I’ve always said that the “sale pending” postcard is the most powerful mailing piece.  The “just listed” is a good way to introduce the property to the market, if one mails enough of them.  The “sold another one” is a postcard that works but it doesn’t give the recipient the chance to gain any referral type information from the homeowner.  That homeowner has vacated the premises by the time the postcard is mailed.  The “sale pending” postcard provides a great opportunity for the homeowner to give the listing agent a first-hand testimonial to all of the neighbors who ask for it.  The value of “one on one communication” about a listing agent’s performance from the homeowner to a neighbor thinking of selling is very powerful.  We certainly don’t want to miss out on that opportunity to rece...

As The Snow Melts, The Market Improves In Franklin MA...Spring Is Here Every week I prepare my offline marketing to be published in the local newspaper called the Local Town Pages.  This is mailed to every home and business in the Town of Franklin MA.  Here's a copy of April's issue. Along with my newspaper marketing, there are always thousands of postcards that are mailed weekly.  This week there were 1,000 of each of the following postcards mailed.  There are so many distributed, that we always receive listing calls after they land.  The timing is always right because the postcards are "always landing."

The town of Franklin, MA has consistently maintained one of the lowest tax rates as   compared to many of the surrounding metro west of Boston communities.  The FY 2014 tax rate is $14.45 per $1000 of assessed value however this is a slight increase from the FY 2013 rate of $14.34 per $1000.   Closed Single Family Homes For The Month Of February 2015 in Franklin MA   This has been an unusually extreme winter in New England, and the Franklin MA real estate market took it on the chin.  There was only one day in February that was above freezing, and it snowed every day throughout the month with the exception of 9 days.  Our worst snow storm dropped 3’ of snow in a day and a half.  There were 9 single family resale homes that closed in a town of 7,500+ single family homes.  There are hundreds of real estate agents that work in our marketplace, and only 9 homes closed.  We are experiencing a sellers’ market with only 3 months on inventory remaining.  The range of prices range from a low of $250,000 to a high of $795,000.  The average sale price was $431,330. Do Your Job! Good morning and Happy Tuesday!  I hope you are dug out from storm number 2.  I wrote this yesterday morning, under the duress of sleep deprivation, a hoarse voice, and the effects of Sunday’s bad diet.  Hey, whether you are a football fan or not, there are some great lessons from this football season. “Do your job!”  These now famous words from Bill Belichick sound so cold, impersonal, and insensitive.  But they are not!  This expression has tremendous compassion, an amazing amount of collaboration, and an unbelievable commitment to excellence.  These three motivational words just don’t apply to our jobs (profession), but can be applied to all aspects of our life.  “Do your job” has meaning for our personal lives, our relationships, and our responsibility to society.
