Our strengths can often become our weaknesses. That seems to be a theme in my business model this year. My all-time #1 strength is marketing consistently, and I don’t miss a beat. There’s a routine that’s carved in stone every day.  I don’t waiver from it. There’s online and offline marketing with a day and time for each to be created, published and/or printed.  In a seller’s market, when homes are flying off the shelves, does it make sense for a homeowner to spend a significant amount of money on renting furniture for a stager to stage each room? We all understand that “the eye buys” and a staged room trumps an empty one.  The Todaro Team has a solution to this dilemma.  The Virtual Staging Display of each room was the method we used for the first time today.  This virtual staging display was used at an open house event that resulted in 20 visitors plus 3 agents. The reaction was overwhelming.   The real estate business is based on marketing.  It’s the backbone of what we do every day. If we are not marketing, it’s very difficult to stand up straight.  Without marketing our ability to stand tall is hindered and income becomes “weak.” The Todaro Team is a small team of individuals who work independently and sometimes together. The members are open to sharing new construction projects with each other.   Tammy and Andy have been focused on working land and new construction together, and this is the sign that will be seen within the next several weeks at their new homes in Franklin and Holliston. Be on the lookout….   Local Town Pages in Franklin MA is our source for newspaper marketing. Every home in the town of Franklin receives this newspaper in the mail, and it complements our Direct Mail marketing and online marketing. Our marketing is totally integrated, and one source will have some overlap with the other.  I’ll be posting this on the team members’ websites and Google+.  Marketing is an all day, every day project, but the phones continue to ring with new potential listings.  That’s the goal, and we work diligently to attain it everyday.

The “C” word is one that every real estate agent should learn and never forget.  Listing agents are marketing agents, and with each marketing task there must be “Consistency.”  Online and offline marketing require it.  It’s not an option. With online marketing, we market to Google, and the first “fact” I learned from Katerina Gasset is Google demands reliability.  In order to be considered a “reliable user” one MUST be “consistent” with online marketing.  Offline marketing follows the same rules. Direct Mail Marketing is my number one offline method, when searching for fresh listings.  My postcards have my daughter’s cell phone number on them, and tomorrow’s listing appointment is from a postcard recipient. The conversation with the homeowner was another reason that reinforces the need ...

 We’re in a very challenging market, when it comes to searching for resale listings. Our phones have been ringing consistently every week with new potential listings for the future. My marketing has increased across the board to make this happen. Last year, my Free Home Evaluation postcards were mailed every quarter to 7,650 single family homes in the entire town. This year, I’m mailing to that number of homes every month.  The phone is ringing with every mailing, and, most importantly, the team members are closing the homeowners.Direct mail marketing is expensive, but it’s profitable for me. I complement the mailing with a full page ad in the local newspaper, and that’s mailed to every home and business in the town. This chart is a reflection of the pending single family resale homes in Franklin MA as of April 3, 2017.  The town of Franklin has 7,650 single family resale homes, and from that array of dwellings, there are only 39 homes waiting to close. The real estate market in Franklin MA is in dire need of inventory. If a home is priced properly, it sells within hours of hitting the open market.   This chart is a reflection of the Active Resale Listings in Franklin MA as of April 3, 2017.  As you can see, there are only 33 resale listings available. There were 18 resale homes that closed during the month of March.  The absorption rate that results is 1.8 months of inventory remaining before the shelves are bare. The Todaro Team members are digging deeply for new, fresh resale homes.  Print marketing is "King" when it comes to searching for fresh, new listings.  Our marketing for listings includes a full page in the local newspaper, Local Town Pages, and direct mail marketing with postcards.  Here's a sample of the next postcard to be mailed next week.  The postcard shakes the fruit from the tree, and the newspaper complements it.  We've restocked the shelves and many are now pending.  It's time to replenish the shelves again.  List, Sell, Rinse and Repeat is how we work our real estate business.  The Todaro Team is a team of "listing agents."  We have years of experience with resale and new construction.  We market for land, and our builders buy it. Can you ever do too much marketing?  Spring is at our doorstep, and that means activity is improving.  I want it to continue at a faster pace. I market every day online and offline to make that happen.Land postcards have been mailed and will continue every month until the first snow flake falls again. We have a few builders, but they won’t go everywhere. That means the builder postcards are going out soon. A database of 400 builders will be in the mail next week, and we’ll be playing “matchmaker” with our land and builders who call. Currently, we have a signed purchase and sales on one lot; an offer ready to be negotiated on a 68 lot subdivision; and another on a three lot subdivision. Postcards for a Free Market Analysis are mailed every month, and we have 8 new listings from them with...

We learn a lot from ActiveRain, and I saw this used once within a post.  What a great idea that agent shared, and now I’m using it on my closed postcards.  Previously, I considered mailing “closed” postcards not very powerful; but with this statement added to the message, I fully expect many calls from it.  This postcard is equivalent to a “Free Market Analysis” postcard; and I can assure you, those keep us in business. This postcard not only makes the reader think about the message, but it shows the reader the agents know how to sell homes. Here is our latest sale, and this postcard will be mailed tomorrow to 500 homes in the area of this closed property.  I can’t remember who shared this idea, but I do thank you. When a home is priced properly; marketed properly; and presented to the public as it deserves to be; success results.
