Milton MA Single Family Housing Market Report April 2016. A total of 94 properties were posted on MLSPIN, which is the MLS for the Boston Area.   94 Properties broken down into 51 Active, 24 UAG, 13 Sold, 5 Exp.  51 Active properties divided by the 13 Sold properties and we get 3.92 months of inventory which is below the 6 months normal market. In Milton in April 2016 it is a Seller's market.  Prices go up, Days on Market goes down and things go fast.  The houses on the market longer than average indicates some level of pricing issue. Milton MA real estate continues to be a hot commodity.  While total sales were almost unchanged from last year, the average sale price has increased dramatically from last year.  Here is a rundown of the April 2015 Milton MA home sales report.The MLS Property Information Network reported that there were a total of 14 Milton MA homes sold between April 1 and April 30, 2015.  This was down only slightly from the 15 sold at the same time last year and exactly the same as the amount sold in March 2015.  A 4 bed/1.5 bath, 1303 square foot Colonial built in 1924 sold for $325,000.  Four properties sold for over $1,000,000 in April, too.  One of these was a 5 bed/4.5 bath, brand new 5400 square foot Colonial/Cape style home that sold for $1,768,800, $38,900 over list price!  For a bit of persp...

The cold winters have really taken a toll on Milton MA real estate.  Yet again, the polar vortex has plunged the Northeast into sub-zero weather, burying us under several inches of snow.  Here is your Milton MA Home Sales Update for February 2015. Last year may have gone out like a lamb, but Milton MA home sales in 2015 have come roaring in like a lion!  According to the January 2015 Milton MA Home Sales Report, there was a boom in sales as well as a significant increase in prices.  Milton MA homes continue to be a hot commodity! The MLS Property Information Network reported that there were a total of 20 Milton MA homes sold between January 1st and January 31st, 2015.  That is a 53.8% increase from the same time last year.  One thrifty Buyer was able to snag a 3 bed/1.5 bath, 1687 square foot Colonial on a corner lot for $372,000.  Another Buyer currently owns a 5 bed/6.5 bath, 7551 square foot Contemporary Cape-style home that they purchased for $2,908,888. The weather is not the only thing to have cooled off in Milton MA lately.  While October saw total home sales increase slightly and prices decrease, Milton MA Buyers appear to have gone into hibernation at the moment.  Here is a rundown of the Milton MA home sales report for November 2014. According to the MLS Property Information Network, a total of 10 homes were sold in Milton MA during November 2014.  This is less than one-third of the total homes sold at the same time last year and a 41.2% decrease from October 2014, when a total of 17 were sold.  A 4 bed/1.5 bath, 2214 square foot Colonial sold at list price for $425,000 while a 4 bed/3.5 bath, 3891 square foot Milton Hill Antique Colonial sold for $1,145,800.
