Here is another great article by Sam Schneiderman, of Boston.com's Real Estate Now: Regardless of what a buyer or seller thinks about a property's value, in the end, the only opinion that probably matters is the appraiser's. When mortgage financing is involved, the lender sends an appraiser to the property to make sure that it is habitable, marketable, and worth at least what the buyer intends to pay for it. The appraiser's job is to do a brief walk-through of the property (not a home inspection) and develop his or her opinion of value based on an analysis of recent sales and current market activity. This week in Milton, MA Keri Pyke, of the urban planning group Howard/Stein-Hudson, met with members of the East Milton Business and Citizens Advisory Committee to hear their concerns and suggestions regarding easing of traffic in East Milton Square. As many of you know, five years ago the town got $1 million in federal money to fix traffic problems in the Square.  The study will look at zoning and land use in the area, as well as traffic patterns, parking availability, and pedestrian access. “What’s happening now is wonderful,” said businesswoman Meryl Manin, a member of the selectmen-appointed East Milton Business and Citizens Advisory Committee. “The important thing is to just look forward, and give it all the support they need.”  The study is expected to be completed soon.

Milton made the top 1,000 "Great Places" to visit in Massachusetts with five locations on the list released this week.  The 12-person Great Places in Massachusetts Commission has been working on the list for the past year and a half, using input from more than 12,000 online nominations from the public. Two of Milton's hotspots were in the state-owned Blue Hills: the 125-year-old Blue Hills Observatory and the Blue Hills Trailside Museum, which is run by Mass Audubon and just lost out in the new state budget with zero operating money from the state. Governor Hutchinson Field also made the list. In March, Milton, MA approved the borrowing of $6.2 million to build a wind turbine. Selling the power generated from the turbine will not only repay the loan and maintenance costs, but also return an estimated $7.6 million in revenue to the town over 20 years.  Town officials hope to begin construction in October.

Yesterday was election day in Milton, MA.  In the selectman's race, former school committee member Robert Sweeney defeated incumbent Kathryn Fagan by 32 votes to win a three-year term.  Incumbent Glenn Pavlicek won his third term on the school committee, with business owner Denis Keohane taking the second seat by 45 votes over Margaret Eberhardt. J. Murray Regan finished fourth.  Edward Duffy will keep the planning board seat he has held for a decade. He defeated architect Cheryl Friedman Tougias by 45 votes.  In the closest finish, Justin O'Shea defeated incumbent Eric Issner by 30 votes for the fourth and final constable position.  Incumbent Kathleen Heffernan fought off challengers James Henderson and Todd Greenwood to keep her seat on the board of assessors. Congratulations Milton!
