Do Your Job! Good morning and Happy Tuesday!  I hope you are dug out from storm number 2.  I wrote this yesterday morning, under the duress of sleep deprivation, a hoarse voice, and the effects of Sunday’s bad diet.  Hey, whether you are a football fan or not, there are some great lessons from this football season. “Do your job!”  These now famous words from Bill Belichick sound so cold, impersonal, and insensitive.  But they are not!  This expression has tremendous compassion, an amazing amount of collaboration, and an unbelievable commitment to excellence.  These three motivational words just don’t apply to our jobs (profession), but can be applied to all aspects of our life.  “Do your job” has meaning for our personal lives, our relationships, and our responsibility to society. This...

If one is an avid participant on Active Rain, marketing tips and thoughts are shared plentifully.  There are marketers who work online and offline every day.  I refer to marketers, but we all understand that everyone who participates in the real estate business is a marketer.  Listing agents are marketers.  Listing agents market to make the phone ring by    homeowners who are thinking of selling; they market to promote the listings that make up their inventory; and they market themselves to announce to everyone their success after a listing closes. Buyer agents are marketers.  Buyer agents market to educate buyers that they must have proper representation before buying; they market to attract buyers to use them; and they market themselves to announce to everyone their success after clo...

What does it mean not to have goals?  There are many who do not have goals in writing or with thoughts.  They work by the seat of their pants.  They go with the flow, and only hope that it does flow!! We always discuss goals, game plans and real estate journeys.  Have you thought about what those words actually signify?  They suggest dreams.  Dreams happen during the day, as well as at night. To not have dreams about the future reflects an agent who has not set goals.  It’s the sign of a real estate agent who has no game plan, whether it be short term or long range.  Without our dreams for the future, we are marching in place every day.  There is no forward motion, and there is no plan to motivate or activate.  It’s a livelihood that’s destine to terminate quickly due to stagnation.   ...

New Year’s Resolutions   Good morning and Happy Tuesday!  I hope your January and New Year are off to a fantastic start!     Why am I bringing  up New Year’s resolutions now?  It is because New Year’s is that time when many people make goals or resolutions (or at least consider making them J) for the upcoming year.  It seems most people have a list of habits they would like to change, or something new they would like to start, and the New Year is a perfect time to start.  It is a time to take that slate, make it clean and start fresh.  Did you make any New Years’ Resolutions?   Let’s look at the most common New Year’s Resolutions.  According to a study by the University of Scranton, the top 10 New Year's resolutions were:   1. Lose Weight 2. Get Organized 3. Spend Less, Save More 4. En...

We often hear real estate agents refer to goals and working toward the end which they refer to as “the prize.”  What’s your prize?  For most, I imagine it’s the commission that’s received after the transaction is closed and recorded.  The money is always a nice ending to every transaction, but it’s not what I’d consider “the prize.”  For the first three or four years of listing real estate, it was certainly a welcomed entity.  We were living paycheck to paycheck and supporting three very young children and a mortgage. My eyes opened as I continued to do business with more homeowners.  The prize was no longer the commission.  The prize would result from the reputation of staying one step ahead of the pack.  I would not only do the tasks of a listing agent, but I would make sure the agen...

This is a sample of a "closed sale" postcard that was mailed to day for a closing that Lorraine had yesterday.  This is a simple card that's easy to read, but it has two very powerful statements that sellers want to read.   "We can do this for you, too" is a statement that every homeowner needs to hear.  "The most frequenly hired agent in Franklin MA" is a comforting feeling to homeowners who want to be assured of hiring an agent who is seasoned and successful.   This is a postcard that homeowners WILL read.  The aerial view is always eye catching and the statements do not require alot of effort to read.  Simple....Easy to read....eye catching graphic....and website to visit to see other properties and to read narratives.  This postcard works for us, just as the others do.

This is the full page newspaper ad that will run in the month of January in Franklin's local newspaper that is MAILED TO EVERY BUSINESS AND RESIDENCE in the town.  This ad complements the Free Market Analysis postcard that will be mailed tomorrow to the single family homes in Franklin MA.   I've now posted it online and will submit it to Pinterest, Google+, our sellers' website and facebook.  That covers all of the bases, and I'll be ready to hit a homerun with this one, in order to knock all of my team members into a state of making a score by "listing more property."

This is a sample of the postcards that were prepared yesterday and will be mailed today and tomorrow. The land cards will be mailed to 12 towns, and this mailing will be done every other month throughout the year.  We need to find land!!! The market analysis postcard will be mailed to 7,500+/- single family homes in Franklin MA to replenish our listing inventory.  It's slim right now.  Almost everything has sold.   The sale pending cards will be mailed to 1,000 homes for each, with each of these homes as the nucleus of the circle.   This will shake some future listings from the tree. There is a condo card that will be targeting specific condo communities in a certain price range for buyers that we have presently.  Inventory in Franklin MA is slim and we need to dig for specific types...
