Indianapolis is a city with some fascinating historic districts located in the downtown area.  One of these neighborhoods is Herron-Morton Place.  The boundaries of the neighborhood are East 16th Street on the south, East 22nd Street on the north, the alley west of North Pennsylvania on the west, and the alley east of Central Avenue on the east.Once known as one of Indianapolis' most elegant residential neighborhoods.  Its name coming from the Indiana governor, Oliver Morton.  This was home to many celebrated politicians, physicians, business leaders, and artists. Indiana artists T. C. If you are into genealogy or history, this is an interesting place to visit.  Located at 700 W. 38th Street, the cemetery has 555 acres of grass, hills, plots, monuments and beautiful trees.  "The Crown,"  is known as the highest hill (842.21 ft.) in Marion County.  This is also the resting place of James Riley.    The picture to the right of downtown was taken from that hill.  Prior to becoming a cemetery, this location was a private farm where many came to picnic and view the downtown area.Dedicated on June 1, 1864, it became the resting spot for 1,616 of the Union Soldier prisioners that had been buried in Green Lawn Cemetery prior to the end of the war.  In fact, during the war, Camp Morton was located north of Indianapolis.  It was a large prison war camp.  In 1993 a Confederate Mo...

Are you new to the Indianapolis Area?  Have you had a chance to walk on the Monon Trail?  This wonderful pathway runs through Marion and Hamilton County.  Once an abandon railbed for the Monon Railroad, has now become a popular pathway for many in this area.  On any given day you will find someone, walking, jogging or riding on this path.Starting at 10th street in Indianapolis and ending at 146th street in Carmel.  (Future extensions are planned in Westfield, Sheridan and Washington Township.)  The park is open from sunrise to sunset and is over 10 miles long.  This path winds and connects parks, businesses and neighborhoods all along the way.Here's one of the many bridges along the tree-lined path.  If you would like to know more about the history and connections of the trail visit one...

The Metro Indianapolis Board of Realtors (MIBOR) has announced a change that will effect For Sale By Owners (FSBO) using discount brokers for listing their home.Any listing taken where exclusive agency is in effect will not notice this change.  Any agency other than "exclusive" where the seller still has "direct solicitation" either by a website or a sign in front of the house will no longer be included in the listings of www.realtor.com or www.mibor.com.  The property will be listed in the MLS for Realtors to view and see but will no longer be allowed on the above websites.  This is per the National Association of Realtors Multiple Listing Policy Statement #7.87, Transmittal of Participant's Listing to Aggregates.Let me explain what "direct solicitation" means. . .  Sometimes a FSBO wi...

Everywhere we look these days we are hearing something about foreclosures in the real estate market.  In this month's REALTOR® Magazine there's an article about foreclosure activity being up from last year.  In February 2007 Neveda, Colorado and Florida reported the highest amount of foreclosures.  (Actual statistics for Indiana were not included.)I just ran a search in the MLS for the areas I normally list and sell homes (North-east and East Greater Indianapolis) and found 466 homes that are either bank repossessions, HUD owned, VA owned or in pre-foreclosure.  The highest priced listing was $524,000 all the way down to $15,000.  I have toured some of these homes that are available.  Many are in good shape and possibly even have the appliances left in them while others have mold growin...

If you were here last year on April 14, 2006 you probably remember some hail storms that came through our area.  Many homes around the Greater Indianapolis Area were damaged by this hail.You maybe one of the unfortunate homeowners who's insurance company came out and told you your home didn't have damage, yet everyone around you had it and their insurance company was taking care of the problem.Many complaints were filed with the the Department of Insurance and it was found that State Farm Insurance was the company most likely to deny the claim.  You have until April 14, 2007 to contact and submit your letter to State Farm.  Call 1-866-210-1785 to request non-binding arbitration.  Once your letter is received State Farm will contact you to have an engineer come out to your home and inspe...

Did you know that HUD sells properties that you might want to buy?  Click on the link to visit About HUD Homes and learn more about the HUD website.HUD does two things, it offers low-down payment mortgage loans for homebuyers and it insures lenders of default on FHA insured loans.  When a homeowner defaults on their FHA loan, the bank that owns the loan has a choice of taking their monies and giving the home back to HUD or to keep the home and sell it themselves.  (Most of the time the bank takes their money and turns over the home.)When HUD receives a home due to foreclosure, HUD wants to sell the home in 90 days or less and at the highest price possible.  The homes are offer up "AS-IS" and the utilities will be off and the home winterized in the states where cold temperatures are comm...
