I'm so happy for my buyer since we had one of those home inspections that you could only dream of.  There was only one noteworthy issue with the electrical system needing some updating but otherwise this Framingham, MA home was great. Realtors and buyers should and do expect small issues when it comes to homes but I have seen alot of homes in which the plumbing, roof or furnace have serious issues which ends up knocking money off the sale. The wise homeowner who gets a pre-sale inspection and/or makes regular improvements to their home ends up with an easy transaction and is ultimately more likely to achieve a higher sales price. While inspecting homes it is important to look for areas of alterations. A common plumbing alteration is the addition of a water filter. At first glance this might appear to be a reasonable "improvement" to a home.  In the photo we can see a copper water pipe interrupted by a plastic filter assembly. The copper water pipe is a conductor and the plastic filter assembly is an insulator. This plumbing alteration has increased the risk of shock in the home. When a conductor is interrupted by an insulator a jumper wire should be bonded to the conductors on both sides of the insulator. The water filter should have a sufficient wire bonded to the inlet pipe that jumps across the filter and bonds to the outlet pipe. Check your water filter.
