Agent:  Hi Mr. Thomas, how did your showing go? Me:  It went OK.  My buyers are not interested in the home.  For one thing, one of the Sellers was present at the showing and insisted upon giving us the grand tour, which is never good.  My Buyers even told me at one point, "I wish she wasn't here."  The Seller was SUPER-NICE, BUT...you get the picture.  Beyond that, my buyers are not averse to putting some work into the home that they buy, however, given the price of this particular home, they expected all of the knick-knack repairs and touch-ups to be complete, and they are not.  So basically, my Buyers' expectations were one thing, and reality was quite different.  I suggest the Seller finish the repairs and touch-ups as soon as possible so that the home doesn't languish on the market....

I took the above picture recently while touring the backside at Louisville's most famous landmark, Churchill Downs.  A friend of mine who works in the Equine business showed my family and I around during one of Churchill's seasonal recesses.  The plaque shown above hangs in the stable of D. Wayne Lucas, one of horse racing's most successful horse trainers.  I was impressed by the plaque for the philosophy it presents and for the reminders it undoubtedly serves for Lucas and his staff.   I'd like to think I'm similarly philosophical in my approach to the business of selling homes in Louisville, Kentucky.  Reminders are crucial, deadlines are essential, and time is, of course, money.  I could take each of the points in The Trainer's Daily Dozen and certainly relate it to the business of ...

Late last week, the Louisville residential real estate market witnessed its second multi-million dollar closed sale of 2013.  That's right, it was Louisville's second residential real estate transaction to close this year for at least $2,000,000.  To say that these multi-million dollar home sales in Louisville are rare is akin to saying Teddy Bridgewater is a serviceable quarterback.  Multi-million dollar home sales in the Louisville area are supremely infrequent.  With a list price of $3,800,000, 4008 Glenview Avenue closed last week for $3,510,000.  The quintessential Glenview Estate known as "Robinswood" is on the National Register of Historic Places as well as being part of "The Country Estates of River Road Historic District" according the Greater Louisville Association of Realtor...
