If there is one thing about the Indianapolis real estate market for the first part of 2008, it is consistent. Here is a quick glance at what happened in May 2008 for Indianapolis homes under $500,000:   2007 2008 % Change Active N/A 8937 Homes Sold 1459 1042 -29% Average Selling Price $115,834 $107,057 -8% Days on Market 84 88 5% Price Per Square Foot $72 $63 -13% The same pattern as previous months is emerging; number of homes sold is down 29% and the average selling price is down 8% over 2007. The average sales price seems to have lost less this month than in previous months. An 8% decrease in sales price is actually quite an improvement over the first quarter of 2008 when the average sales price was down 19%, 13%, and 16%. Lawrence Township real estate stats for April 2008 don’t show signs of improvement; the number of homes sold is down along with the average selling price.  Here is what happened for Lawrence Township real estate in Indianapolis for homes under $500,000 in April 2008:   2007 2008 % Change Active N/A 1174 Homes Sold 199 145 -27% Average Selling Price $141,970 $124,631 -12% Days on Market 76 84 11% Price Per Square Foot $76 $65 -14% The number of homes sold is down 27% over last year and the average sales price is also down 12% over 2007.  In addition, it took an average of 11% longer to sell a home this year and the average price per square foot is down 14%.  Over the past 12 months, 1678 homes have sold in Lawrence Township and there are currently 1174 homes currently on the market.  Th...

Hi, this is an update of the listings available in the Moorings (5/24/08) There are currently 12 homes for sale in The Moorings ranging in price from $209,900 to $399,900.  The one for $399,900 is on the lake and has a great walk out basement; however as of today it has been on the market for 212 days without a single price reduction.  I think it's time! Unfortunately, I don’t have anything new to report for the Indianapolis real estate market for April 2008. While other areas on Indianapolis seem to show signs of a light at the end of the tunnel Indianapolis itself didn’t really change at all since last month. Here is what happened for Indianapolis homes under $500,000 for April 2008:   2007 2008 % Change Active N/A 8852 Homes Sold 1276 933 -27% Average Selling Price $119,863 $98,985 -17% Days on Market 83 94 13% Price Per Square Foot $72 $59 -18% These numbers are pretty much the same as March; number of homes sold is down and the average selling price is down. There is really no new news when it comes to the Indianapolis real estate market in March 2008. The number of sales are down and the average selling price is also down over March 2007. Here is a look at what happened for sales in March 2007 vs. March 2008:     2007 2008 % Change Active N/A 8852 Homes Sold 1168 888 -24% Average Selling Price $111,909 $94,240 -16% Days on Market 85 110 29% Price Per Square Foot $69 $56 -19   Same old story; the number of Indianapolis homes sold is down 24% over last year while the average selling price is down 16%. Well, well, well. Lawrence Township real estate seems to be the shining star for all of Indianapolis so far, actually showing an increase in the average sales price. Here is what happened in Lawrence Township in February 2008 for homes under $500,000:     2007 2008 % Change Active N/A 1099 Homes Sold 104 89 -%14% Average Selling Price $116,555 $118,814 2% Days on Market 88 114 30% Price Per Square Foot $70 $64 -9%   The good news of the increased average sales price is encouraging but don't start dancing in the streets just yet. Pike Township real estate in Indianapolis has some mixed numbers for February 2008 with the number of homes sold being way down but the average price actually increasing. Here is a quick snapshot of what happened in Pike in February 2008 for homes under $500,000: 2007 2008 % Change Active N/A 734 Homes Sold 100 53 -47% Average Selling Price $117,856 $125,815 7% Days on Market 83 107 29% Price Per Square Foot $71 $65 -8% As you can see, the number of Pike Township homes that sold is down a scary amount while the average selling price is up by 7% over last year.
