Franklin Condo and Multi-family Round up There are currently 103 condos on the market in Franklin, Massachusetts. The condo average list price is $323,000 with an average price per square foot of $179.  Average time on market is 253 days.  Two new condos came on the market this past week.  The first is a 2 bedroom townhouse on Highbank Road.  The other is a 3 bedroom half-duplex on East Park Street. Two condos went under agreement in the last week. The first was a 1 bedroom garden condo on Miliken Avenue and the other was a 2 bedroom townhouse at Benjamin Landing. Franklin Single Family Home Round Up Currently there are 116 single family homes on the market in Franklin, Massachusetts.  The houses have an average list price of $498,000 and an average market time of 158 days.  There are 20 properties available for $300,000 or less. On the upper end of the scale, there are eight properties listing for $800,000 or more.  In the last week seven new single family homes came on the market.  The newly listed properties are on Washington Street, Hemlock Lane, Lockewood Drive, Linda Lane, Oakland Parkway, Northern Spy Road and Pheasant Hill Road.  They ranged in price from $289,900 to $889,000.  Four single family homes went under agreement in the last week.  The are located on Dailey Drive, Symmes Road, Madison Avenue and Green Street.  Six other properti...

  The Town of Franklin is a very diverse community with a vast variety of nationalities and religions.  There are several churches that have been in existence in our town from the 1800's, but there are also more recent churches that have come to this town. In 2005, I sold the Jesus Christ  Church of Latter Day Saints 23 acres of land in Franklin, Ma on Jordan Road for their existing temple to be constructed.  The Federated Church was built in 1938 and was originally the home to the congregational and Baptist  congregations. In 1872, the Franklin Methodist Church had its beginnings in our town.  The present building was dedicated in 1873. Do You Remember When:  Do you remember when mortgage interest rates hit 21%?????  Do you remember when the MLS books were delivered to the office once every two weeks?????  Do you remember when a listing appointment meant that you gave a price and showed the seller where to sign??????  Do you remember when real estate agents charged 7% commission on residential properties?????  Do you remember when real estate agents qualified buyers for a mortgage?????  Do you remember when the qualifying ratios were 28/36....WITH NO EXCEPTIONS????  Do you remember when banks paid the brokers a "finders fee" to send them business?????  I DO REMEMBER......and those certainly were the good old days......O.K. The January data for Franklin, Massachusetts is available and despite the cold weather, homes are selling.  The Multiple Listing Service reveals the following: it is taking 107 days for homes to go under contract 5 homes went under contract during the month of January the average list price was $381,820 the average sales price was $369,596 10 homes closed during the month homes are selling within an average of 2% of their last price reduction but averaging 10% from their original asking price

  Franklin's Town Common is the most beautiful area in the town.  The common has 4 acres of plush lawn, a variety of shade trees and is bordered on two sides by historic homes.  The focal point of the Town Common is the brick gazebo bandstand which was a gift from the Hayward family in 1917.  Summertime concerts are provided for the residents of Franklin every week during the summer on the bandstand.  Families bring their children and enjoy the music from local groups.  There are inviting walkways that criss-cross the interior of the common to enable visitors to take their daily stroll.  These walkways are also lined with gas lights for evening use.  Our Town Common is a peaceful place to view the many war memorials and then sit and ponder.  It's also the site of many fairs, festivals ...

I have attempted to show some of the more outstanding properties that are currently on the market through these Best Buy lists.  These homes may or may not be my listings, rather they are, in my opinion only, the best choices for the money...   Our Town of Franklin, Ma. contains remnants of its Industrial Revolution background.  Until recently, many of these old mill buildings were abandoned, and they previously were employers to many Franklin residents.  The American Felt Company was one major employer in Franklin in the 1940's through the 1960's.  That building has now been renovated and you'll find a variety of businesses and upsale shopping. One large warehouse was converted to residential condominiums and apartment units.  This is now known as Franklin Landings.  There are a total of four mill buildings that have been totally renovated and are currently used for housing, shopping, office space or restaurants.  Just a little Franklin, Ma. information.

  Today, we're working on the final step of construction for 55 (#11) Lawrence Drive at Palladini Village in Franklin, Ma.  The oak flooring is being installed.  Then the minor touch up and final details will be finished up.  The final certificate of occupancy will be signed off this week.  The cleaning crew will start their work at the end of this week, and then we will have our final inspection by the buyer and his home inspector.  Closing will be scheduled for the middle of next week.  After the final walk through by the buyer, the house is locked and no one goes in until the closing.

For the past four months, Activerain has become a part of my life just like arriving at the office at 7:00am every morning.  Even that arrival time is linked to Activerain because those few hours are my quiet time when no one is around, my phone is on "do not disturb" and there are no walk-ins(not usually, anyway.)    The ritual of logging into Activerain, responding to any comments that were made during the night (if I hadn't already checked them at 3:00am...that happens to be an age thing) and then starting my routine is truly an everyday occurrence.  Yes, it's become an Activerain ritual by first responding to my favorite Activerain people and then scanning the roll of blogs that have been submitted.  I have committed to writing at least two blogs a day and have submitted as many as ...

I've read many blogs already today about Groundhog Day and how our robust friend, the hibernating rodent, named Punxsutawney Phil saw his shadow and ran back into his hole for another six weeks. Well, isn't he the lucky creature?  While he's catching another six weeks of Z's, we'll continue to fight the bitter cold and yearn for warmer weather.     If this Groundhog Day event is the gospel, we have a long road ahead.  Our new starts for construction will continue to wait for the ground to thaw.  Our open house events at the adult communities will always have activity but not the number of people that we would normally have visiting us during the spring weather.  Fewer seniors look at property when we have to contend with single digits outside.  Landscaping is unattractive, driveways and...
