Stone Lakes is a well-designed subdivision off Taylorsville Road in Louisville's East End. Still inside the Gene Snyder freeway, this neighborhood has some gorgeous lake views and several walking paths and playgrounds. As Louisville's Homearama site in 2001, you know Stone Lakes has been designed by experts in both home construction and layout. Just down the street from Saratoga Woods, both of these large neighborhoods have done a great job catering to Louisville's mid-tier client base. The oldest homes in Stone Lakes are only 7 years old with many still being built today. This beautiful ranch home is near the beginning of the subdivision.

Lyndon is a great neighborhood in the center of Louisville's east end surrounded by St. Matthews on the west, Hurstbourne to the south and Anchorage to the east. There's a broad range of home types from very small homes built during the 1950s all the way up to 3,000 sq. ft. new construction homes currently listed in the low $300s. Lyndon is also well-known around the city for their Lyndon Recreation Association, which runs several high quality, sports programs for kids and adults.Some homes have beautiful, large lots with plenty of mature trees. Barbourmeade is a quiet little neighborhood located off Highway 22 near Spring Valley and Brownsboro Farm subdivisions. The development began in the early 1960s with a good number of two-story brick homes of traditional styling. Mature trees is the norm in this Barbourmeade. Ten Broeck is a gem of a community nestled in a very scenic part of Louisville off Highway 22. It's a very small area with only a handful of properties, each one distinctive. Lots are very large and private, providing some of the city's most beautiful settings. Douglass Hills is one of Louisville's larger true subdivisions. It's located in the area knowns as Middletown, just east of Hurstbourne . Homes are generally fairly consistent and most were built in the 1970s. There are a good mix of ranch and two-story homes. Ranches are typically in the 1700-1800 sq. ft. range.   Homes in Douglass Hills are generally great values, especially when you consider the proximity of the subdivision to shopping and other attractions.

Hurstbourne is thought to be far bigger than the single subdivision that bears its name. It's a more like a large area that bounds Hurstbourne Parkway that includes housing, shopping and entertainment. Similar to Plainview, that's located nearby, Hurstbourne is a prestigious part of Louisville with a great reputation. A few homes, like this one, are quite large and back up to a beautiful golf course. Hurstbourne Country Club is a private club but in the heart of Louisville's desirable East End.

Northfield is an established neighborhood in the East End of Louisville, Kentucky. It is situated just outside the Watterson Expressway on Highway 42, also known as Brownsboro Road. Northfield is a medium-sized neighborhood in a wonderful location. The subdivision began development during the 1960s. There are large number of ranch homes in this neighborhood with lots about 1/4 acre on average.

Prospect, like Anchorage, is one of the premiere neighborhoods in the city of Louisville. Located on the city's east side near Highway 42. Prospect is largely made up of established neighborhoods. Many dating back to the turn of the century when Prospect was considered out in the country.Because of the Prospect, new developments are highly sought after. Wolf Pen Woods is one of these new subdivisions that started building in the early 1990s. There are several new developments currently underway in the heart of Prospect.

Louisville is certainly used to being the center of attention during the Derby season. Lately, we've all been bombarded with negative news from the media regarding a "down housing market." It's everywhere you look! What we don't hear enough about is the amazing interest rates that are currently at historic lows. These rates should be prompting more investors to consider real estate as part of their overall investment plan.Add to that fact the increased number of foreclosures and other "at risk" properties, investors should be giving real estate a very hard look.If you're lucky enough to live in Louisville (and I welcome my wonderful readers from abroad as well) there's even greater cause for optimism as our interest rates (check our tracker in the sidebar at the right) consistently track lower than the national average.

 Since the Beginning of the year I have yet to have a great success story of the many clients I get houses or refinanced till yesterday. I closed one of the hardest loans I think I have ever done. I had been working with my client for about two months now. I had worked really close with him getting his credit score up from a 493 mid to a 641 as of 3/22/07. Yes you are reading that right. I worked my butt off to get him into his home at the best deal I could get. An FHA 97% Purchase with a private investor giving him the 3% down and seller finally paying the closing cost. Long story short he had 10 different jobs in the last two years, 5 different places he had rented, went thru a divorce and had a death in the family. This guy went thru alot of pain. But I knew I couldn't give up on him...

 The Trees are Blooming, People are getting out of there homes and enjoying the spring like weather. There is one really important thing I love about this time of the year. NEW CLIENTS ARE LOOKING TO BUY OR REFINANCE. I always get really busy about this time a year, more than any other months combined. When it gets warm outside and people can go to parks, grill out or swim, I get the most attention then. I have been doing so much marketing in the fall and winter that its picks up huge.   Ladies and Gentleman after two weeks of non-stop blogging and chatting I have reached my first goal. 10,000 Points and just getting started.
