My mother's proclamation that Zionsville Indiana is the "nicest little town I've seen" carries weight. Between traveling the world as a military wife and visiting her children, whose addresses span the country, she's got a lot to compare it to. Personally, I think she's right. Founded in 1852, Zionsville is the perfect blend of upscale boutiques, art and antique shops, and quaint eateries lining a charming, brick-paved Main Street. Community parks, sports leagues, and other recreation venues also contribute to the town's idyllic small-town feel. Zionsville homes are some of the most spectacular in Central Indiana, and include everything from early 1900s bungalows in the historic downtown area to sprawling country estates and horse farms. Zionsville schools are ranked among the top in th...

67 showings in 64 days. Surely that's some sort of record! I know our Indianapolis real estate team has never before had a listing generate so much activity - for so long! During the listing period there were several days with three or more showings. Our poor sellers practically needed a hotel room! Imagine if this listing were in a state that required the listing agent to be present at EVERY SHOWING, as I recently learned is the case for my friend, a Realtor in Rhode Island. It would be a full time job. Seriously, how would you keep up? Happily for us all, this fantastic Zionsville Indiana property is SOLD! For a few days at least, our sellers can call it home again! A 13% increase in the number of homes sold and basically unchanged average sales price since the same time last year. The year to date numbers for Zionsville show an 18% decrease in the number of homes sold and 2% increase in the average sales price. The absorption rate is at 10.14 which is higher than other northern suburbs of Indy like Carmel and Fishers but not out of control. The Zionsville real estate market report for July 2009:   2008 2009 % Change Active N/A 353 Homes Sold 51 35 -31% Average Selling Price $383,384 $315,656 -18% Days on Market 98 102 4% Price Per Square Foot $124 $119 1% If we could just pretend that July didn’t exist in the Zionsville housing market, I would be OK with that:) Zionsville has been all over the map this year as far as number of homes sold and average sales price. In large part, these wild shifts come from only having 30 - 50 homes sell each month. In this case it makes sense to look at the YTD numbers which paint a far better picture showing a 1% increase in the average sale price. The number of homes sold in Zionsville is still down on the YTD numbers, but only 21% and not the 31% from July. The thing that concerns me abo...

Here is a look at what happened on the Zionsville real estate market in January 2009 for homes under $700,000:   2008 2009 % Change Active N/A 257 Homes Sold 27 8 -70% Average Selling Price $319,679 $359,066 12% Days on Market 93 114 23% Price Per Square Foot $123 $126 2% As you can see, there was not a ton of activity in January 2009 as far as number of homes sold. Somehow, only 8 homes sold in Zionsville during the month which resulted in a 70% decrease in activity. What is odd is that even though only 8 homes sold the average sales price was up 12 % over last year. I say this every time I do a Zionsville report, but with so few homes selling it is very difficult to get a grasp for the status of the market based on just one month’s sales activity. We will have to wait a few more mont...

Here is a look at what happened on the Zionsville Indiana real estate market in December 2008 for homes under $700,000:   2007 2008 % Change Active N/A 236 Homes Sold 31 25 -19% Average Selling Price $289,306 $260,248 -10% Days on Market 106 109 3% Price Per Square Foot $118 $110 -7% As you can see, the number of homes sold is still pretty far off from last years number with a 19% decrease in the number of homes sold. The average sales price was also down more than normal with a 10% decrease in average sales price from last year. The year end total for average sales price in Zionsville is down 5% over last year. This is great, but it is not terrible in this market. The absorption rate, or number of months supply of homes on the market, is at 7.1 months. This is higher than some areas l...

Here is a glance at what happened for Zionsville homes under $700,000 in October 2008:   2007 2008 % Change Active N/A 269 Homes Sold 28 27 8% Average Selling Price $339,260 $316,172 -7% Days on Market 92 61 34% Price Per Square Foot $132 $120 -9% Two more homes sold this year compared to last which translates into an 8% increase in # of homes sold. However, the average sales price was down 7% over October 2007. Zionsville has relatively few homes sell each month so it is hard to get a grasp for the market based on just one month. The year to date numbers show the number of homes sold in Zionsville is down almost 10% over last year while the average sales price is down almost 4%. Here is a look at the sold data for Brittany Chase in Zionsville:   2007 2008 % Change Active N/A 2 Homes Sold 18 20 11% High Selling Price $372,000 $354,000 -5% Low Selling Price $250,000 $219,000 -12% Average Selling Price $294,394 $275,240 -7% Days on Market 52 117 125% Price Per Square Foot $109 $99 -9% The good news is that despite everything else, we actually saw an increase in the number of homes sold in Brittany Chase. The bad news is that everything else is down over last year. Average sales is off by 7% over last year and the time is taking to sell a home is up a whopping 125% in 2008 vs. 2007. If you thinking about purchasing a home Brittany Chase, now would an opportune time to get in at a great price compared to last year. Check out our Zionsville IN real estate site to sea...

Here is what happened for all Zionsville Indiana real estate and homes for sale in September 2008 for homes under $700,000:   2007 2008 % Change Active N/A 270 Homes Sold 33 30 -9% Average Selling Price $335,236 $300,865 -10% Days on Market 72 79 10% Price Per Square Foot $130 $115 -12% Not a great month for Zionsville real estate; both the number of homes sold is down and the average sales price is down. It is also taking longer to sell a home in Zionsville this year. The average days on the market is up 10% or 7 days over last year. I still think that 80 days to sell a home in this market is not bad at all. The absorption rate, or number of months supply of homes, ticked up a little bit from last month’s 7.85 to 8.04. Even though the numbers look pretty sad for Zionsville homes, I ha...

Here is a look at what happened on the Zionsville real estate market for August 2008 for homes under $700,000:   2007 2008 % Change Active N/A 267 Homes Sold 33 41 24% Average Selling Price $320,104 $265,132 -17% Days on Market 75 98 31% Price Per Square Foot $128 $117 -9% Every time I do a report on Zionsville I feel I must caution that with a relatively low number of homes sold each month, these monthly reports may be slightly misleading. That being said, Zionsville saw a huge increase in the number of homes sold but also a big decrease in the average sales price for August compared to last year. While I might believe the number of homes sold is up, I simply cannot believe the average sales price in Zionsville is down 17% over last year. I am not saying the numbers are wrong, I just ...

Here is a look at what sold on the Zionsville real estate market in July 2008 for homes under $700,000:   2007 2008 % Change Active N/A 268 Homes Sold 50 46 -8% Average Selling Price $344,323 $335,185 -3% Days on Market 76 101 33% Price Per Square Foot $127 $117 -8% With only 50 or so homes selling in the Zionsville market, it can be hard to get good idea about what is occurring with the market by looking at just one month. However, the number of homes sold down by only 8% over last year and the average sales price down by only 3% over last year’s numbers. Both of these numbers although in the negatives represent a much better situation than most other areas in the Indianapolis region. If you look at the YTD numbers for Zionsville, the number of homes sold is down by 16% and the averag...

Here is a quick glance at what happened for Zionsville homes that sold in June 2008 for homes under $700,000:   2007 2008 % Change Active N/A 356 Homes Sold 49 39 -20% Average Selling Price $310,194 $303,881 -2% Days on Market 95 94 -1% Price Per Square Foot $121 $112 -7% As you can see the number of homes sold is off by 20% compared to last year and the average sales price is down slightly. The Zionsville market does remain one of the strongest in the area despite these low numbers. The number of homes sold YTD is down only 17% over last year and the average sales price is almost exactly the same. While this doesn’t sound great, in these market conditions, that is fantastic. In fact, for the past three months Zionsville has shown an increase in the average sales price. If you are inte...

Don’t look now but Zionsville real estate has just posted an increase in average sales price for the second straight month in a row. Here is what happened on the Zionsville Indiana real estate market in April 2008 for homes under $700,000:   2007 2008 % Change Active N/A 596 Homes Sold 46 22 -52% Average Selling Price $300,957 $327,378 9% Days on Market 80 68 -15% Price Per Square Foot $127 $124 -2%   Despite the fact that 52% less homes sold than last year, Zionsville home prices still managed to increase in average sales price by 9%. In addition, the average days on the market was down 15% over last year, taking 12 days LESS to sell a home in these market conditions. What else is amazing is that the Zionsville market has a fairly average absorption rate of 7.77 which is on par with t...
