After taking a look at the October sales and inventory numbers for Livingston Parish, I wanted to drill in a little bit deeper to better understand what is happening in the available inventory pool of homes. This analysis is based on a snapshot of the inventory available today - it will change tomorrow, the day after and so forth, but I think this information gives a nice picture of what is happening on the ground right now. As a real estate professional, we have the fiduciary responsibility to look out for the best interest of our clients at all times.  One of those duties in doing so, is trying to get a home warranty on both ends of the transaction. When I'm representing the seller, I try to get them to get seller coverage to protect them during the listing period.  The same goes for the buyer when purchasing the home, we like for our buyers to have many years of happiness in their new home, so a warranty should cover most issues that arise regarding mechanical items. One of my favorite restaurant visits this month was the Islamorada Fish Company Restaurant in Denham Springs, Louisiana, at one end of the Bass Pro Shop. You have a choice of dining views and atmospheres.  One is by a cozy fireplace to take the chill off the evening.  A second is in booths along the wall of the hugh aquarium watching the fish swim by (sure to please family).  The third is on the pier balcony overlooking the bass lake.  The evening I was there a bass fish actually jumped out right at the table by the water! And more than just atmosphere, the food was delicious!  Start off with home made yeast bread loaves and butter.  Then the fresh fish and seafood selections are great.  You can choose grilled, sauted, blackened or covered in sumptious crab or crawfish sause and baked. ...

Appraiser Bill Cobb updates the housing market numbers for Easterly Lakes Subdivision in Watson Louisiana.   Based on 6 2010 Sales in Easterly Lakes, 2009 vs 2010, the average and median sales prices are both down as is the average sold price per square foot.   The average sold price is down from $230,300 to $201,200.   The median sold price is down from $220,000 to $211,500, a -3.8% decline.  The average sold price per sq. ft is down from $111.81/sf to $101.08/sf.   Year to date, there have been 6 sales versus 13 in 2009.  The average days on the market has increased from 62 days in 2009 to 83 in 2010, but still under a 90 day market, which is good news....

In case you missed the May 4th discussion of Business Report's history of the Livingson Louisiana housing market, it is worth a read.   Livinsgton Parish is a growing  area that is seeing much change as time evolves it.  As a matter of fact, it is changing rapidly.  The housing market is just one area where that change is occurring. This parish, once dominated by a single brokerage, M A Allen, has now blossomed to support several growing brokerages. Livingston is seeing new population growth as large commercial centers like the Bass Pro Shop with it's restaurants and commerce park move into the area.  Old ways make way for new ways.
