Here are the stats for Noblesville real estate in August 2008 for homes under $500,000:   2007 2008 % Change Active N/A 622 Homes Sold 104 112 8% Average Selling Price $198,970 $166,836 -16% Days on Market 83 89 7% Price Per Square Foot $89 $82 -8% Don’t look now, but the number of homes sold is up for the second straight month. Of course the average sales price is down over last year but that deserves a little explaining. It appears that August 2007 was a banner month for Noblesville real estate with an average selling price of $198,000. This is WAY above the average of $172,000 and seems to be a bit skewed. Here is a look at what happened for Noblesville Indiana homes in July 2008 for homes under $500,000:   2007 2008 % Change Active N/A 635 Homes Sold 88 96 9% Average Selling Price $176,728 $65,471 -6% Days on Market 67 87 30% Price Per Square Foot $86 $80 -7% For the first time this year in Noblesville, the market is actually reporting an increase in the number of homes sold. This is huge. Hopefully this is not just a fluke but rather the start of a trend. However, despite the increase in the number of units sold the average sales price is down more than 6% over last year. It is also taking 30% or 20 days longer to sell a home in Noblesville this year versus last year.                                                                                Noblesville High School's Marching Millers finished 14th in the Indiana State Fair band contest with their presentation of "Latin Art: Principles of Design." The Marching Millers first performed at 11:30 a.m. Wednesday morning and had a nine and a half hour break before playing again in the evening session at 9:04 p.m. The only other school from Hamilton County to participate in Band Day was Sheridan High School, who did not place in the top 25. It was a great day weather wise, low humidty and lower temperatures.

Here is a quick glance at what happened on the Noblesville Indiana real estate market in June 2008 for homes under $500,000:   2007 2008 % Change Active N/A 647 Homes Sold 127 113 -11% Average Selling Price $171,649 $165,809 -3% Days on Market 73 83 14% Price Per Square Foot $86 $81 -6% There is really nothing new or shocking in this month’s activity report. The number of homes sold is down 11% which is actually lower than in the previous months and the average sales price is down 3% which is about the average for the year. There are currently 647 homes for sale in Noblesville with an average asking price of $206,618. Since we know 974 homes sold in the past 12 months, we can figure that Noblesville has an 8 months supply of homes currently on the market which is a little high and stil...

While both the Carmel homes and Fishers homes had some good news to report this month, the Noblesville real estate market is so lucky. Unfortunately, there is really no good news to report for Noblesville; here is look at the statistics for Noblesville homes under $500,000 in April 2008:   2007 2008 % Change Active N/A 661 Homes Sold 103 71 -31% Average Selling Price $169,963 $151,721 -11% Days on Market 67 74 10% Price Per Square Foot $97 $80 -18%   The number of homes sold down a bruising 31% over last year and the average selling price is down 11%. Last month the average selling price was up by over 5% and I was hopeful this trend would continue, but apparently not. The Noblesville Indiana real estate market in March 2008 seems to fairing quite well considering the current market. The Noblesville real estate market seems to be right in line with the rest of Indianapolis and Hamilton County. Active: There are currently 585 homes for sale on the Noblesville Indiana real estate market with an average asking price of $203,834.  These homes are listed for $115 per square foot and have been on the market for 108 days.   Sold: 59 Noblesville homes sold in December 2007 with an average selling price of $166,668.  These homes sold for $80 per square foot and were on the market for 84 days before receiving a contract.  December 2006 saw 86 Noblesville Indiana homes close with an average selling price of $173,436. 1033 homes have sold in Noblesville over the past 12 months and on average they sold for $171,587.  Knowing the number of solds and the number of active homes we are able to see there is a 6.8 months supply of homes on the market currently. The Noblesville School Board in contemplating what to do about the aging Forest Hill Elementary School.  A study released in March revealed that Forest Hill is not suited for an elementary school for the long term.  Officials are considering replacing the school with a new one possibly near the intermediate school on Hague Road.  In an effort to accommodate the explosive growth Noblesville has seen, school officials are also discussing adding another elementary school, upgrading sports facilities, and are thinking about adding a second high school.  What will become of Forest Hill if it replaced is also anybodies guess; ideas from early childhood programming, administration, and a community center have all been talked about.  Regardless of what becomes of Forest Hill elementary school,...

Even though I have only lived in Noblesville for a little over 6 months now, I already feel connected to the community. Everyone--from my new doctor to the librarians to the checkout cashiers at Kroger to my new hairdresser--has been so friendly and helpful. They have made our transition to this new place smooth and less stressful. I think what drew us to Noblesville in the first place was its small town feel and big city amenities. We loved the downtown area with its quaint shops and mom and pop restaurants. We (especially myself) also love that just outside, either direction you travel, there are many options for shopping. :) And, of course, downtown Indy is an easy, 30-minute drive away. There are many reasons that I love small towns. One of those reasons is the small town, mom-and-pop, locally-owned restaurants and cafes. Growing up in a small town in Northwest Ohio, my family and I would frequent a locally-owned restaurant. It was a hole-in-the-wall type of place with the best food and the greatest atmosphere; you were almost guaranteed to run into someone you knew each time you went in there. I've started to explore some of Noblesville's local restaurants. One of my favorites is Eddie's Corner Cafe. They have the best chicken salad sandwich around and extremely friendly service. If you are looking for a large shopping center or mall, Noblesville would not be your first choice for shopping. But, if you are looking for unique stores and items, Noblesville has many choices. One of my favorite stores is Spent Saturdays. They carry a huge selection of furniture, home decor and other decorative items. You could visit the store every week for a year and there would always be new merchandise! The store has two levels and several rooms filled with unique finds that are all reasonably priced. I've bought several items there, but my best find so far was an antique black dining room table with six chairs for under $400!! Another favorite is A Country Cottage.
