Hold on to your hats people, Zionsville Indiana real estate has nothing but good news to report for March 2008. Number of sales…up, average selling price…up, days on the market…down, price per square foot…up. Take a look at what happened in Zionsville for homes under $700,000:   2007 2008 % Change Active N/A 596 Homes Sold 25 34 36% Average Selling Price $302,389 $337,949 12% Days on Market 132 110 -17% Price Per Square Foot $121 $122 1% I don’t believe my eyes, everything is up! This is eye popping, the number of homes sold on the Zionsville real estate market is up an astonishing 36% and the average sales price is up 12% too. Woohoo! This is quite a turnaround from the first 2 months of the year when the number of homes sold on the Zionsville real estate market were down 32% and 21% ...

The Zionsville real estate statistics for February 2008 are perhaps a little misleading with so few homes selling. Only 19 homes sold in Zionsville in February, hence one or two homes could really throw off the numbers. Let’s take a look at the number for Zionsville real estate in February 2008: 2007 2008 % Change Active N/A 596 Homes Sold 24 19 -21% Average Selling Price $373,581 $274,412 -27% Days on Market 112 106 -5% Price Per Square Foot $134 $119 -11% The number of Zionsville homes that sold is down only by 5 homes but this is a 21% decrease since last year. The average selling price is where I suspect the small number of homes sold is really affecting the data. As you can see the average selling price of a Zionsville home was down 27% over last year. However, it appears that Feb...

Eliminating Residential Seller’s Disclosure In Indiana:     A recent bill submitted to the Indiana State Legislature proposes to repeal the current law that requires an owner of residential real estate to: (1) complete and sign a real estate disclosure form; and (2) submit the form to a prospective buyer before an offer for the sale of the residential real estate is accepted.     Senator Steel uses an example to support his contention that theDisclosure requirement should be eliminated.  To see why his reasoning fails, read why every seller should want thedisclosure required when they decide to sell a home, click here.

I attended the Boone County MIBOR meeting yesterday at the Boys and Girls Club of Zionsville, "Club West" location. David Ide, their Chief Operating Office, was very welcoming and informed us they are always looking for volunteers. After our usual formalities, we received a presentation by Craig Anderson of Duke Realty Corporation, who is also a Boone County resident. The Anson project covers 1709 acres of land adjacent to I65 on the east between the 334 and 267 exchanges. This project is just 20 minutes from downtown and the airport. It is expected to employ approximately 25,000 people with an average income range of $55,000, with the non-residential construction cost estimates for this P.U.D. being placed at $810 million. The project is planned for three different phases: Phase I (Mar...

Fantastic. - I was trying to think of how to describe this morsel of Real Estate, and this one word was the 1st thing to pop into my head. I attended a wonderful event showcasing this prestigious community this month. This community is a goldmine for so many reasons, starting with it's location. Tucked away on the south side of 121st St. just west of Michigan Road, this community is 30 minutes to anywhere in Indianapolis. With a school system that boast 96% of it's students go onto higher education and shopping less than 5 minutes away, this community couldn't feel more secluded. On top of all that, you also have an amazing golf course within walking distance to the west. Once you realize what a perfect location this is, you begin to see the beauty of the property itself. The event was ...

I attended the 2nd round of the public meetings held by the Boone County APC last night. The focus of the meeting was to get public input to develop the Vision, Goals, and Objectives for a comprehensive plan while also providing information gathered during the 1st round of meetings. The 1st meetings were designed to gain public opinion on Boone County's S.W.O.T's (Strengths, Weaknesses, Opportunities, and Threats). The information obtained during the 1st round of meetings was compiled and provided to us via hand-outs. The information was interesting to say the least and here is a quick breakdown: Strengths- "Fertile Agricultural Farmland" received the most votes with 26, followed closely by "Small Town Rural Character", with 25 votes. The next five included; Transportation (access/usabi...

Indianapolis Star Article  KB Home has pulled out of the Anson Development. The national homebuilder was slated to build the first wave of single-family residential houses in the multiuse development at I-65 and Ind. 334 in Eagle Township. Construction on the first of more than 100 new homes was slated to begin in April.KB Home pulled out of Anson because of the national slumping housing market, not because of any local concerns, said Joel Reuter, Duke Realty vice president of public relations and communications.Jason Lindaman, spokesman for the homebuilder, confirmed the company pulled out of the Anson project, but said it was in discussions with Duke to possibly return at a later date.Reuter said Duke is negotiating with approximately a half dozen local and regional builders to constr...
