No Money Down Loans for Homes outside of Alexandria and Pineville, Louisiana I know many of the buyers in our area have heard that the USDA Rural Development 100% financing program is completely out of funds. Don't worry the money is still available with certain lenders in our area. You just have to know where to look. I have contacts with certain lenders in Alexandria, Louisiana to still receive the 100% financing for your new home. One of the main things to remember is you must just look outside the city limits to qualify. Contact me today and find out how to receive these funds for your new home purchase. Visit me on the web for more info on these loans at www.DavidBeckhamRealtor.com or www.KW.com Also I can be reached by phone at 318-880-1270

Another downside to spending three summer days in a NyQuil induced slumber? Sometimes you wake up with a tropical storm on your doorstep! Folks in my neck of the woods are paying more attention than normal to this system.   What impact will all the oil swirling around the gulf have? Of course the experts claim the oil will have no impact on the system, but who knows? My fear is the storm surge will push the oil even further into the marsh ecosystem. Hopefully this storm will whimper out and just deliver some much needed rain. But please keep Louisiana (and the rest of the Gulf Coast) in your thoughts and prayers this weekend. We have been through enough! Here's hoping for the best!

The world of real estate has its own language. In an attempt to get the most for our sellers, Realtors have developed a whole list of catch phrases to make their property stand out. I hope you enjoy this glimpse of the lighter side of real estate! 1) Home needs TLC-- This is agent lingo for Torn-down, Leveled, or Combusted! 2) Seller says sell--Yikes, that was a close one! Good thing the seller did not say burn down! 3) Home is one of a kind-- After completing this house the builder returned to the circus. 4) House is adorably-cute-- In my 35 years I have seen many adorable things, not to mention a few cute     ones. Never in all my years have I seen something that was "adorably-cute" 5) All reasonable offers will be considered-- The unreasonable ones will...

Over the seven plus years as a Realtor in Alexandria, La I have had the chance to work for different franchises and even run my own independent brokerage firm. I gained a wealth of knowledge from these experiences. By far the best company I have had the honor of being part is Keller Williams Realty. When I closed my firm to merge with KW I found more than a new company..... I found a family of professional Realtors with a strict code of ethics and loyalty to our clients. I have never seen a company with such a great devotion to its agents and their clients. The training, education, mentorship and support are outstanding. To anyone who has never worked in an office environment that is truly like family I invite you to contact me for the details www.DavidBeckhamRealtor.com David

As we move towards summer I have to say this year is going great. I wish the same for the rest of our nations Realtors. I suspect it is our local economy keeping us in good times. I heard it's a buyers market but every area is different. Besides the random seller in panic mode that sells to low....I feel everything is stable here. We have actually experienced gains in home values. Good Luck to everyone out there.

The city of Alexandria is located in the geographic center of the state, placing it within an easy drive of any other city in the state.  It is a family-oriented city, as is its sister city, Pineville, located just across the Red River.  There are many things to do, from the zoo to the minor league baseball team, the Alexandria Aces.  There are plays at the local colleges (Louisiana College and Louisiana State University at Alexandria) as well as the Coughlin-Sanders Performing Arts Center, which hosted the second international piano competition in 2007.  Kent House gives us a look back to plantation-living days, with tours available.  Lakes include Buhlow Lake, home to the World Boat Races, and other recreational lakes for the family such as Kincaid, Cotile, and Valentine. The new Alex...

Have any of you ever participated in a real estate auction?  After recently reading about them and then briefly covering them in one of my ABR classes, I decided to place one of my hard-to-move properties up for auction.  We did get a buyer, although at a markedly lower price than what we wanted.  The neat thing about it is that the seller retained control and decided whether to honor the bid or not.  (Of course, this was a multiple-property auction, and the listing was taken this way.  There are absolute auctions in which the seller must accept the highest bid, so caution must be exercised.)  As an added incentive, the seller did not pay the commission--the buyer did!  So, there was no risk to the seller at all, and less money up front could be accepted.  Buyers must be pre-approved an...
