 New construction is a very competitive game.  There are agents who make it a game, but it is serious business.  Agents who are not well-versed, but present themselves as such, are a detriment to the industry.These are the agents I continually have focused in the corner of one eye!  I’m watching every move.  They encourage me to sharpen my skills beyond their current status, and my skills are ground to a fine point.  The agent who provides land and has a full understanding of how to market the product and the builder will win. The Todaro Team successfully matched up the developer with the owner of a Franklin subdivision.  The closing was Friday, May 19th and the infrastructure will be developed very soon. This subdivision is approved and ready to be developed and homes built.  We are currently preparing our brochure for marketing and securing the details of the future homes to be constructed.  This subdivision closed for $500,000.  The Todaro Team of RE/MAX Executive Realty represented the developer/builder and facilitated the transaction. Congratulations to Tammy Todaro and Andy Paleologos for securing this Franklin MA subdivision. Here’s a sample of our latest “sale pending” postcard on the property located at 34 Hunters Run in Franklin MA. This postcard will land at 500 homes. The same homes that received our “Just Listed” postcard for this property. The same homes that received our “Free Market Analysis” postcard that actually started the entire series of marketing. When you find a marketing method that works, continue to work it. Print works for me, and I complement it with online marketing.  This is my favorite resource for online marketing. I don’t know what your online results are with ActiveRain, but I get good Google Juice from it.  My June ad is one that promotes the team; our new listings; our active inventory; displays our pending properties and offers a Free Home Evaluation to restock our shelves. I get great mileage from it!!  Print marketing works well for us, but I provide a full page. Whether one is looking for a home or not, they’ll see us! Visibility in a multitude of sources equates to more business in the future. It costs money to make money… but you already know that!!

 As the marketing agent for The Todaro Team, I mail “searching for land” postcards every month to a database that’s fine tuned for buildable land in 12 different towns. Land and new construction are The Todaro Team’s niche areas.You can have more than one niche, and if one complements the other, you’re “golden!”  We receive at least one land call with each mailing, and this month we have already received two calls. One is for an approved subdivision. Oh, how my heart palpitates!!! Direct mail marketing seems to have gained strength recently with many agents on ActiveRain.  How often one should mail is a commonly asked question.  The answer is different, depending on who is asking and where their market may be.Every market is different, as we all know. Direct mail works wonderfully when done properly. What is proper? Our strengths can often become our weaknesses. That seems to be a theme in my business model this year. My all-time #1 strength is marketing consistently, and I don’t miss a beat. There’s a routine that’s carved in stone every day.  I don’t waiver from it. There’s online and offline marketing with a day and time for each to be created, published and/or printed. I never miss a beat. Consistency is a very important strength, but when it’s done to the degree that I’ve been performing these tasks, it leans toward the side of being a weakness.  There are only 24 hours in a day.  My business world getting in the way of my world of leisure is not ever to my benefit.  In a seller’s market, when homes are flying off the shelves, does it make sense for a homeowner to spend a significant amount of money on renting furniture for a stager to stage each room? We all understand that “the eye buys” and a staged room trumps an empty one.  The Todaro Team has a solution to this dilemma.  The Virtual Staging Display of each room was the method we used for the first time today.  This virtual staging display was used at an open house event that resulted in 20 visitors plus 3 agents. The reaction was overwhelming.   The real estate business is based on marketing.  It’s the backbone of what we do every day. If we are not marketing, it’s very difficult to stand up straight.  Without marketing our ability to stand tall is hindered and income becomes “weak.” The Todaro Team is a small team of individuals who work independently and sometimes together.   Local Town Pages in Franklin MA is our source for newspaper marketing. Every home in the town of Franklin receives this newspaper in the mail, and it complements our Direct Mail marketing and online marketing. Our marketing is totally integrated, and one source will have some overlap with the other.  I’ll be posting this on the team members’ websites and Google+.  Marketing is an all day, every day project, but the phones continue to ring with new potential listings.  That’s the goal, and we work diligently to attain it everyday.

The “C” word is one that every real estate agent should learn and never forget.  Listing agents are marketing agents, and with each marketing task there must be “Consistency.”  Online and offline marketing require it.  It’s not an option. With online marketing, we market to Google, and the first “fact” I learned from Katerina Gasset is Google demands reliability.  In order to be considered a “reliable user” one MUST be “consistent” with online marketing.  Offline marketing follows the same rules.
