I live in the Eagle Point subdivision in Slidell and there are eleven homes for sale in the neighborhood.  I tried to list two of them but other agents gave a cut rate on commision   Well needless to say these two houses along with the rest are still up for sale.  I haven't seen a lot of activity either.  I have three deals closing in July.  I haven't seen a slowdown.  i think these agents got spoiled by houses selling themselves and not having to market them.  I also don't think agents know hoe to talk to another agent to get deals done.  remember people no one makes any money until you sell something.  I am looking for more listings because I am confident I can move whatever I can get my hands on right now.

I don't know what the rules are in other states for home inspector, but here in Louisiana there isn't any regulations that I am aware.  I recently listed a home the owner had tried to sell herself.  The pipes were vide taped by a plumber supposedly.  I don't know if happened are if she was even present when done.  Anyway she was told they were bad and the house was to expensive.  She didn't give in and the buyer walked away.Well after we finally listed the home we had a contract in 10 days.  This buyer did every inspection possible and couldn't find anything not known from the start.  I can only guess the first buyer wasn't truthful with her and tried to pull the rug over her eyes.This leads me to two conclusions.  1) Make sure you (agent) are present when these things are done and also...

Now that the heat of summer is upon us, I notice there are a lot of houses for sale in the Slidell and Lacombe areas.  The prices are still above pre-Katrina and just about post-Katrina prices.  I believe they are still about ten percent to high.  This would put them above pre-Katrina prices but not what they are asking right now.  I see numerous signs in Eden Isles, Eagle Point and Cross Gates.  I can only find one house sold in Brier Lake in Lacombe since January.  One thing I know for sure is the market will do as the market will do.

Having been the first resident of Eagle Point Subdivision I have seen many people come and go.  Before hurricane Katrina the prices were right around 200, after the storm they shot up to about 240 when they were repaired.  I now see the trend to slowly navigate back down to around the 220's-230's.  I am not even going to say what I got in for.  Never the less I know this neighborhood very well. Between my wife and I we probably know well over half the residents.  Bottom line, I believe it's a fine neighborhood to raise a family in.  Anyone interested in listing or buying in the area give me a buzz.
