Yesterday, The Buliung Todaro Team had two closings.  The listing at 79 Miller Street in Franklin MA was the first closing; and the homeowners then closed on their purchase of 65 Bridle Path in Franklin.  This was a day to focus on print marketing and complement it with online marketing.  This full page newspaper ad will be in The Local Town Pages newspaper that is mailed to each residence and business in the town of Franklin.  We're in it every month and locals read it.  It's good exposure for the agents; the listings; and the offering of a Free Market Analysis.  Print marketing is important because not everyone is online. There are homeowners who continue to read newspapers.       Marketing is a topic that I love to discuss, and every discussion leads to the initial process of creating new business. I continually recommend that agents take full advantage of the most affordable methods of marketing, and the methods that give the “biggest bang for the buck.”  In my opinion, it’s signage.Riders, especially, are like mini billboards.  The traffic count on a heavily traveled street could result in many new transactions.  Custom designed signs can be another way of attracting attention after a sale, and I insist that the agents for whom I market have these signs made.  Adding “slogans” to “for sale signs” will reinforce branding with every vehicle that passes.  One form of marketing will complement another, and when signage appears physically in front of a home f...

Do you know what happens when a buyer uses a buyer’s agent who is not well-versed in representing a buyer?  Do you fully understand that all sellers, who find themselves with an array of offers in front of them, do not always want to “go another round?”  It’s the sellers decision, especially if the seller has been offered his/her full list price with good terms and conditions!!We often write blog posts that remind every buyer to hire a buyer’s agent.  That’s good advice, but it’s not the complete picture.  The best advice is to interview several buyer agents and select one who IS “well-versed” as a buyer’s agent.
