Single Family Home Sales in Harvey, LA - February 2008Harvey home sales were up slightly in February with 15 units being sold, compared to the 13 sold in January.  This is still quite a bit below the 26 units sold in February, 2007.   There are 70 homes pending sale as of 3/4/2008, compared to the 59 pending sale at the beginning of February.Inspections and financing continue to cause many contracts to be canceled prior to closing. Sellers should be sure that their home is in tip-top condition before putting it on the market and buyers should update any loan prequalification that is over 30 days old.  Many loan programs are being changed or eliminated daily, so an approval from the beginning of the year may no longer be valid.Current active listings in Harvey:  178Low listing price:  $3...

As we close the calendar on 2007 and enter a new year, take a look back at the historical trends for home sales in Harvey and Marrero, LA. Harvey and Marrero East of Barataria Blvd.428 homes were sold in 2007, a decrease of over 44% from the number of homes sold in 2006. This puts the number of home sales in the same range as the 2004 market. 73% of the homes sold in 2007 had a list price of less than $200,000.Days on market for homes sold was an average of 73 daysAs of 1/2/2008, there are 265 active listings and 57 homes with accepted offers that have not closed yet. West Bank market update for Harvey and MarreroOctober sales volume (number of single family homes sold) has declined from the 2006 level of 118 homes sold to 62 homes sold in October of 2007, a 47% decline in the total number of homes sold during the month. The number of homes sales decreased from 66 homes sold in September 2007  to 62 sold in October 2007, a very small decrease contradicting the national media reports of continuing massive drops in home sale activity.           Conventional loans remain the preferred method of financing a home purchase, accounting for 60% of the home purchases in 2007, down from 73% in 2006.Average sale prices in Harvey and Marrero have increased from $172,177in October 2006 to $178,810 in October 2007, an increase of 4% in average sold price.
