 I thought I’d take a moment and do a Google search for Free Home Evaluation in Franklin MA, just to see what surfaced.  Well, I was pleasantly surprised by seeing one title for each month beginning in March 2017.   I posted the Title, Free Home Evaluation in Franklin MA, on a variety of blog posts.  I have everything above the fold and all 5 of the 10 titles are mine. The other 5 are a variety of agents and no one has more than one.  The titles belong to posts that display production charts, market report charts and a full page print newspaper ad. As you can see, we are at the “Coming Soon” stage with our latest Franklin MA subdivision owned by Grandis Homes.  The Todaro Team of RE/MAX Executive has multiple parcels under construction with Grandis Homes, and we’re always searching for more land for this builder.   When you find a champion like Grandis Homes, you place extra effort into keeping his plate full. We have three custom homes to be built in this small but luxurious community with generous sized lots. The home in the photo will be razed. Those who are thinking of buying in a small subdivision will love this one on South Street in Franklin.   Grandis Homes has designed one proposed house plan, and I’ll display it here, along with the rough "cutting in" of the proposed road.  I love to see and listen to the heavy machinery...

One of the most commonly asked questions by potential buyers who are thinking about buying new construction is “where do I begin?” The simple answer is to begin by selecting the right builder.  The right builder is the one who will work with the buyer to secure a lot; design a plan; and calculate a price with agreeable terms and conditions for the total package. The majority of builders may not be as amenable to working on a custom home. Grandis Homes is a custom builder, as well as having the flexibility to build a more controlled package in a large subdivision. “Grandis Homes does it all.”  If you have a lot and a plan, Grandis Homes will give you a figure for the custom built end product. New construction is very strong in our marketplace. There are many new homes from which to choose, and unless one is thorough with his/her research, surprises could follow.  In a strong seller’s market, resale properties are at a minimum. New subdivisions are sprouting up everywhere. The one factor that must be seriously considered is “The Builder Factor.”  Who is the builder? What has he done? How well has he done it? I’ve sold to completion 40 subdivisions, and I previously maintained my MA Builder’s License (unrestricted) for 20 years. “Knowledge of the product sells the product.” Having said that, the buyer agent and client must not only be informed about the product by the listing agent but also the builder.   When the market is strong, real estate agents come out of the woodwork. ...

 I thought I’d take a moment and share my thoughts on the topic of the CRM tool for real estate (customer relationship management.) I’ll preface my thoughts with the fact, as you all know, that I’m “old school.” Old school does not mean I did not close the volume of business that top producers close today. Within a 25 year period, I closed to completion all of the listings in 40 subdivisions, and no one in my area has topped that as of this date.  I haven’t been an active agent for over 12 years.Having said all of that, I have some very strong thoughts on the value of a “CRM program” for past clients vs “quality and consistent marketing” by the agent. I never used any program nor did I stay in contact with past clients, but I had no problem with repeat business from the majority of them...

 This is the current chart for pending single family homes in Franklin MA. There are 66 pending sales, with an average sale price in the Franklin marketplace of $450,451.  Land and new construction are niche areas for my team members. I market for land using direct mail marketing, and we do not charge a commission to the land owner, when we sell land to a builder. The problem most real estate agents experience with land is they do not know how to sell it. Agents do not know how to find buyers for land.  Online marketing is the last method of choice to test when marketing land. Most builders do not spend their time online.  Builders receive mail.  They read their mail. They pick up the phone and call when they receive a postcard that states “we have land.” They dial very quickly, when they read there is no commission on the land sale.  Direct mail marketing with postcards works best. This is June’s monthly mailing, and I wanted to create something that differentiates what we do from what most other real estate agents and teams do. Marketing is the topic for this mailing. I haven’t found a real estate team that has a “marketing agent” who provides all of the marketing online and offline for the team members.  All things marketing are mine to do.  The team members devote all of their time to servicing their listings and networking for new listings. If they had to provide their own online and offline marketing, it would take time away from their clients. In the future, I think we will see many more marketing agents hired by teams to provide this service.  Marketing is a full time job, if and when it’s done properly. Just a few thoughts to complement my direct mail mark...
