Somewhere in the infinite wisdom of our beloved press, the public has got the message that every seller in the country is desperate to sell, and will accept any silly offer put in front of them.  Would somebody please tell me why so many buyers think that ALL sellers are inclined to sell and need to sell yesterday?  Okay, I will agree that there has been some bad press in the past few years that could lead one to think the market is so dead that each and every buyer is a rarity, more scarce than a blue lobster?  Yes there are motivated sellers in the market.  I have no doubt about that.But I need to know why buyers think everyone will fire sale their house and accept a less than fair offer?  Buyers need to stop thinking that their ridiculous low ball offer will gain traction.  Would the...

  Hingham Massachusetts Real Estate Market Reports for Quarter 2 of 2010 Hingham Massachusetts Single Family Home Sales The Hingham, MA 2nd quarter real estate market report indicates that there were 62 homes sold in Q2 2010 as compared to 50 in 2009. This represents a 24% increase in the number of homes sold. The average sales price changed from $709597 in 2009 to $816087 in 2010, a 15% increase in value. The Hingham, MA Condo market continues to show signs of mixed results.  While much of the housing stock in Hingham is largely single family homes, there are more condo choices than one would believe to be true.  And these choices vary in price, location and services.  The choices in condos vary greatly from your traditional condo association community to waterfront communities, to the opportunity to live in an exclusive gated community within country club with professional sports stars residing within the community. Fourth Quarter 2010 saw six condos sell in Hingham at an average sales price of $332,667 or $298 per square foot in locations throughout town.  In some ways this is a favorable comparison to the eight condos that sold at an average of $660,111 for $340 per square foot.  The ...

Recently the Sunday hours at the Hingham Public Library were eliminated due to budget constraints.  This was a real shame since Hingham hosts one of the better public libraries on the South Shore.  With over 165,000 books on site, extensive print and electronic resources, it has something to offer to almost everybody.  The library was built in 1966, and renovated and expanded in 2002.  The Library is also a part of the Old Colony Library Network allowing it to share resources with libraries through out the South Shore. Thankfully an anoymous donor acting through the Rhode Island Foundation, came through with a generous donation that was paired with a reserve fund transfer recently approved by the Board of Selectmen and the Advisory Committee.  This will allow the library to begin offer...

Applications for the Fall Hingham public preschool program are now available.  Children must be 3 years old.  Applications can be picked up at the East school located on Collins Street.  You can also complete an application online and the deadline is February 1.  The program will have a limited number of openings, and children will be selected via a lottery.

Yesterday the Massachusetts Bay Transportation Authority, the "T", announced that it has begun work on a new transportation center located at the Hingham shipyard that will connect bus, train and boat services.  According to the T, the $4.5 million multilevel building would include a public waiting area, a terminal for the MBTA commuter boat and MBTA bus, a ticket office and rest rooms.  The plan would require no new parking, as the MBTA currently has more than 1,800 parking spaces across the street. The building is anticipated to be completed by 2012 and promises to help streamline commuting from the South Shore to Boston.

The Hingham Real Estate Market showed signs of improvement and stabilization in the last month of 2010.  Homes for Sale in Hingham increased in the volume of units sold, and sold quicker than in the same period one year prior.  In December '10 we saw 20 single family homes sell at an average price of $744,833.  With the volume of homes increasing from 18 homes sold in Dec. '09 and the Dec.'09  homes averaging $784,528 the market is showing positive signs of stabilzation to improvement.  Time on the market in the same period dropped from 206 days to 105 on average.  Another good sign.  The median sales price remained nearly flat with the Dec.'09 median sales price of nearly $600,000 it slipped only to $589,000 in December 2010. The Hingham Shipyard has a new retailer, "6 in the Shipyard" which has opened at The Launch at Hingham Shipyard. The businesses is owned by six local business women who have partnered to open a shared retail boutique called 6 in the Shipyard. The boutique features accessories, jewelry, clothing, tabletop giftware, personalized keepsakes, custom embroidery services, sea glass photography, artwork, handcrafted pieces and gifts for all occasions. If you have not traveled to the restaurants in the Shipyard, you have done yourself a disservice.  So head on over to the Shipyard to see all that it has to offer and while you are there poke your head into "6 in the Shipyard".

Last month the Hingham condo market showed some very mixed results.  So much so that it is hard to come away with any tangible items of note.  For November of 2009 Hingham saw three condos sell at an average sales price of $267,833 or $273 per square foot.  For the same period this year the Hingham real estate market saw only two units sell, one for $239,900 and the other, new construction in the Hingham Shipyard, sell for $1,076,500.  Clearly these are two very different units appealing to very different segments of the market.  However positive that it is that seven figure condos are selling, more volume would need to be looked at to determine a trend.  And this I will keep you posted on in the months to come. Hingham, MA will host the yearly Jingle Jam at 3 p.m. on Sunday, December 19.  The Jam will be held at the South Shore Art Center at the Shipyard, 18 Shipyard Drive.  This is a free event and children are welcomed.  Also, the Hingham Garden Club is holding a Decorate a Doorway contest.  Entries are due by Wednesday, December 15.  Rules and eligibility requirements may be found at the garden Club's website: gardenclubofhingham.org.

The Hingham Real Estate market continued it's steady sale pace through November.  November saw 14 single family homes sell at an average price of $795,241.  This is two sold homes better than the same period a year prior, the same period that received a good boost of activity from the First Time Home Buyer Tax Credit...a good sign.  However the average sales price does not compare favorably to the $850,348 from November of 2009.  It does make some sense to dig a bit deeper into the numbers and see that it is lower end of the market that is driving sales.  Last month half of the homes sold, were sold at prices below $720,000!  However much Hingham offers a high brow image, affordability is more of a choice than is perceived. Prices Up, Days on the Market Down, Volume off a Bit Fall is usually a busy time in Hingham as its many fine retailers gear up for the Holiday Selling Season, Fall Sports at Hingham High kick into high gear, and the last of the boats leave the harbor for their long winter hibernation. The Hingham Real Estate Market saw some mixed results in October with 17 Single Family homes changing hands at an average price of $741,000.  These homes took an average of 118 days to find a buyer.  Looking inside the numbers a bit deeper, 8 homes sold for under $600,000.  Now there are some fairly favorable numbers to compare here where the 21 homes that sold in same month a year ago, sold at an average price of $614,786 but sold after 193 days.  The volume is off a good percentage, but the average selli...
