There's great news for Braintree sellers - home prices are on the rise. The Braintree MA single family property sales report for 2nd quarter 2013 in this blog detail figures on average sales, number of listings, and marketing time frames for the last several years. Average selling prices provide useful information about the condition of the market, especially when analyzed in relation to past time frames. The volume of listings reflects how active a market may be. Thirdly, the number of days on market represents level of demand. When viewed together, these 3 statistics can help you decide whether it is the optimal time to purchase or list a property, how long that process may take, and how much you may pay. Appraised and assessed values are typically mistakened for each other. As a home buyer or home seller, it is crucial to understand the difference between the two. A comparison of Braintree MA appraised and assessed values can be found below. Definition Of Assessed Values Municipalities charge a tax on residential real estate. The amount is determined by a pre-established rate multiplied by an assessed value of a piece of property. Assessments are used only for calculating taxes and do not necessarily relate to the real estate market price. Every city formulates assessed value in a different manner. They usually include land value, interior living area, and exterior components such as decks. Municipalities can re-assess property values and/or adjust the property tax rate at regular inte...

A Braintree MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase from the Seller or Seller's agent.Since MA Home Inspector licensing in 2001, a consumer must have a signedexclusive buyer's agent agreement with a Real Estate Broker or Salesperson before the Real Estate Broker or Salesperson can refer a home inspector.Without a signed exclusive buyer's agent agreement, the Real Estate Broker or Salesperson may only refer the buyer to the list of all MA Home Inspectors from the Massachusetts Board of Registration of Home Inspectors.Finding your Braintree MA Home Inspector from the list of all MA home inspectors can be quite a challenge. Braintree Massachusetts Foreclosure Report May 2011 According to Realty Trac, Inc. There were 8 foreclosure filings in Braintree Massachusetts in May of 2011. That works out to be 1 in every 1,689 homes and represents a 33% decrease over April 2011. Although a decrease is a good sign, it may only be temporary . From my understanding the Banks and The Department of Housing and Urban Development have all agreed that 2011 will be the year they push through with most of the pending foreclosures that have been held up due to title issues, faulty assignments and moratoriums. Many economists believe that the best way to deal with this problem is to get through it as quickly as possible. Sellers who are facing foreclosure have two primary options. If they desire to save their homes they can ap...

After years of not having a full-day Kindergarten, the town of Braintree has approved a pilot full-day program starting this Fall.  The school system announced yesterday that there would be 40 spots for the program and that a lottery will be held for the spots.  The program, if successful, will be a great boost for the town since many Braintree parents have had to travel to Weymouth or Quincy for private schools for Kindergarten programs.

The Braintree, MA planning board Tuesday night approved the demolition and renovation of the Sheraton Braintree. At the meeting, the developer unveiled plans for the $25 million development.  These include demolishing 140,000 square feet of the present hotel and then renovating the six-story section near the rear of the site.  Nearly 30,000 square feet of retail space and a 270-seat restaurant would be built where the demolished section of the hotel had been. The renovated hotel and a new retail complex could be open by the summer.
