information Network Inc, the total single-family homes sold in Milton MA between July 1st and September 30th, 2014 were down 15.9% from the same time last year.  However, this is only 6.3% less than the 2nd quarter 2014 sales figures.  These sales ranged from a 3 bed/1 bath, 1462 square foot Colonial that sold for $295,000 all the way up to an 8 bed/7 full + 3 half bath, 9320 square foot renovated Colonial estate that sold for $2,376,000.  A 3 bed...

As summer turns to fall here in Massachusetts, it appears that the weather is not the only thing cooling off.  Milton MA home sales for August 2014 were down and so was the average sales price.  Here is a rundown of what was happening in the Milton MA real estate market last month. According to statistics provided by the MLS Property Information Network, a total of 26 Milton MA homes were sold in August 2014.  This is a huge decrease from the 42 we saw at the same time last year.  However, August 2013's sales figures appear to have been an anomaly.  The 26 homes sold in 2014 is more typical of what we find as far as home sales in the month of August are concerned (as you can see from the graph above).  The lowest priced property sold was a 2 bed/1 bath East Milton bungalow that sold for...

Milton, MA Single Family Market Report Aug 2014. There were 127 listings in the MLSPIN, the local MLS.  With 30 listings sold in July and another 17 under agreement it is showing a bit of a buying frenzy.  Absorption rate is the amount of time it takes a house to be sold in a normal market. The inclement weather we experienced here in the Northeast during the second quarter of 2014 seems to have kept many Milton MA home buyers indoors.  Despite that setback, however, it looks like things are starting to heat up, just like our weather.  Buyers are starting to hit the bricks to find their next Milton MA home. The Milton MA home market has taken a dip in sales since last year.  But the prices have remained pretty steady, even in the multi-million dollar price range.  Let's take a look at the Milton MA home sales report for May 2014 to see what I mean. There were a total of 25 Milton MA homes sold in May 2014, a 21.9% decrease from the same time last year.  This is in keeping with last month's total sales year-over-year decrease of 21%.  The single-family homes sold in Milton MA in May 2014 ranged from a 2 bed/2 bath ranch-style home that sold for $307,000 after 41 days on the market to a 4 bed/3 bath Cape-style home in Indian Cliffs Estates that sold for $1,400,000 after 171 days on the market.  One of the three $1M+ homes sold last month did so after just 47 days on market. For sale by owners (FSBO) need to know the process of selling their house for the most money in the quickest period of time.  Sadly most FSBO people have bought and sold homes before and so they feel as though the understand the process. They had an agent who put a sign in their yard, loaded it up to the MLS and had an open house, easy right?  Well, yes that is easy if that is the way it worked in all kinds of markets.  It does not.  In particular it is not working in today’s market, and by today’s market standards. It would appear that everyone is clamoring to own a Milton MA home.  Even though the total amount of Milton MA homes sold in April 2014 was less than the same time last year, sellers are getting their asking price...and sometimes a little more. The total amount of Milton MA homes sold in April 2014 was 15.  This was exactly the same amount as the previous month but 21% lower than the 19 that were sold in April 2013.  The types of homes sold in April 2014 ranged from a 3 bed/1.5 bath 1546 square foot Colonial on Blue Hills Parkway that sold for $250,000 all the way up to a 5 bed/4.5 bath 4741 square foot Colonial estate on Academy Hill for $1,270,500. The first quarter stats are in for Milton MA home sales and they are looking good.  Homes in all price points are selling (including multi-million dollar properties).  Even a slower February wasn't enough to chill the hotness that is the Milton MA real estate market. From January 1st, 2014 to March 31st, 2014, a total of 37 Milton MA homes were sold.  That's a 27.6% increase from the 1st quarter of 2013.  These homes ranged from a 3 bed/1 bath 1056 square foot Cape-style home all the way up to a 6 bed/5+ bath 7808 square foot Colonial-style estate on almost 2 full acres of land.  Of the 37 homes sold in Milton MA from January to March 2014, seven sold for more than $1 million dollars.  The average sales price increased 19.4% over 1st quarter 2013 sales figures: from $557,500 last year t...

Open Houses in Milton This Weekend Today there are 14 open houses in this weekend. The 14 properties hosting open houses this weekend today have been on the market an average of 31 days. The average lsit price of the homes on the market is $625,000. The average square footage of these houses is 2200 square feet. Milton MA home sales set a frenetic pace in January, posting some of the best numbers we've seen in a while.  However, they slowed down slightly in February.  This may be good news for some Milton MA home buyers. A total of 9 Milton MA homes were sold in February 2014.  That's a 40% drop from last year's record setting 15.  This could just be a bit of a slow down from the blistering sales we saw in January.  However, less sales may possibly mean less competition among Milton MA Buyers. If you thought that last year's market was hot, you ain't seen nothing yet.  So far this year, the Milton MA real estate market has outpaced last year's sales figures to date by quite a bit.  And that's only for the first month of the year! Thirteen homes were sold in January 2014.  That is a 260% increase over January 2013!  However, as you can see from the graph above, January 2013 appears to have been an anomaly.  The 13 Milton MA homes sold last month is in keeping with the average sales figures for each year prior to 2013.
