Homes sold in Marshfield - October 2013 In Marshfield, Massachusetts, sales were up in October, and prices now appear to be 2-3% higher than last year, overall. Properly priced homes are selling immediately, and there are a few bidding wars breaking out. There are quite a few pending sales in the pipeline for next month. Homes sold in Marshfield - September 2013 In Marshfield, Massachusetts, sales slowed in September, as they usually do at this time of year. Prices are not rising, even though none of the homes that sold were on the market for more than three months. 13 single-family homes sold in September down from 27 in August and 27 in September 2012 a list with details about each sale appears below The AVERAGE SALES price was $395,000 down from $406,000 in August but up from $390,000 last September LISTING price was $414,000 down from $425,000 in August and $406,000 last September ORIGINAL price was $419,000 down from $438,000 in August and $420,000 last September ASSESSMENT was $385,000 AGE is 48 years (built in 1965) Average = total prices / number of homes The MEDIAN SALES price was $354,000 LIST...

Marshfield home sales report for June, 2013   27 single-family homes sold in Marshfield in June.  The average LISTING price was $399,000. The average SALES price was $385,000.    - Average = total prices / number of homes The median listing price was $340,000. The median sales price was $335,000.    - Median = the home halfway down the list The average number of days on market was 88,      skewed by five homes with over 200 DOM. The average price paid per square foot was $227. Look how close the sales prices are to the last listing price before the sale. Properly priced homes are selling for about 97% of their asking price. There are 121 single-family homes on the market in Marshfield today. That's a number that emphasizes quality homes for sale. There's now less than 5 months of invent...

Home sales report for May, 2013 for the towns of Kingston, Pembroke and Marshfield 55 single-family homes sold in Kingston, Pembroke and Marshfield in May.  The average LISTING price was $354,000.      (Average: total prices / number of homes) The median listing price was $330,000.     (Median: the home halfway down the list) The average SALES price was $348,000. The median sales price was $320,000. The average number of days on market was 97. The average price paid per square foot was $205. Today, there are 267 single-family homes on the market in the towns of Kingston, Pembroke and Marshfield. That's less than 5 months of inventory, but 73 new properties came on the market in May. Prices were a little softer in Marshfield this past December compared to the same period a year ago.  With that said, the more recent December did not have  the benefit of The First Time Home Buyer Tax Credit and what was thought to be it's expiration at the month's end.  So last month we saw 12 single family homes sell at an average sales price of $395,563 after taking an average of 172 days on the market.  This is a less favorable comparison to December '09 that saw a brisk sales pace of 20 homes sell at an average sales price of $444,372 in roughly 107 days on the market.  So volume and prices are down year over year when comparing the same months, however the one bright spot is the median sale increased from nearly $350,000 in Dec. The Marshfield condo market continued to chug along showing a relative firmness in pricing on slightly softer volume.  For the month of November 2010,  we saw four condos sell at an average sales price of $263,500 or $198 per square foot.  This is fair comparison to the November period of 2009 that saw six condos sell at and average sales price of $284,176 or roughly $218 per square foot.  It is worth noting that in November of 2009 home buyers were facing a rush to take advantage of the First Time Home Buyer Tax Credit.  So a year later, without the benefit of the government stimulus prices are well within the range they were with the boost of the stimulus package.  This is truely a good sign.
