  There have been many positive developments in the town of Franklin, Ma. within the past few years.  One significant project was the demolishing of the old fire station and the $9.3 million dollar construction project of our central fire station in the downtown area in 2008.  This beautiful building is referred to as the Franklin Fire Headquarters and offers 22,000 square feet of facility.  This is a wonderful improvement to the feel of the downtown area of Franklin.   The chart displays the number of sides for closed condominiums in the town of Franklin, Ma. for the month of January. There were a total of eight closed listings with and average sale price of $303,293. RE/MAX Executive Realty closed seven sides,followed by Coldwell Banker Residential Brokerage with three sides closed.  Century 21, ERA Key and Costello produced one side each the closed during the month of January.   The chart displays the total units, dollar volume and number of sides closed during the month of January in the town of Franklin, Ma., according to MLS-PIN.  RE/MAX Executive Realty leads the way in all three of those categories.  There were 10 total units with 15 sides and the dollar amount totaled $2,600,000. Coldwell Banker Residential Brokerage was next with 4 units with 6 sides and total dollar volume of $2,500,000. Costello, Eddleston and Redfin following with all three producing similar numbers. The Franklin Public library is considered America's first public library.  According to a publication, "A History of America's First Public Library at Franklin, Ma," in 1778, when the town was incorporated, the designated name Exeter was changed to Franklin in honor of Dr. Benjamin Franklin.  In return, Franklin was asked to donate a bell for the town's church steeple.  Acknowledging that ‘sense" was preferable to "sound", Dr. Franklin responded with an offer of books to be used by the town's residents. It's time to start thinking about February's postcard and what it will say.  I mailed to two towns, Franklin, Ma. and Bellingham, Ma., in the month of January.  That was a total of 12,000+ postcards.  I received 13 listing calls, and that was double what I expected to receive.  I'm extremely happy with the results.  My team members have appointments this week to sign up several of those listings.  We still have two appointments to present listing presentations, and two of those 13 calls will list at the end of Feb. or beginning of March.  There were three that decided not to sell.  Our resale listing inventory for 2010 will be in great shape within the next couple of weeks, and we have started our new year with very good momentum because of direct mail marketing.  The postcard mailings ...

I've read several negative blogs regarding Stop & Shop entering into an agreement with RE/MAX of New England to host real estate offices within their stores.  I think this is a tremendous way to generate leads. At this time, Franklin is not one of the initial Stop & Shop stores participating in this program.  Eventually, I'm sure it will be, and my team will be in the front line to volunteer coverage.  Personally, I'd pay to participate in that program. Just as Stop & Shop hosts banks & pharmacies, a real estate office will be a great convenience for people who wish to discuss real estate or make an appointment to meet at the office to discuss real estate.  This is an ideal location to generate leads.  No one is going to hover over the cash register!!!                                             Marketing for my team is one of my primary functions.  Along with marketing our inventory, I must also market the team.  Just as we have brochures that assist us with promoting our subdivisions, we also have brochures that provide marketing for us personally.  Our personal brochure is included and placed at the end of every pre-listing presentation package.  This special brochure consists of four pages that provide a profile of each of my team members and me.  This was originally an article that was featured in broker/agent magazine a few years ago.  It's equivalent to a colorful, professionally written and photographed resume of each team member, two of our builders and our favorite closing attorneys.  Sellers read it from cover to cover.   ...

  The Red Brick School is a historic school in Franklin, Ma., and it's one of the longest running one-room schools in the country. This one room school house was built in 1833, but there was an original building there in 1792.  The existing building as shown was built on the previous foundation.  The bricks that gave their name to this school were shipped via oxen from Boston.  By 1835 Mortimer Blade was running a high school from the building.  There was a charge of 25 to 35 cents per week.  After 175 years of annual use as a kindergarten, the Red Brick School is now used by the  Benjamin Franklin Classical Charter Public School.  So, the tradition of public education continues in this one room classroom, viewed by the residents of the Town of Franklin as a town treasure.

The Warren Group, publisher of Banker & Tradesman just released their data on Massachusetts single family home sales.  Their report shows that the four year trend of sliding sales seems to finally be reversed with home sales now up by 3% from 2008 to 2009. Most Realtors will acknowledge that the Massachusetts market peak was during 2005 when prices were almost 20% higher than the current 2009 sales data. According to the (MLSPIN) Multiple Listing Service, there are currently 104 total single family homes, including new construction, for sale in Franklin.  During the past 30 days, sales were posted within 3% of a seller's asking price.  Also the data shows that sellers averaged a 4.5% price change from their original price.
