      I posted a blog last night "Three Secrets to a Fast and East VA Home Loan Experience!  (Part 5)     And then GUESS WHAT?!?!  Today I received a notification from AR that began:   "Your hyper-local post was featured..... "Congratulations! Your post titled "Three Secrets to a Fast and Easy VA Home Loan Experience! (Part 5)" has been featured in Barksdale Afb (Bossier City, LA) and awarded an extra 300 bonus points."   YEAH!!!!! Now - what does that mean?  Other than 300 extra points?    Now - I LOVE that I have 300 extra points! And I definitely don't want the AR police to take them away!  BUT can I get some feedback on what I did to get this?  And how I can DO IT AGAIN????

e other day I sat in on a presentation regarding the requirements for a VA Loan.  It dawned on me that the Air Force's Reduction in Force (RIF) is going to dramatically affect individuals, who were hoping to use the VA loan to purchase a home in the next year.  The basic criteria that made this come to my attention is your enlistment/commitment period.  Did you know that when you apply for a VA secured mortgage loan (as an active duty military member), you are required to provide evidence that you will remain in the military for at least one more year.  The evidence required is typically a Proof of Service  document which shows your commitment to the military including your projected date of separation.  If that date is within the 12 months of  applying for that mortgage you must submit...

Mortgage Rates are dropping fast...who knows how long this will last.   Although you see some crazy stuff going on in the stock market and financial sector, it is still a great time to purchase a home or refinance your existing mortgage to get a lower payment or even leverage your equity to pay off debt that has a higher interest rate or to do necessary upgrades on your home.   OK, so maybe you already own a home and have an interest rate of 6.25% or better (by the way, you can get a better rate right now).  What about the rate on your auto, or your department store credit cards, or your VISA/MasterCard?  You can leverage the equity in your house to pay those things off, receive some tax breaks that you weren't receiving before, and pay your mortgage down quicker...or invest the differe...

Whether you are in the process of purchasing a new home or thinking about it, think twice about going on a shopping spree using credit.  Your mortgage pre-approval is subject to a final evaluation of your financial situation. For example, every $100 you pay per month on a credit payment, could cost you about $10,000 in home equity.  Consider making any large purchases after you have left the closing table, even if you have a substantial amount of savings.

In the past the buyers could go and find their dream home and then go and get pre-approved.  In today's market, that method has proven to be the least effective method in getting their dream home.Just by asking some general questions, a lender can pre-qualify someone right over the phone.  Please be aware that being pre-qualified and pre-approved are different things.   Pre-approved means that you have gone through all the steps and applied for a mortgage.  You have filled out the application, ran your credit report, verified your employment and compared your debts and assets.  Once you have done this, you will know exactly what the maximum loan amount will be.A pre-qualified letter is not verified and does not count for much credibility.  When a seller is looking at two different buyer...
