(Centsable Inspection)
A Groveland MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase. A standard home inspection in Massachusetts is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. The absorption rate is the rate of sale per month stated as a percentage. For Example, if the absorption rate is 8%, then 8 out of 100 properties for sale sold that month. This report shows the underlying strength of the market by comparing the percentage of "For Sale Properties" that sold in the prior period to the current period. This report detects imbalances between the supply and demand for real estate. The absorption rate is affected by the: number of units that sold and the number of units for sale. If the absorption rate is rising, the market demand for real estate is improving and if it is falling, the market demand is deteriorating. Source IMAX Web Solutions, RE/MAX Advantage. One of the first things after closing I always strongly suggest to my clients is to change the locks at their new home. It doesn't matter who sold you the home. You just never know who might have been given a key over the years. A contractor who then gave it to some employees? A crazy cousin? You just never know. Apparently calling just any locksmith could be a hassle and costly. Your best bet is to find a locksmith who is a member of the Massachusetts Locksmiths Association. I'm told that it is not that hard to do it yourself, but I'm not very handy, so I'll be calling the locksmith.I'd love to hear about any safety tips other REALTORS provide their customers.

Groveland, Massachusetts maintains a rural feel and emphasizes preventive maintenance and fiscal conservatism rather than freely spending on new buildings, according to a Boston Globe article published November 19, 2006."There has been steady growth in single-family homes . But with nearly one-third of the town part of the Crane Pond Wildlife Management Area, and another 47 acres preserved as Veasy Park, 'There are still a lot of trees, a lot of the feeling of wooded areas . . . even with the building that's going on,' [administrative assistant to the Board of Selectmen Nancy] Lewandowski said."Incorporated in 1850, Groveland's northern border is the Merrimack River, and the town is adjacent to Haverhill, Georgetown, Boxford, and West Newbury. Groveland was a part of Rowley from 1630 to...
