Broad Ripple Village Real Estate Market Info Following is the market report for the area known as Broad Ripple Village as of October 5th 2009. Sales for Broad Ripple Village was down compared to August; however, this is typical as we begin to enter the "slow season" of real estate which is usually during the winter season... August 2009 total number of sales was up, 8 this year compared to 6 sold in August 2008.  The major difference is that the average sales price last year was much higher than prices for this year's sales.  The good news is...I suspect sales may pick up before the year is over as many first time home buyers try to find a home in time to claim the tax credit. Several years ago I worked for a rather large company in their Human Resource Department. I have spent a lot of time reviewing numerous resumes.  Depending on the job being offered my eyes would quickly glance through the resume looking for that specific skill set that would trigger me to actually read the entire thing.  Real Estate is a bit different than applying for a job in "Corporate America".  I don't just read a resume, I always follow-up with a phone call to the inquiring individual. The phone call is going to tell me a whole lot more than a piece of paper any day! We have a conversation which helps me understand desire, heart, and commitment. Things were looking up in July over June as the sales were up; however, the number of pending listings was cut in half. GOOD NEWS!!!  The number of sales in July 2009 (24 sold) was over double the number of sales for July 2008 (10 sold).  We've finally hit a month that actually saw an increase in sales over the previous year for the same month.  Let's hope this trend continues... Here is a look at what happened on the Indianapolis real estate market in July 2009 vs. July 2008:   2008 2009 % Change Active N/A 261 Homes Sold 31 23 -26% Average Selling Price $192,012 $210,938 10% Days on Market 104 98 -8% Price Per Square Foot $88 $81 -8% This is pretty predictable with the number of homes being off by 10% over last year, but the average sales price was pretty much unchanged. An unchanged sales price in Indianapolis is a good thing; for the rest of 2009 we have seen anywhere from a 1% to a 12% decrease in average sales price so a “push” is a welcome change. The YTD numbers for number of homes sold is down 14% and the average sales price is down 4%. Let’s hope we continue the trend of average sales prices increasing and get past all of this. Yesterday I thought I was going to lose my mind!  I don't think we realize just how much we rely on modern conveniences until we are in a situation where we don't have them.  Yesterday here in Indianapolis we had as much rain in a matter of about 5 hours as we have in the entire month of August.  The winds were gusting, lightning and thunder...sheesh there were a couple of times, you'd think we were in the middle of a hurricane. Here I was working away when things really kicked up outside and I just had a feeling that I'd lose power.  I live in a neighborhood that was established in the 50's so all of the power lines are above ground...As a result almost every time there's a bad storm, the power goes out.  It's usually a minor inconvenience as the majority of the time they get things up...

 thought I was starting to pick up more hits from people interested in obtaining information related to the tax credit, home buying, etc, but apparently it's a new scam.  The only thing is...I don't know why they are doing it.  Is it simply email harvesting so they can sell my address to a million other people that want to spam me or is it something even more sinister? It seems the activity has reduced considerably as of 8-25-09. I don't see as many posts being indexed with Google so they've probably moved on to using new addresses or filled their site with enough content.
