Yesterday I had the Pleasure at dining at Hog Heaven Bar-B-Que in Sun Louisiana.  Located about 20 miles up Hwy 41 from Pearl River and Slidell.  This was the best brisket and pulled pork I have ever eaten.  I love to eat at the big boy restaurants, but I love the mom and pop ones even more.  If want some really good Bar-B-Que for a really good price it's worth the drive.

What do you mean no one wants to buy homes or is able.  We have plenty for sale look at my latest client.  Moved right in with four babies and never needed a credit check or even a loan for that matter.  Yes sir this chick has it going on.  Paid with cash, and we all know cash is king.  What a shock waking up and finding out you are a grandpa.

The first time home buyers tax credit ends in eight days.  I can't help but wonder if the housing market can grow legs or will it need another government crutch.  The banks seem to be moving foreclosures to the fore front instead of stalling on them.  Will contracts dry up after the end of the month?  Will home prices drop further without the demand being pulled forward?  I for one don't really know.  I guess we will have to stay tuned?

One thing I know about living in Louisiana we will eat just about anything.  We might be as bad as the Japanese, I think they do eat anything.  They just don't know how to spice it up so they taste good. I entertained family and friends this Saturday at my home in Magnolia Forest in Pearl River just outside of Slidell. and we had a very good time chowing down on crawfish and lots of cold beer.  If you are ever in New Orleans you need to try these tasty critters. Any one looking for Homes in Slidell give me a call and I will give out my secret recipe.  Oh just call and I will give it to you.  Louisiana has some of the nicest people you will ever meet.

Here I sit again helpless awaiting some underwriters decision from a bank in Michigan for a clear to close.  I wrote about this last week Twas The Day Before Christmas.  We were supposed to get a decision last week and now we are still waiting.  The bank (whom shall remained unnamed) asked for a new comp Monday.  Do they realize these files are peoples lives?  Just gives us an answer.  I am the listing agent on this particular home and the buyers loan officer picked this bank for the loan.  I sure hope they never use these guys again.  If I held my breath every time they said they would email us or get us an answer I would be room temp by now.  I am at a crossroad on this one.  Maybe I can start the New Years on a good note.

And I sit and wait for the underwriters for a clear to close.  Can you believe they are working until 4 p.m. today?  I am having a hard time with it.  The home has been under contract since early November.  Thebuyer is self employed.  Self employed are getting it from both sides.  The government is out to tax the crap out of them and the underwriters don't trust their income evidently. Oh, did I mention the original underwriter wasa fired by the mortgage company?  I don't know why but he or she was let go.  This didn't help matters any.  My seller has been more than patient.  He really wants to sell this house.  He has met just about every one of the buyers requests.  So here I sit and wait for their final answer.  Hopefully every one will have the answer they want and a merry Christmas...

Merry Christmas active rainers.  I know most of you like myself have worked very hard this year to provide for your families.  We are self employed we always work hard.  Take a few days off to enjoy life and be with your loved ones.  Also say a prayer for our service men and women who haven't seen their loved ones for months. St. Tammany Parish began mailing your 2009 property tax bills this week.  I received mine on Tuesday.  They are due by January 15th, 2010.  If you pay it before the end of 2009 (check must clear) you can deduct it on your 2009 income taxes. I think most people won't get sticker shock when they open their tax bill this year since this wasn't a reassessment year.  The properties are reassessed every four years is St. Tammany.  If you don't receive your bill soon contact the assessors office or call 985-809-8212, -8213, -8214.

I think I know what it's like to live in Seattle now.  Since my wife and I moved into our new house in October I think it has rained every three or four days.  I mean really rained.  By the time the rain ends tonight it should be the wettest month in recorded history in the New Orleans area ever.  This goes back well over one hundred years. By December 15 we had over 24 inches of rain.  The record I believe was around 20 inches.  We should shatter that. With this in mind one should always try to buy a home not located in a flood zone.  Not saying you won't ever flood but it sure improves your odds.  Also flood insurance isn't required.  if you choose to buy it the cost is about $300 per year.  I currently pay $296.  I was paying over $1200 a year.  Needless to say this also makes your ...

Tomorrow at 10 a.m. is the grand opening of the brand new distribution and retail store of Rooms To Go.  The facility is located in Pearl River Louisiana in St. Tammany Parish.  The building looks like an aircraft hanger when you see it.  Over 850,000 square feet and $54 million dollars invested.  The economic impact annually is estimatedat $23 million.  Over 350 jobs with a annual payroll of $15 million have been created.  The distribution center will serve the Northern Gulf Coast,  conviently located near I-59, I-10 and I-12. I don't know if Cindy Crawford will be there.  Stay tuned I will let you know if I find out.

Magnolia Forest is one of the older more established neighborhoods in all of St. Tammany Parish.  Located just outside the city limits of Pearl Riverwhile still centrally located to Gause Blvd and Interstates 10, 12 & 59.  Also easy drive to the Stennis facility in Mississippi. Houses range in age from over 30 years old to 3-4 years in age.  The asking prices of the houses range from a low of $189 to a high of $399. Every homesite sits on approximately one acre or more. Tax mileages are lower also than many other areas of the parish.  Home owners insurance is also lower priced due to it's location above I-12.  Also many companies continue to write new policies in this area. Looking for a clear explanation on the existing homeowners who sell and buy this year.  Is there a date this year that applies or is it for the whole year?  I understand the first time buyers credit and have benefited from it.  I just want some clarification from someone who understands the new law better than I.  Thanks for your time fellow AR's.

St Tammany Parish is located on the northshore of lake pontchartrain, north of New Orleans and Jefferson Parish.  The Eastern part of the parish consist's of the city of Slidell and Pearl River.  The Western side consist's of Mandeville, Covington and Madisonville.  The town of Lacombe is in the middle.  I really don't know if they are considered west or east. Desperate times call for desperate measures.  I wonder how many sellers and agents have thought about this slogan in the last two years?  Well this time someone actually put it in writing.  I know many agents have been busy recently but how long will this last?  Hopefully we won't see many more of these type signs.
