Single family homes: There are currently 55 single family homes for sale in Maynard; down from 58 a year ago.  List prices range from $79,900 to $469,900. The median list price is $289,900; the average is $283,105. Last year at this time the median was $299,450 and the average was $302,299. Of the 55 homes for sale, 10 properties already have accepted offers and are being kept active until contingencies are cleared. Additionally, 13 single family properties went pending in May, 13 went pending in May 2011. The median list price for sales pending is $309,900; last year it was $279,900. Welcome to the Maynard MA Market Conditions report. First a recap of 2009: sales of single-family homes in Maynard during 2009 were up 23.6% over 2008 sales - 94 compared to 76. The median sale price was $280,000 - down by 10% from 2008. Lower prices made for faster sales - the average time on the market was 105 days; 27% fewer days than in 2008. There were only four closed sales for single-family during December 2009 in Maynard MA; down from six during December 2008; while both median and average sale prices were up - the median sale price during December 2009 was $391,450; the average was $367,725 and the average time on the market was only 80 days. 2009 has been a busy year for single-family home sales in Maynard MA. As of 11/19/09, there were 63 closed sales - a 41.6% increase over the same period in 2008 and the average time on the market was significantly lower - only 89 days compared with 147 the previous year; however, at $280,000 the median sale price was 8.9% lower; the average sale price was $288,572.The number of homes available in Maynard remains pretty flat only 34 single family homes; last year at this time there were 36; 6 of the 34 on the market already have accepted offers with contingencies waiting to clear; the average list price for these homes is $306,283.Additionally, there are 8 single family homes with sales pending. It appears that lower prices and fewer homes for sale are starting to have a positive effect on the single family housing market in Maynard MA. The spring market has remained very active since April 1st with only 34 active listings down from 54 last year at this time; six of which have accepted offers with contingencies to clear. Additionally, there are 16 single family homes with sales pending; these will close in the next month or two. The median list price for pending sales is $324,200; the average is $323,200; and while we won't know the actual sale prices until closing, we do know that the average list to sale price ratio year-to-date is 92 percent of original list price and 95% of the average reduced list price. First-time buyers continued to act on the excellent values in Maynard during March and April and single-family homes listed for less than 300K are selling quickly. Although activity is not yet reflected in closed sales data, there are substantially fewer single family homes for sale than last year at this time - only 35 compared with 67. Of the 35, 7 have accepted offers and are waiting for contingencies to clear. And, there are also 16 single family homes with sales pending - that may not sound like a high number, but given that there have only been 13 closed for all of 2009 so far, it is impressive.
