    It’s common knowledge in the real estate world that “the eye buys.”  I use that phrase often, and I’m always mindful of that fact when I’m preparing my marketing materials.  What can I do to catch the eye of the reader is the important question that every listing agent should be asking. On the cutting edge is the use of the drone for aerial photography.  Aerials are most often seen when high end, luxury homes are being marketed and especially waterfront properties. The Franklin, MA real estate market has remained strong even into the early part of fall 2014! As the graphic shows, there have been 103 sold single family homes over the past three months with an average of 66 days on the market. Most the the sales have been in the mid-$300,000 and the mid-$500,000 range.  Properties are continuing to sell very close to their asking price, within 1%, once the price has been adjusted. There remains a shortage of available homes in Franklin, MA as well as in most of the surrounding towns. Prospective sellers can benefit from this data in knowing that it is still a seller's market.     Marte Cliff sent me a copy of her e-newsletter and the topic this week was “Is Your Elevator Speech Doing Its Job.”  That topic reminded me of the piece I created for my team members to use when they are asked “what they do for a living.” It’s not enough to just say that you sell real estate, and you cannot stand in the middle of a grocery store aisle and discuss what you do for a living.  You have a quick moment to say something.                                            I thought about this situation last year, and I created a mini brochure for each team member to hand to people they meet.  It’s better than a business card, and not as cumbersome as a personal brochure.  Lorraine and Tammy keep some in their handbags.  Eric might carry a few in his inside jacket pocket.  The dimen...

                                                                    Every year, all of the sports teams at Franklin High School have fund raisers before their season begins.  The Booster Clubs for each sport ask for ads from businesses in town.  My team will always have a full page ad in every sports program to support local activities.  The school budgets are not what they use to be, and it’s very important to make sure the sports programs continue to thrive in Franklin MA. I did a similar ad in the FHS Girls Ice Hockey program book, FHS basketball for both boys and the girls, baseball, girls’ softball and the music club.
