In 2007, the peak activity in the last 4 years, the average sales price was at $505,277 and there were 169 homes sold. The current average listing price of homes for sale in Mashpee MA is $249,944, down 2.9% from a month ago. The Mashpee real estate market report for Condominiums sold from 2006 through 2009 shows that the average days on market (DOM) has increased from 110 days in 2006 to 237 days in 2009.   In addition, the number of condos sold in 2006 was 119 units compared to only 92 units sold in 2009.  Clearly the condominium market has not found its bottom in the town of Mashpee. The average price for a condominium sold in 2009 was $356,019 and the median price was $287,542.  This is down from 2006 where the average price was $400,821 and the median price was $315,000.

            The Mashpee real estate market is showing  signs of stability in the number of homes sold from 2008 to 2009 as 178 homes sold consistently from year to year.  This is still down from 200 homes sold in 2006.  In addition the average Days on Market has improved from 160 days in 2008 to 145 days in 2009.  The average sales price for single family homes in Mashpee for the year 2009 was $400,557 and the median sales price was $280,000.  Most experts believe the bottom of the Massachusetts statewide real estate market in this current recession occurred in the first quarter of 2009.  Local market reports such as this can help determine if Mashpee has seen its bottom.  As information for 2010 unfolds we will able to see, if in fact, we have turned the corner.
