It really depends on what you're looking for in a two-family.  For investors, the numbers don't quite work out well as three-families (the cost per unit ends up being a little higher for the most part), but for owner-occupants who just want someone to help pay the mortgage, it can be ideal. Although the year to date (YTD) Dorcheser inventory is slightly higher than last year, the Dorchester YTD Average sales price is up by 12% and the average days on market went from 122 days to 77 days, a drop of 37%. Lets take a look at the numbers: Total Inventory was 353 on August 19th 2009 and has increased to 393 in 2010 an 11% Increase The Average Number of Days on Market was 133 Days in 2009 and is now 120 Days a 10% Decrease The average list price was $296,847.00 and is now $300,445.00 a %12 Increase It is important to note that the on market inventory for the same time in 2008 was 723. I've seen many posts on this subject but doubted that it could actually happen to me.  After attending Raincamp in Boston a few weeks ago, I learned a few keys things that will make Google LOVE my blog and decide that it's important enough to put up to the top because it's so relevant.  These are things I had already learned when I first joined ActiveRain but never really put to use.  I decided to try it out since there were definitely some very hyper local long-tail searches which did not have much in terms of valid results.
