Summertime Special…. My Home for the summer!!This is “my home” for the summer, fall, winter and spring!  It’s the favorite roof over my head.  It’s my most enjoyable environment, no matter what the season.  It’s a healthy, fun loving place that makes me “feel like a million dollars.”  It attracts a large crowd of people every day who are health conscious and want to look good.  It’s the YMCA in Franklin MA.My photos are focused on the area of the “Y” that I use every day and promptly at 6:00a.m.  The “jungle gym” is like one stop shopping.  It’s a piece of equipment that allows you to work with weights, ropes, medicine balls and many other individual pieces of weight equipment. These photos were taken this morning after my workout.  The yellow ropes are 70 pound ropes and the orange are...

It’s More than just Hot Air Good morning!  I hope you had a wonderful real estate weekend.  In addition, I hope you spent time with family and/or friends doing something really fun. The power of a strong brand is just amazing.  A brand will help encourage someone to do business with a company or purchase a product.  Branding directly supports marketing and sales efforts.  However, branding is not marketing.  The brand is what sticks with someone long after the marketing is over.  Branding helps create customer loyalty.  Branding is attracting people to a company by creating an image and the values that are associated with that company.    The brand is ultimately built from many things, but when it is all said and done, it is the real life experience with the brand.  Did the experience l...

Suddenly it’s Summer Good morning!  I hope you had a great weekend.  For the Father’s out there, I hope you had a wonderful Father’s Day. WOW…suddenly it is summer.  Are you ready for it?  Children out of school, vacations, going to the Cape, cook outs in the backyard and a time to relax and enjoy.  Hey, I am in favor of all of this…but just one quick question…are we on track for reaching our 2015 goals?  We are nearing the end of the first half of the year, so we should be at least at 50% of our yearly goals.  If we’re not, it’s a great time to review our goals and refocus.  Once again, goal setting can be applied to everything…from personal development to health to business strategies.  Goals are great way to get the most out of life and help us achieve success. In reviewing our goal...

The team is working on another family addition, my grandson, Ryan Tvelia .  Ryan will be finishing the police academy within the next few weeks.  His plan is to take the real estate exam after he finishes the academy and join the team.  He’ll be training with his mother’s guidance (Tammy Todaro) and my mentoring.  When he secures a position, either with the Norfolk County Sheriff’s Dept. or a local police department, he will partner with his mother and she will work the leads.  Another scenario is that the "real estate bug" will take a big bite and real estate will be his main focus.  His fiancé, Gina Pizzi, will be graduating from Nursing School and will work as a Nurse Practitioner.  They have a wedding date for Sept. 23, 2017.  Everyone will be fully educated and gainfully employed. ...

Take Responsibility Good morning!  What a beautiful weekend.  I hope it was productive for you and you still had time to do something fun with friends and/or family. As we all know, stuff happens; good stuff, bad stuff, frustrating stuff, and even stuff out of our control.  BTW, I am using the word “stuff” instead of the other word that starts with “S” that happens.   However, the stuff that happens isn’t important.  How we respond to it is.  “A strong, successful person is not the victim of their environment.  They  create favorable conditions.  Their own inherent force and energy compel things to turn out as they desire.”   This quote is from Orison Swett Marden, the founder of the original version of SUCCESS Magazine…what a great quote.   By choosing how we respond to the stuff that...

This is the newspaper ad for our monthly local newspaper, Local Town Pages, for the month of July.  This newspaper is mailed to every residence and business in the town of Franklin MA, and the cost of one page is worth every penny.  My office does a page that covers the opposite page to my team page. We have the whole spread.  That's a powerful display for RE/MAX Executive Realty in Franklin MA.We have been using this offline method of marketing for a couple of years and it has worked well for us.  This complements my direct mail marketing and I post everything online that I mail.  This source provides exposure for each of the team members who participate in the Franklin MA marketplace.  Every team member has his/her own contact information visible.  The choice is left to the reader, if...

I'm so excited and sad at the same time.  My grandson, Joshua, is graduating from Franklin High School this evening, and he's headed to Endicott College in Beverly MA in September to major in Criminal Justice.  Joshua is a top notch student and his program was filled with honor courses.  He was the recipient of the Franklin Republican Town Committee's scholarship and wrote a very powerful essay to be selected for that scholarship. We're all so proud of Joshua, and it's thrilling, yet sad, to think that he'll be on to the next chapter in his life.  The family of 20 will be going to dinner after the graduation, and then preparing for Joshua's graduation party in a few weeks.  Congratulations, Joshua, my little Republican!!!

Direct mail marketing is the ideal method for target marketing.  Eric Buliung is focused on new construction and finding buildable lots, and he has had much success with this task.  As the lots continue to flow his way, his builders are securing those lots and we are marketing the end product.  Our goal is to pre-sell the finished product before the shovel hits the ground.Target market is the ideal method to use to find the ideal buyer.  The question to ask is “who will buy that end product?”  After determining the type of buyer to whom we need to market, we create a database of that type buyer.  We can create this from public record within our MLS system.  MLS makes life easy for those who participate in direct mail marketing.  We target a group of homeowners who live in properties tha...

No Problem… “Problems are not stop signs, they are guidelines.”  That’s a powerful quote from Robert Schuller and I think it’s an important one to internalize, especially in today’s world.   It’s so easy to get caught up in the worry, the problem-thinking and the search for answers.  But here’s the thing…life is always going to throw us curve-balls.  As the old saying goes “Problems are just opportunities in disguise”.  More often than not, when you take what is stressing you and flip it around, upside down and look at it from all directions, you will see that solutions are right in front of you.  The thing about worrying is that it STOPS us from being creative enough to see things as they really are. Have you ever awoken in the middle of the night worrying about a problem?  It can ke...

At the end of each day, has your participation during the day created a reason to look forward to the next day in real estate?  That only happens when and if you create new business.  That only happens when and if you market consistently to make your phone ring.We all want to be successful.  This is a business that has the potential to drain you financially, if you are not honest with your efforts.  I often use a favorite phrase “market like you mean it,” and that phrase really tells the true story of how one becomes successful in the real estate business. Those who “market like they mean it” will shake the fruit from the tree.  They will have a following of readers who understand the efforts that are applied each and every day.  Those who “market like they mean it” will lead the way bec...
