I’m including statistics for single family homes sales in August, plus a year-to-date review:In August 2012, 43 single family homes sold. The average list price was $286,803 and the average sales price was $273,769. Average days on market: 90.In August 2011, 45 single family homes sold. The average list price was $210,864and the average sales price was $210,864. Average days on market: 74.More sales this year, that’s good news! Average sales price nudged up a bit too. Today I was excited to read about a new movie theater and restaurant concept coming to Prairie Village.  PV doesn’t have anything like this and it sounds like a great idea!The Kansas City Star reports that a couple of former AMC execs are proposing something called “Standees” using the old Macy’s home store space and Einstein Bagels. It sounds big: a 200 seat restaurant and three 80 seat theaters, with the target market being the over 40 crowd. In the restaurant, diners would watch a 35 ft long video screen above a horseshoe shaped bar. This space would be available for special events as well. I am surprised at the home sales stats I have to report for Prairie Village, KS. This spring has been generally strong for sales in the metro area, yet the average sales price is down in Prairie Village. Let’s examine the numbers and I’ll make some comments at the end. In June 2012, 49 single family homes sold. The average list price was $242,963 and the average sales price was $238,568. Average days on market: 87.In June 2011, 41 single family homes sold. The average list price was $256,310 and the average sales price was $248,415. Average days on market: 82.Average sales price dropped 4.7% from June 2012 to June 2011.Now let’s look at year-to-date figures:From January-June 2012, 204 single family homes sold. Arrange access to empty boxes for their move!This spring I’ve had many closings within a couple of weeks of each other. Offering the use of empty boxes from one person to another has been a great way to stay in touch during that pending phase, follow up from the last sale and provide a much needed service for all parties. One couple moves in, unpacks and has lots of boxes to stack on the curb for recycling. Another couple is getting ready to move and needs boxes to start packing. All I do is make the initial phone calls to get the two parties together so they can arrange a time to swap the boxes and packing materials. Everyone in my office is buzzing about the fast and furious sales activity in Leawood and Prairie Village KS this spring! The home sales statistics back up the chatter:From April 1-May 7, 2012, there were 67 homes listed in Prairie Village. Almost half--28--went under contract within thirty days (average) of listing, at an average list price of $229,652.From April 1-May 7, 2012, there were 115 homes listed in Leawood. Already 30 of those homes are under contract, within 12 days (average) of listing, at an average price of $440,300.For both of these cities, there is actually a lack of inventory for moderately priced, well maintained and updated homes. What’s the market doing? Let’s check home sales statistics for popular Prairie Village KS for the month of March 2012:Prairie VillageIn the month of March 2012, 28 homes sold. Average list price: $183,418. Average sales price: $175,375. Average days on market: 85.In the month of March 2011, 26 homes sold. Average list price: $203,313. Average sales price: $193,569. Average days on market: 151.Let’s look at YTD figures:Jan-Mar 2012, 87 homes sold, average price: $196,686. Jan-Mar 2011, 64 homes sold, average price: $203,658.Although the average sales price is down, days on market is much lower this year and more homes are selling--this is great news! Lower sales prices can be attributed to lower valued foreclosures and short sales selling, and buyers with lower budgets purchasing homes. ...

The highest price paid for a house in Prairie Village was $989,000. The average price paid for a house sold in Prairie Village is $208,958. Average Days On Market = 90 So far, in March, 7 Prairie Village homes sold at a median price of $155,430. The first time home buyers are out!    There a currently 111 Active Listings (homes for sale in PV) priced from $92,000 - $1,950,000. Average list price = $312,081. There are 32 Pending Contracts, 21 Under Back Up, and 1 Contingent. The number of sales has increased in 2012 compared to 2011. Yesterday as I was driving around looking at Prairie Village homes for sale, I noticed there was an accident at the intersection of 71sth St  and State Line Road.  A stoplight had been knocked over; police were at the scene and a four way stop had been set up for traffic control . It was about 12:30pm when I drove by. I drive through this intersection at least twice a day…usually three or four times.  Although this is a fairly busy intersection, it is surrounded by residential housing and is a two lane road.  It’s one of those odd places where on the west side of the road, you are in Kansas; on the right side you are in Missouri (hence the name State Line Road). During the busy spring buying season, I usually get a call like this a few times a month. It’s inevitable that someone will call and ask to see several houses...’tomorrow’. I don’t think many buyers realize that most agents juggle several clients at once, and try to have a personal life as well! So if you are a buyer during this busy spring buying season, keep these points in mind when you want to tour homes on the weekends:1.Give your agent as much notice as you can. After a few months of searching for a home, that’s what these first time homebuyers asked me.  I hesitated before answering, because I did think they had unrealistic expectations.  Still, I thought about the question and came up with a few points to emphasize to all buyers when they begin a home search. So you want to buy a home...that's exciting news!  Especially at this time, with so much inventory, record low interest rates and many homes priced below a traditional market values. But before you run out with checkbook in hand, spending hours (and gas) driving around to visit  open houses, take these steps first: 1.  Know what you can spend for a down payment.      Yes, banks require some sort of down payment to buy a house.  That can be money you have saved, or a gift from a relative, or a combonation of both.  You will need at least 3.5% of the purchase price of the home as a down payment (for example, a $200,000 home requires at least $7000 cash down.  There are other upfront expenses too--closing costs, which can vary (usually $3000-$5000).  More cash for a down payment is better,...

I'm working with three different couples right now, all first time buyers.  They are well educated with stable jobs and ready to buy that first home.  They are very excited to start the process of lookng--of course, it's always fun to look at homes.  But the first step is to have a conversation with them regarding how to proceed regarding what will probably be one of the biggest purchases in their lives. Just because the lender says you can buy a $300,000 house doesn't mean you should!  Lenders pre-qualify buyers based on gross income.  But after you take out taxes, savings, college debt payments, car payments, insurance payments, entertanment and grocery/gas expenses--what's left? Last week I took three lovely ladies to visit an independent living facility for seniors, The Grand Court of Kansas City.  This is a wonderful, warm and friendly home environment, with excellent food, roomy apartments, a dedicated staff and welcoming neighbors.  Winter is near  and I know these women do not want to spend several months stuck in their homes.  They know—it’s time to give up the house and move.  Still, they stay put.  They feel that just the thought of starting the process of planning a move is too overwhelming:  cleaning out the house, getting rid of ‘stuff’, deciding what to move to the new place…they don’t feel they can do it alone.  Yet they are reluctant to even look into the services of others who can help them plan a smooth transition.
