The PanMass Challenge rode August 2 with a starting line of 1,978 riders leaving Wellesley journeying down Main Street onto Farm Street in Dover and Medfield and on to Bourne, 84 miles to the finish. The PMC registered 5,216 riders, 2,521 rode from Sturbridge, also departing on August 2, and joining the Wellesley riders along the route. August 2nd started off a little cool with damp rodeways but dried out to be a great day for a ride. PMC has been in existence since 1980 raising money for the Jimmy Fund. Last year the PMC raised 35 million dollars. 2009 is expected to bring in around 30 million dollars. As of September, the bar was at about 26 million dollars. Once again Dover places at the top in Boston Magazines September 2009 annual school ranking of the public educational systems in Massachusetts. This year the Dover-Sherborn Regional High School ranked second place following Weston in first place. As always, this is a very controversial write up which certain individuals feel overlooks, over estimates, under estimates or excludes schools not in the top rankings. However, as we all know, each school is as great as its teachers, administration and current student body which all changes year to year. The majority of the metro west school systems are all highly ranked so we are focusing on some of the best of the best schools. They are all very good. It's great to see Dover as number two.   As of March 31, 2009, there were 55 single family listings in Dover on the Multiple Listing Service (MLSPin).  During March, 11 new single family listings were added to our MLSPin and an additional 3 single family homes were relisted for sale on the MLS, with an average list price of $2,627,718.    Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of 55 months.   That is to say, based on the volume of sales during the past month, it will take over 4 years to sell all of the single family homes currently in inventory and sitting on the Dover market.  Although one may doubt the validity of the market absorption rate quoted - please don't lose sight on what it is based on - number of properties available an...

    As of February 28, 2009, there were 51 single family listings in Dover on the Multiple Listing Service (MLSPin).  Although February has been a very slow month for many towns in the Boston Metrowest area, the sales year to date for Dover have indicated a strong buyer preference to significantly discounted properties and there are no indications of interest on homes, which by Dover standards, are already selling for significantly lower prices than in prior years.  This is a clear sign that there may be trouble ahead for higher-end homes that will continue to stay in inventory, while more attractively priced homes will sell.  During February, 9 new single family listings were added to our MLSPin and an additional 2 single family homes were relisted for sale on the MLS, with an average ...

   As of January 31, 2009, there were 42 single family listings in Dover on the Multiple Listing Service (MLSPin).  It is very difficult to interpret the market statistics for Dover at this early point in the year.  Although it is encouraging to see some of the older inventory finally selling, it is also misleading to look at average sales price to original sales price because the majority of these listings have been renewed or have expired at least once and the MLSPin data does not capture the original list price, but rather the price that the home was listed for during the time that the listing has been active with the current listing broker.  What is certain, however, is that buyers are voicing their opinions very strongly about the mega-mansions and high prices asked for homes in Do...

  As of December 31, 2008, there were 37 single family listings in Dover on the Multiple Listing Service (MLSPin).   Year to date sales figures show a 12.9% decline in sales volume and average sales prices are reflect a modest decrease of 5.0% compared to 2007. Based on current market absorption rates (see below), the market for single family homes in Dover appears to be "balanced."  In other words, market supply and demand are in balance, such that it is neither a buyers' nor a sellers' market.  However, some of the inventory currently available has been sitting idle for over nine months are experiencing significant downward price pressure from interested buyers.  Also of note is that average sales price to original asking price figures for 2008 (see chart below) are skewed because of ...

     As of November 30, 2008, there were 41 single family listings in Dover on the Multiple Listing Service (MLSPin).  Very few homes are selling in Dover.  Prices haven't changed noticeably from 2007 levels, however the buyers are recognizing this by letting the inventory sit where it is.  If looking at sales price to original price as an indicator, both sellers and their Realtors® should pay attention to market absorption levels and come up with new pricing for many of the homes that are sitting out there.   During November, 4 new single family listings were added to our MLSPin, with an average list price of $779,925.  Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of 308 days.   That is to say, based...

   As of October 31, 2008, there were 52 single family listings in Dover on the Multiple Listing Service (MLSPin).  Sales of single family homes are down only 13.5% for the year which is lower than many neighboring communities.  However, properties priced over $2,000,000 are moving much more slowly and are weighing down the days on market statistics. During October, 6 additional single family listings were added to our MLSPin, (3 of which were back on market) with an average list price of $1,470,500.  Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of a staggering 13 months.   That is to say, based on the volume of sales during the past month, it will take 390 days to sell all the single family homes cur...

  Monthly market performance: As of September 30, 2008, there were 59 single family listings in Dover on the Multiple Listing Service (MLSPin).  Although home sales for the year are down modestly, we are noticing that more listings in the $2 million plus range are being added to inventory. Dover is not alone with this phenomenon, which will only serve to increase the average number of days that properties remain listed.  Also, of note is the gap between the average sales price compared to average original and last adjusted list prices. August 2, 2008, The PAN-MASS Challenge registered approximately 5,500 bikers for the yearly drive to raise money for cancer research. The bikers rode through Dover, MA. The routes began in either Sturbridge with 2,837 riders or Wellesley with 2,096 riders. The Wellesley start was at Babson College off of Forest Street departing around 7:30 a.m. The riders passed through Wellesley, entered Dover at Dover Road turned left onto Main Street on through Farm Street and right at Junction Street heading into Medfield. There were several water stops and a lunch stop along the route fully staffed with volunteers. The finish was at the MASS Maratime Academy in Bourne, MA, roughly 84 miles from the start. Appearing in the Boston Globe on April 15, 2007 is an article covering Dover, MA, a Metro West Suburb, and other Massachusetts suburbs. Dover, zip code 02030, is listed as one of the top wealthy zip codes. The community zoning bylaws strongly favor acre (plus) zoning. There are minimal areas with smaller lot sizes. Since Dover is a small community, the acre zoning attracts individuals looking for larger lots and acreage. Dover is radically different from the abutting neighboring towns with smaller lots and big town centers which have benefits not offered in the community of Dover. New England Home Magazine, July/August 2007, Meet the Professionals. Most recent notable sales - two small estates in Dover with views of the Charles River. There are certain special properties in every community that should be shared. These two properties are located on scenic Willow Street, Dover, MA and have that undefineable characteristic of an idyllic setting.
