DON'T MISS THIS VIDEO: A group of possibly "Wanted Men" honoring 9/11. I had the honor of having a 9/11 survivor on our GoGladiator TV show today, and she announced the launch of her "Flag Still Stands for Freedom" Campaign". More on that in the next post......For now, I wanted to share this great video as I stopped by to talk with a group of guys who were waving flags on an overpass in Fishers, IN and keeping the memory of 9/11 victims in our thoughts and Prayers. "Does this go out to the police departments?" -> LOVE IT! Several years ago I worked for a rather large company in their Human Resource Department. I have spent a lot of time reviewing numerous resumes.  Depending on the job being offered my eyes would quickly glance through the resume looking for that specific skill set that would trigger me to actually read the entire thing.  Real Estate is a bit different than applying for a job in "Corporate America".  I don't just read a resume, I always follow-up with a phone call to the inquiring individual. The phone call is going to tell me a whole lot more than a piece of paper any day! We have a conversation which helps me understand desire, heart, and commitment. Here's what often happens in Corporate America when you're hired for a position...the Manager, or HR person, hires you, walks you around ...

Here is a look at what happened on the Indianapolis real estate market in July 2009 vs. July 2008:   2008 2009 % Change Active N/A 261 Homes Sold 31 23 -26% Average Selling Price $192,012 $210,938 10% Days on Market 104 98 -8% Price Per Square Foot $88 $81 -8% This is pretty predictable with the number of homes being off by 10% over last year, but the average sales price was pretty much unchanged. An unchanged sales price in Indianapolis is a good thing; for the rest of 2009 we have seen anywhere from a 1% to a 12% decrease in average sales price so a “push” is a welcome change. The YTD numbers for number of homes sold is down 14% and the average sales price is down 4%. Let’s hope we continue the trend of average sales prices increasing and get past all of this. If you are considering ...

Yesterday I thought I was going to lose my mind!  I don't think we realize just how much we rely on modern conveniences until we are in a situation where we don't have them.  Yesterday here in Indianapolis we had as much rain in a matter of about 5 hours as we have in the entire month of August.  The winds were gusting, lightning and thunder...sheesh there were a couple of times, you'd think we were in the middle of a hurricane. Here I was working away when things really kicked up outside and I just had a feeling that I'd lose power.  I live in a neighborhood that was established in the 50's so all of the power lines are above ground...As a result almost every time there's a bad storm, the power goes out.  It's usually a minor inconvenience as the majority of the time they get things up...

Broad Ripple Village When you walk the streets of Broad Ripple Village today, you are reminded of the days of old along with a new twist.  In the past, the area began to decline due to lack of interest from residents and visitors, but Broad Ripple Village is another area of Indianapolis that was fortunate enough to gain enough backing from individuals that made an effort revitalize the area.  Now it's a place where you'll find anyone from Gen X and Y to the Baby Boomers. Broad Ripple Village is an area that is the perfect combination of old and new. Here you'll find homes built anywhere from the 1800's to current date. Broad Ripple Village has something for everyone including great restaurants, shopping, entertainment, and the residents also place an emphasis on being active and health...

The Old Northside of Indianapolis Indianapolis is fast becoming a city that can compete with the likes of other cities like Chicago, Cincinnati, St. Louis, etc....While we've made great strides to attract the latest and greatest life sciences initiatives, attract better paying jobs, place a greater emphasis on the arts, and all around become a better city, we had to start somewhere, right? The Old Northside was once home to the very affluent residents of Indianapolis.  The Old Northside was home to the likes of many people of importance such as Benjamin Harrison, Lyman S. Ayers (started L. S. Ayer's department store), Ovid Butler (Founder of Butler University), Booth Tarkington (author and playwright),  among other affluent government officials, entrepreneurs, architects, and religious...

thought I was starting to pick up more hits from people interested in obtaining information related to the tax credit, home buying, etc, but apparently it's a new scam.  The only thing is...I don't know why they are doing it.  Is it simply email harvesting so they can sell my address to a million other people that want to spam me or is it something even more sinister? It seems the activity has reduced considerably as of 8-25-09. I don't see as many posts being indexed with Google so they've probably moved on to using new addresses or filled their site with enough content. Just received a message (7/31/09) from a NEW account originating from a different IP Address:  teronspoons@gmail.com claiming to be "Lacey" with originating from IP address 69.89.18.16 Just received a message from an...

It has been raining here in Indy ALL DAY LONG nonstop.  Usually on the fourth you hear fireworks all throughout the day.  All I've been listening to all day is the rain which has pretty much put me into a comatose state.  I had/have absolutely no energy today.  Our neighborhood usually has a parade and the spirit of it was dampened by the rain, literally.  I'm wondering if the rain will stop in time to for the fireworks spectacular they hold every year downtown. No smells of barbeque, and sounds of family outside having a great time...I'm sure as soon as the rain stops, there will be swarms of people shooting off the fireworks they spent their hard earned money on. All in all, we should take time to reflect on the true meaning of this day and give many thanks for our freedom!  :) What ...

I talk to so many people each week who ask me what it takes to get into real estate. I always love that question because the answer is simple, you go to a pre-licensing class, sit for your state test   and then join the best Real Estate Company in the Indianapolis marketplace, CENTURY 21 Scheetz. All of that is the easy part...I get a handful of people who ask me the right question, "What does it take to be SUCCESSFUL in Real Estate".  This is my answer, and it's true! Determination Discipline Desire Coachable Let's break each of these down: Determination: Are you determined to do whatever it takes to be successful? Discipline: Are you willing to work hard? Are you disciplined enough to be self-directed? Desire: Do you have a desire to be successful? Do you have a desire to be financial...

If you are a first time homebuyer, you may not be familiar with some of the costs associated with purchasing a home.  Owning a home is definitely better than giving your money to a landlord every month, but there are some things you need to make sure you save for when making a purchase. 1. Earnest Money.  If you place an offer on a home it is typical to offer earnest money to let the seller know you are serious about buying their property.  While you may be able to get away without submitting an earnest money deposit as part of your offer, your chances of getting the offer accepted could diminish if you choose to submit a low ($100) or no earnest money deposit.  A typical earnest deposit is anywhere from $500.00 to $1000.00.  This can vary greatly depending on what the market is like i...

OK, so I'm not giving you your sign, but one thing agents new to the business (or those that are selling their home by owner) should keep in mind is Sign Ordinances for your City or Town.  If you work multiple counties as I do you need to make sure you keep up on what is and isn't allowed as they can vary greatly.  Some counties, cities, towns, etc. may or may not allow the use of directional signs or Open House signs.  Some may require you to obtain written permission to place your sign while others may not.  Not only do you need to check the city/county ordinances, you also need to check the specific neighborhood's requirements.  There are Home Owner Associations (HOAs) that will not allow you to place a sign in the yard, but you may be able to place one in the window.  Make sure you...
