Another Satisfied Homebuyer: Congratulations to the New Owners of 622 Foundry Street, MA   Congratulations to my buyers who closed last Wednesday on the purchase of their first home in Easton MA.     These young buyers were on a mission when we first met.  With their wedding coming up at the end of June they wanted to find their new home, close and be moved in at the end of May. We first found a different home - an older one with lots of charm. But we ran into inspection issues that they could not get past so we continued on.  They settled on a fairly new (built in 2000) home that was listed for sale by owner.  After some price and closing date negotiations, we had smooth sailing through to closing. Best wishes to them as they start their new life in their new home! Are you ready to tak...

However, homes in some price ranges are taking a longer time to sell as compared to homes in other price ranges.   The absorption rate is the ability of the real estate market to absorb or sell all of the houses for sale in a given amount of time. That means it’s the rate at which available homes are sold in a specific real estate market during a given time period. In other words, the figure shows how many months it will take to exhaust the supply of homes on the market if no other homes were listed for sale.   The higher the absorption rate (or the less the number of days homes are on market), the higher the probab...

Fix and Flip Distressed Foreclosed /government Owned Properties in Southeast Massachusetts - Part 1  If you are new to the idea of investing in real estate for profit, you should read this article carefully and avoid costly mistakes. So let's get started: First get some financing in order. Investment properties require 25% or more down and those in distress may require a cash purchase. You should have cash on hand and ready before you even start the process of looking. However, there are other options. One option would be to ask your friends ,relatives and business acquaintances tohelp. There has never been a better time to invest in great property than right now. Either borrow the money from them or give them an equity stake in your new venture. You could also go to your bank and sell t...

Oh.. boy.. It's that time of year again. How to Deep Clean Your Neglected House Part 1  Even if you aren't selling your home, we all like a clean home right? As most people do, I work full time, I mean full time.. when you aren't home to "see" the dust bunnies, it's easy to forget.  When you aren't home to notice that you're having a hard time seeing out your windows.. well.. for me and maybe you.. it's time to get things spruced up and spic and span for the Holidays and Winter, and.. I am guilty as charged. Here is my strategy, hope it helps you. First,  set goals attached to a date that you would like to accomplish by. Second, enlist some help. If you don't have help, you can get the job done in small time blocks.  How to eat an elephant.. "one bite at a time". I don't like jobs done ...

Well, warm weather was the liquid wrench this market needed, our office has picked up in  offers and buyers, lots of well informed buyers, coming to the table, taking advantage of this tremendous time to buy good real estate.A good few weeks indeed. Sellers finally are listening to the talented agents who bring in well qualified clients with offers and bids on their homes. Finally that is getting easier; sellers are getting it more and more. The news's that price compensates for this market has been received poorly but makes sense to those who are serious about moving on with life and the past of higher values. Now tested is Patience on the part of serious buyers. As the Vice tightens in the world of good qualified buyers getting a mortgage approved.Buyers have to go through the paces a...

I am starting this blog, to hopefully bring trends that may interest agents, buyers and sellers in this 2nd quarter real estate market of 2008. The perception presently in this local market place is that it may not be a great time to buy real estate. The reality is, it is always a great time to buy good real estate.I plan to post trends and facts that do not hid the challenges in this market place, but show clearly that priced right Real Estate that is "not on the market but priced in the market are getting multiple offers and selling above asking price. In each community my office work's in, there are gaps and very little inventory in well located neighborhoods. Buyers are so reluctant and most of the starter buyers that "free up the Trade up clients, are simply "shopped out". Credit t...

We willl help you save time and money and reduce your risks. Its a great time to buy.In Stoughton the year ended with 24 properties sold in the month of December. The First Time Home Buyers opportunities are very strong. There are 29 single family homes under $300,000, 12 Condo's under $185,000 and 6 Multi-Family homes under $350,000. A wide range of properties that easily fit into a first time home buyers budget. The outlook for 2008 I believe is positive. Interest rates remain low and unemployment is considered at full capacity.
