Franklin Condo and Multi-family Round up There are currently 112 condos on the market in Franklin. The condo average list price is $323,000 with an average price per square foot of $179.  Average time on market is 201 days.  Four new condos came on the market in the last week.  They are located on Miliken Street, Pleasant Street, Stone Ridge Road and Grey Wolf Drive. Two condos went under agreement this past week. They were on Highwood Drive and Eagles Nest Way.  One other condo was flagged to go under agreement soon. Franklin Single Family Home Round up Currently there are 100 single family homes on the market in Franklin, Massachusetts.  The houses have an average list price of $487,000 and an average market time of 163 days.  There are 13 properties available for $300,000 or less. On the upper end of the scale, there are six properties listing for $800,000 or more.  In the last week six new single family homes came on the market.  The new properties are on Norumbega Circle, Short Street, Pond Street, Cobblestone Drive, Pleasant Street and Dean Avenue.  They ranged in price from $284,000 to $539,000.  One single family home went under agreement in the last week.   In my town, Franklin, Ma., the land supply is nearly depleted.  They just don't make land anymore !!  So, where will that leave us in the future with developing new housing?  There are very few tracts of land, and the remaining parcels that are available need to be subdivided properly with a concept that will allow maximum development of that land.  Fortunately, there are several concepts that have proven to be very successful in my area.  My favorite concept is the Active Adult Community with condominium dwellings.  This is a density concept that is in demand, even in this market.  Our complexes are selling and as long as people continue to age, there will continue to be a need for this concept in the future.  The baby boomers are scaling down to a smaller, newer, maintenance free st...

Once not too long ago, a Franklin, Massachusetts homeowner called to get an idea about what their ranch-style home would sell for in today's market.  As a Realtor, I said, "I would be happy to swing by and walk through your home with you, then I can research the data on comparable homes and provide you a cma report."  The homeowner said, "Cma? What does that mean?"  I was reminded the consumer does not necessarily know what a comparative market analysis is or how Realtors and/or a bank appraiser can determine the true home value.   The chart is a reflection of Land Sales in Franklin, Ma. for the past seven years.  The year 2003 had 7 closed land deals with an average sale price of $193,157. The year 2006 rendered the highest average sale price with $267,000. The year 2005 saw only one land deal close at a sale price of $255,000. The years 2007, 2008 and 2009 each had 2 land transactions close with sale prices ranging from$175,750 to $262,500. The state of Massachusetts is requiring local towns to report student's body mass index in order to qualify to receive $43,000 in state funding over the next decade but the towns are burdened with handling the necessary staffing for this project. The Massachusetts Public Health Council and the Mass in Motion anti-obesity initiative requires that all schools that receive Dept. of Public Health grants calculate students' body mass indexes to determine healthy proportions then confidentially report findings to parents. Today may be just another Monday but it is a special day for a few families in Franklin, Massachusetts.  One family gets to move on to relocate to a better job opportunity and another young family is just beginning their lives here.  Today they will close on their dream home, get their keys and begin to unpack.   They will soon meet the neighbors and the children will begin elementary school here.  Within a few weeks, they will receive the invitations to the neighborhood Holiday cookie exchange and the ice skating parties at the neighbor's backyard rink.  They will likely meet loads of new parents at the Holiday train ride with Santa.  They will probably join the Franklin YMCA and start swimming lessons.    By the spring they will have so many new friends and maybe start youth soccer.  ...

Franklin High School, in Franklin, MA contacted all high school families via their broadcast telephone and email system at the start of this weekend to alert parents to the higher than usual number of school absences.  Superintendent, Maureen Sabolinski and Principal, Peter Light reported that "due to reporting issues they have been unable to determine the exact number of influenza cases... and as of today, no patterns have been found among positive influenza cases." They went on to inform the public that the availability of flu vaccines is behind schedule and are awaiting word on when those vaccines will be available. Today's Boston Herald cited a dozen communities which have actually seen a rise in both sales as well as prices of homes despite other communities continued slump during the downturn.  Franklin, MA shows both an 8.4% increase in sales and median price from one year ago.   John Ford, blogger, in his Boston Real Estate Blog notes his astonishment that Franklin, MA has bucked the housing slump trend stating "considering how far out it is".  I feel compelled to explain that the fine suburb of Franklin, Massachusetts is still located in Greater Boston.  From a travel standpoint, it is a mere 45 commuter rail ride and a 40 minute car ride with no traffic into downtown Boston. When a seller tells a Realtor that they are waiting to sell their home until the market changes what they have difficulty realizing is that those prices will rise for all homes in that area. The couple who have no mortgage and want to wait a 3-5 years for a market correction will potentially get more for their home sale but they will also pay more for the home they will need to purchase.
