Our newest listing is a patio home and we dare you to compare 254 Lakewood against the competition at Woodlake subdivision in Mt Washington, and the surrounding area. This modern patio home is the best in Woodlake and we know that you will agree. As you enter, you will notice the open floor plan and vaulted ceiling. In the kitchen there are top of the line Stainless Steel appliances with extra touches throughout. Not your average flooring here, or in the baths--This is custom ceramic tile featuring a unique design!A great addition of this patio home would be the loft area that is currently used as an office, but it could be used as a library or a craft room.Leading from the loft are 2 "bonus" areas that could be finished however you like. The area over the garage is currently used for st...

Lender turns down loan modification and refuses to postpone the foreclosure auction to allow for a short sale. The lender hurts themselves and the seller who acted responsibly. The seller contacted me many months ago to learn about the short sale option to avoid foreclosure. The lender, however, enticed him into a applying for loan modification. Loan Modification Denied. No Time To Do A Short Sale. Recently the seller contacted me that he was turned down for the loan modification, and asked that I start the short sale process, which I did. Shortly thereafter, the seller was given a notice that his house is scheduled to be sold at auction. The foreclosure process is very fast in Mt. Washington, KY. We contacted his lender to have the house withdrawn from the auction so we can complete th...

In my previous post about Four Roses Bourbon in Cox's Creek KY - Largest Barrel in the World? I described the 2-story bourbon barrel that I came across on my way to a short sale listing in Shepherdsville KY The friendly guard couldn't wait to show me the motorcycle made of Four Roses Bourbon barrels, shown here in the photo. He also told me about tours of the warehouse facilities located in Cox’s Creek, Kentucky, which is approximately a one hour drive from the actual Distillery. Call 502-543-2264 for more information. Warehouse tours are free of charge and by appointment only.

I was on my way to a short sale listing in Shepherdsville KY when I zipped by a 2 story high barrel glistening in the sun. I knew I needed a picture of this phenomenon, so I pulled in to what turned out to be the parking lot of Four Roses Bourbon warehouse facilities located in Cox’s Creek, Kentucky. The tour center was closed, but the friendly guard came out to greet me. He told me about tours of the warehouse facilities located in Cox’s Creek, Kentucky, which is approximately a one hour drive from the actual Distillery. Call 502-543-2264 for more information. Chart of Home Values and Sales in Louisville KY Bullitt County real estate estate didn't have a particularly good year. December was no different as home prices dropped again and sales trailed behind 2009. It's good to be optimistic about 2011 but the data doesn't paint a pretty picture for this area. Market report for Area 11 in Louisville, KY for period ending December 2010. This report is published Quarterly. Statistics come from the Greater Louisville MLS. Bank of America, GMAC and Chase have recently announced a freeze on foreclosures. Soon thereafter they announced they lifted the freeze and will continue the foreclosures. There is much confusion in the market. One thing is sure, however, if the borrower is behind on payments, the lender eventually has the right to foreclose. The reality is that a foreclosure freeze is not the answer to your problem. However, there are steps you can take to avoid foreclosure. Home prices are actually below previous year levels in Bullitt County. This while sales are down as well. Usually an area can handle one or the other but having both occur is not a good sign at this point. Market report for Area 11 in Louisville, KY for period ending October 2010. Homeowners are hurting. Housing values collapsed. Jobs are evaporating. Bill collectors are calling and suing. Sellers Try To Help - Banks Demand Deficiency Homeowners are pursuing short sales which help the bank reduce their losses. In return some banks demand the sellers stay obligated on large deficiencies. Homeowners Didn't Cause This Crisis and Have Few Options But, homeowners are pushing back. Just this week a short sale client literally said “if the lender wants the deficiency they can take a number and stand in line.” He also said he’s “that close” to bankruptcy and if the lender pushes him he’ll bankrupt them away. I hear this often and have had clients file bankruptcy rather than live with the overwhelming threat of a massive deficiency judgment. Most of the time we get the de...

Many families who are behind on payments live in fear that the Oldham County KY Sheriff will come with no notice and throw their family out of the house. They are also afraid of every knock on the door. I help many families avoid foreclosure by negotiating a short sale with their lender. I speak with distressed sellers every day. I am acutely aware of these fears. Homeowners Are Afraid They'll Come Home To A Locked Up Vacant House Numerous times sellers have asked me or told me that they are afraid that they will come home from work and all of their possessions will be thrown out on the sidewalk and their see their kids sitting on the steps crying. To all homeowners in Bullitt County, Kentucky, please let me say that this is a myth. The sheriff and no one else can show up unannounced an...

So I'm driving back from listing a house in Shepherdsville, Kentucky and there it is - a for sale sign in someone's front lawn. I instantly know that this is a deal from deal-land. I circle around and around, and upon closer look I start wondering if this is a good deal, half a deal or no deal at all. Dave Halpern Louisville Short Sale Expert Realtors (502) 664-7827
