There are no guarantees in marketing.  It can be very expensive with little or NO return.  I’m of the mindset that ALL methods of marketing work, when done consistently and in a proper fashion.  I’m also of the mentality that a successful marketing piece needs to reflect the expected results.  The size of the piece is in direct proportion to the result that the marketer has for a goal. A full page newspaper ad, as an example, will far exceed the results one reaps from a small block ad.  A direct mail marketing campaign that lands at 25 homes will certainly not compete with a mass mailing of 2,500 homes.  This holds true for online marketing, as well.  We are listing agents, and most of our business comes from offline marketing.  However, I market diligently online in search of fresh lis...

Print marketing is one of the many marketing methods that I use.  Most feel that there is no place in real estate marketing for print.  People still read and not everyone reads online.  There are still people who enjoy holding a newspaper and flipping the pages.  There are people who like to relax with a newspaper and focus on what’s in print.People enjoy reading the real estate page of a newspaper.  They scan the ads, and those who are serious buyers and/or sellers will pay attention and read each ad.  We are listing agents, and we have been told by many of our sellers that they have followed our marketing, online and offline, for a few months prior to calling us for a listing presentation.  We market online and offline to buyers, and we assume that they all have their own agents.Our m...

Signage is a very important element in marketing real estate.  People read signs.  People remember signs.  There are some signs that make an impression upon people who are searching for a real estate agent.Here is one of Lorraine’s latest signs with her slogan on a rider on the sign.  I love that rider because NO ONE ELSE CAN LEGITIMATELY USE IT. THERE’S ONLY ONE MOST FREQUENTLY HIRED!!!  However, I have noticed one agent in our town now using “the  most frequently referred” and it’s questionable because I don’t know how that is tracked!!!  How does one know how many referrals any other agent receives? How much financial information about the buyer does a seller have the right to know?  There are two schools of thought on this topic.  One thought process belongs to the listing agent and the other is owned by the buyer’s agent.  The way I see it, the listing side will be calling the shots in a seller’s market!!There’s only one listing and there are many buyers who are well qualified and would be willing to prove that fact.  Neither I nor any of my team members would ever think of having one of our clients sign an offer to purchase without having a copy of a pre-approval letter in hand from a recognized lender.  We have never had a buyer’s agent refuse to submit a pre-approval letter with the offer to purchase.  If it were to happen, we would not respond to the offer until a pre-approva...

We’re in a seller’s market in my “neck of the woods,” and I’m reading posts that describe methods of marketing as not working.  In my opinion, every method of marketing will work, if the product that’s being sold is priced to sell!!!  It’s all about the price.It is now, and it will always be about the price.  We are selling a product, and just as any retail store experiences, if the product they are “shopping” is overpriced, they’ll own it.  No one will buy it.  They wil,l most likely, not even have “tire kickers.”  We are selling property, and if the property is not priced to sell, it will sit.  The listing agent can host an award winning event, and the product will continue to sit.  One needs NO MARKETING beyond MLS, if a home is priced to sell!!!Marketing attracts new business.  Many...

Open House events have been one of my team’s most successful methods of marketing.  This particular method is one that has value for buyer agents and listing agents.  I think a good analogy of how an open house event works might be to compare it to “strength training.”When one does strength training to increase strength and toning of abdominal muscles, as an example, there are other groups of muscles that benefit from that one action.  There are upper and lower body muscles that feel the effects of that one exercise.With an open house event, one would focus on marketing that one listing.  However, one never knows who will appear at that open house and what that potential client’s intentions might be.  Every visitor might not be a potential buyer for that home, but rather, a potential se...
