The Home market for "Derby City" Louisville, "Slower" numbers for this year!While we as realtors continue to "sell" more homes than ever, our inventory continues to grow. But, as I see our market unfolding this year I do see a small glimmer of light. The numbers are improving a little in that the inventory is not growing as fast and sales seem to be moving up slowly. This early in the real estate season weather affect our market dramictally. "Days on the Market" and "Pricing" seem to be the interesting subjects to follow.  This past weeks numbers for February the number of homes listed for sale are down and the number of homes sold are down compared with last years numbers (2006). The March real estate update for "Derby City" Louisville, Kentucky! "Much slower" numbers for this month!The total number of homes listed for sale are down and the total number of homes sold are down compared with last years numbers (2006). The number of homes listed for sale this year are down 2.4%. Rates are down a little this week (6.22% avg.) Home buying is down 5.2% compared to last years numbers, that's "bad news", means homes aren't selling and even more homes are coming onto the market.The total number of single family homes and condo's for sale has grown to just above 9000 for the Louisville area. Good news for the Louisville area housing market. The number of homes sold in November 2006 topped the 1229 mark that compares to 1187 for the same period last year.  Additionally the average selling price of a home jumped almost 45 hundred dollars from November 2005 to November 2006. Homes did take longer to sell last month with an average of 89 days on the market compared to 70 days last November. Why the added days? Simple, there were more homes on the market . Of course that's because home sales have been slower over the past 6 months. More good news comes from the Mortgage industry. The local real estate activity slowed considerably in the third quarter, with sales down and inventory escalating dramatically.  It would appear that we are currently experiencing a buyers market.  The reasons for this are a little hard to figure out considering that we haven't experienced any major negative economic news and mortgage rates continue to be very attractive.  Personally I think that the continued barrage of bad news from the media and that the third quarter was the period leading to the elections has caused a lot of uncertainty.  Third quarter Single family home sales declined 9% in Jefferson County, -19% in North Oldham County, -27% in South Oldham County, -5.23 in Shelby County, -14% in Spencer County.  Bullitt County however had a sales increase of almost 9% (YEA).  The...
