Ahhh....the smell of a fresh pine tree! Many of us love the smell of those real Christmas trees! We've had them up for several weeks - some since right after Thanksgiving!  Once New Year's Day approaches, they start to look a little weary & it's time to take them down.   Once you have taken your lights and removed the ornaments from your tree, it looks a little sad - completely unadorned and more than a little bit dried out.   Where does it go now? If you live in Canton MA, you cannot put the tree out for pickup with your regular trash pickup.  Lawn and yard waste, including Christmas trees (and other live greens) are not allowed in the regular trash.  They must be brought to the Pine Street recycling facility, where they will be composted, like other yard waste.  The recycling facility...

This weekend, the Canton Community Theatre presents its annual holiday show.  This year's presentation is the classic "Little Women" based on the book by Louisa May Alcott. Performances are December 5th at 7:30 pm and December 6th and 7th at 1:30 pm the Canton Community Theatre located at the Village Shoppes, 95 Washington Street, Canton, MA.   A classic known to many, "Little Women" follows the story of the March sisters - Meg, Jo, Beth and Amy.     It's that time of year again.  Time to gather with our families and give thanks for all we have. There are many traditions surrounding Thanksgiving, not the least of which is the turkey.    In Canton MA, and in fact in most Massachusetts cities and towns, Thanksgiving means high school football.  I'm not sure about other parts of the country but in Massachusetts, Thanksgiving is the day when local high school football teams play their rivals.   For Canton, that means the annual Canton vs. Stoughton Thanksgiving Day game.  The 2014 meeting represents the 89th annual game, which started in 1926.  Stoughton is in the overall lead, having won 44 games to Canton's 40 losses, with four ties. Another weekend, another great event.  That's how it is here in Canton.  It's a small town but there's always something going on.  Last weekend it was the fantastic production of Footloose by Canton High School.  This weekend it is the CAPE Spelling Bee! On Friday, November 21st,  Canton Alliance for Public Education (otherwise known as CAPE)  will hold its Annual Spelling Bee.  This is truly a feel-good and fun event that brings everyone together.  The early part of the evening, starting at 6:00 pm, features Spelling Teams from Canton's three elementary schools.  There are 3rd, 4th and 5th grade teams, made up of five members, that compete against the teams from the other elementary schools to boast for top honors for the year for each grade.  It is an honor just to be on a team and it...

Next week it will be Thanksgiving - a day to give thanks for all that we have.  Another way to be thankful is to share our bounty with others.  So, please consider donating to the Canton Food Pantry - or the food pantry of your choice if you live outside of the Canton MA area. The Canton MA Food Pantry provides an invaluable service to many members of our community who are struggling. They rely on the donations and support from the Canton community. It's time once again for the Canton High Drama Club's annual fall musical.  It is going to be hard to top last year's smash performance of Legally Blonde but I am sure this year will be just as great!  As I am sure most readers know, Footloose was originally a 1984 movie starring Kevin Bacon.  It was modified for a stage production in 1998 and the movie was re-made in 2011.   Footloose is the story of teenager Ren McCormack, a big-city Chicago teen who moves to a small town with his mother.  Under the influence of a local minister, the town has banned all dancing and rock music.  Eventually, Ren gets friends at his new high school to petition the town to drop the band so that they can hold a senior prom.  I'm sure you know how it ends - with the senior prom, giant dance number and even ...

Last spring, several local dance studios collaborated in the inaugural performance of Why We Dance. The benefit showcased several local dance studios, as well as the musical talents of The Wolff Sisters of Canton, and raised money to benefit the Furbush Family of Canton, who had suffered a tragic loss of both mother and father. The performance was a huge success and all involved decided that they would like to make this an annual event.  This year, Why We Dance is raising money to benefit The Jimmy Fund. The popular local music extravaganza - Cantonstock - returns to Canton on Saturday, November 8, 2014 from 12:00 pm to 4:00 pm at Canton High School.  Cantonstock will feature performances from ALL of the performing groups from the Canton Public Schools, as well as musically-themed arcade games, food, raffle items and more!  It will be a fun and entertaining day for Canton residents of all ages.   Cantonstock is the major fundraiser for MusicCounts!, Canton's music booster organization.  MusicCounts! was founded in 2001 by parents, music teachers and administrators to ensure that music in the Canton Public Schools received the appropriate level of support. We have officially entered the "slow season" in Canton MA home sales.  The only consistent thing you can say about home sales in Canton MA during the month of October is how inconsistent they were.  Let me tell you what I mean by that. The MLS Property Information Network showed that a total of 15 Canton MA homes were sold in October 2014.  This is just one more than the 14 sold the same time last year.  However, it is two less than October 2012 and three times as many as five years ago.  One Buyer purchased a 3 bed/1 bath, 1327 square foot Cape-style home for $248,000.  Meanwhile, another Canton MA Buyer purchased a beautiful 4 bed/3 full and 2 half bath, 3636 square foot Colonial in Algonquin Estates for $1,028,000. It's Election Day 2014! Please remember to get out there and VOTE! October is here.  The leaves have turned.  Apples are ripe for the picking.  Pumpkins are everywhere. The weather isn't the only thing cooling off in the Northeast.  The Canton MA Home Sales Report for September 2014 shows a huge dip as well.  This could mean good news, though, if you are in the market for a Canton MA home. According to the MLS Property Information Network's numbers, a total of nine Canton MA homes were sold in September 2014.  That's a 40% decrease from the 15 sold during September 2013.  It is also the lowest September total in the last 10 years.  These homes ranged from a 3 bed/1 bath, 1404 square foot Colonial that sold for $280,000 all the way up to a 4 bed/2.5 bath, 2872 square foot Colonial in Washington Commons that sold for $744,000.   The average sale price for a Canton MA home was $452,778, a 10.2% decrease from the same time last year.  While there was one C...

Being an exclusive buyer agent in Canton MA who only represents buyers, I am not usually in a position of giving out advice to Sellers.  However, time and time again when I have buyers who are having a radon test done in their home, I run into Sellers who were not advised what to expect. If the Massachusetts home buyer who is buying your home chooses to test for radon, their home inspector will leave a radon test running at the time of home inspection.  The radon test runs for a minimum of 48 hours.  When the Radon Test is running, whether it be canisters, vials or a continuous read machine, all doors and windows to the house must remain closed, except for normal exit and entry.  If the test is running in the basement, then the basement door must also remain closed.   During the summer ...

It appears that Canton MA home sales leveled off a little last month.  The average sales price dipped down as well.  Buyers and Sellers both have something to be happy about with these numbers. According to the MLS Property Information Network, a total of 18 Canton MA homes were sold in August 2014.  This is a slight decrease from last year's total of 19 homes sold.  At the lower end of the spectrum, a 3 bed/1.5 bath 1267 square foot Cape-style home sold for $250,000 after 24 days on the market.  That was $11,100 over the listing price.  At the top end, a 4 bed/2.5 bath 2700 square foot Colonial in Pheasant Ridge Estates sold for $750,000 after just 11 days on the market.  That was $10,000 over listing price. But I can refer you to a great mortgage loan officer!  When I meet with a new Canton MA home buyer, I tell them that the first step they need to take towards buying a home is to have a solid mortgage preapproval from a reputable lender.  They often have some questions for me about mortgage, credit issues or first time home buyer loan programs.  Of course, I have some general information but to get their questions answered properly, I refer them to a well-qualified and reputable mortgage loan officer, because I am a real estate broker, not a loan officer. While June 2014 home sales in Canton MA heated up, they seem to have cooled off a little in July.  Total home sales dipped slightly from the same time last year, but home prices are up.  Let's see what the July 2014 Canton MA home sales report says. A total of 18 Canton MA homes were sold in July 2014.  This is 10% less than the 20 that were sold in July 2013.  These homes ranged from a 4 bed/1 bath 1739 square foot Bungalow that sold for $299,900 all the way up to a 4 bed/3.5 bath 5064 square foot Cape style home that sold for $920,000.  A 3 bed/1 bath split entry home in Wampatuck Estates sold for $350,000 (the list price) in just 8 days!
