Malden MA Condo Market Activity - Year to Date (10/31/2009) There were 87 condos sold YTD in Malden, MA, with an average sales price of $190,948 and an average days on market (DOM) of 104. The selling range was a low of $49,900 and a high of $390,000. As of October 31st, there were 47 units active on the market with an average list price of $218,840 and an DOM of 128.  There were 20 units pending with an average list price of $190,550 and an average DOM of 59.   The average sales prices declined substantially from 2008 values.  This is primarily a result of the foreclosures being purchased by first-time home buyers taking advantage of the home buyer tax credit.  Most of the activity is at the entry level with buyers utilizing FHA financing due to the low down payment requirement.  Howev...

Yes, there are nice places to live around Boston where you don’t need to eat macaroni and cheese each night because you’re spending every dime you make on your house! Malden is 8 miles north of Boston. There are two MBTA stops in the city. The Oak Grove T stop is one end of the Orange Line (so you can find a seat in the morning) and is located on the border of Melrose. The Malden Center T stop is, well it’s in the center of the city itself.  The recently built YMCA has a lap pool and separate therapy pool as well as lots of exercise programs for all ages. The prices of real estate in Malden, MA have come down, just like the rest of the country. However, unlike many other areas, properties are selling in the city. Average Days on Market Single Family Homes - 115 Condos - 170 Multi Family Homes - 132 The statistics show that I’m not just looking through rose colored glasses, either. At the same time last year, Malden had 12 months of inventory on the market (yes, a solid year!). As you can see from the chart above, we now have an average of 6 months of inventory for sale. Real estate markets are considered at equilibrium (not a sellers’ or a buyers’ market) when there are between 4 - 6 months of inventory for sale. Business Week magazine just put out their list of the Best Places to Raise Your Kids 2009. The magazine was looking for the best affordable cities to raise kids. They picked one city in each state and were looking for cities with a population of at least 50,000 and median household incomes of between $40,000 to $100,000. The very short article on Malden cited the city's racial diversity and easy commute as some of the reasons why it was picked. Ready for the kicker. . . Cambridge was one of the runners up, so if Malden cannot fulfill its duties during the year, Cambridge can step in and take over the crown :)
