Baby it's cold outside, and for many of the animals at the Indianapolis Zoo, that's just the way they like it! The winter months may not seem the optimal time for a zoo visit, but for some of the cold weather creatures, including polar bears, sea lions and walruses, it's their favorite time of year and the best time to see them in action! And if the thrill of watching seals cavort through the water isn't enough to lure you outside, consider that there are plenty of other exciting events going on during Christmas at the Zoo. Santa's Village, carolers, Holiday Train rides and the Holiday Dolphin Show are just a sample of the fun that's in store for zoo visitors! If you need to warm up for a few minutes, take in The Polar Express 4D Experience, a simulated adventure based on the award-winn...

Great Italian Dining-Indianapolis         Are you new to Indy and looking for an Italian Restaurant to check out? Maybe you are an Indy resident and just looking for a nice intimate, family type of a restaurant to try out.  Iaria's offers an intimate and yet family friendly restaurant. My husband, son and I really enjoy going here. Iaria's Lasagna is some of the best that I have ever had! The ricotta cheese that they put in their lasagna is very light and fluffy-it is great.  They have several options-check their menu out on their website. http://www.iariasrestaurant.com/ 317 South College Avenue - Indianapolis, Indiana - (317) 638-7706

Broad Ripple Village Real Estate Market Info First I'd like to apologize for getting this data out so late this month.  I usually post on the first Monday of the new month.  Regardless, I hope you find this information useful... Following is the market report for the area known as Broad Ripple Village as of December 12th 2009. Active, Pending, and Sold listings were down in November compared to October, but that is to be expected nearing the end of the year.  The good news is that November sales this year were up %800 compared to last year!  %800 you say!  Yes, November sales last year were ZERO, so 8 sales this year increased the numbers dramatically.  :)  Either way it's good news! The extension of the Tax Credit for New Home Buyers (or those that haven't owned in 3 years) in addition...

Indianapolis Short Sales   Have you been struggling to make your mortgage payments and are not sure what to do? Have you spoken with your lender to see what options are available for your Indianapolis Real Estate? I know it can be tempting to just bury your head in the sand and just ride out what is being thrown at you. It is not the best option for most of you, if not all of you. Give your lender a call and see what your options are. If you are thinking about listing your home as an Indianapolis Short Sale, which is one option that your lender might suggest, make absolutely sure that you real estate agent has Short Sale experience. I don’t just mean one Short Sale. They should have numerous Short Sales closed to be able to handle your Short Sale effectively. We have closed numerous Ind...

Here is what happened on the Indianapolis real estate market in November 2009:   2008 2009 % Change Active N/A 7002 Homes Sold 729 867 19% Average Selling Price $96,296 $114,441 19% Days on Market 94 84 -11% Price Per Square Foot $54 $67 24% Sales Price / List Price 89% 97% 9% For the second straight month we have seen a double digit increase in the numbers homes sold in Indianapolis. The average sales price has also taken a huge increase this month as well. No doubt, we are still feeling the affect from the tax credit and the past threat of its expiration but I will take the good news. Once crazy stat this month is the change in list price to sales price; last year it was at 89% and this year it jumped to 97%. Let’s hope this trend continues and these numbers are not too artificial fr...

Good Afternoon! This is a series of the No Nonsense No BS Short Sale Tips from Global Fortune Solutions... WE are blunt & feel that's the only way people should be treated... There will be NO sugar coating within this article, ENJOY! I'm writing part 2 of my conclusion article "Short Sales + Realtors = Disaster?!?" In today's article I want you to understand with my success rate of short sales close...

Fannie Mae Deed for Lease Program (D4L) I know there are quite a few of you out there going through tough times, even facing foreclosure of your home... Fannie Mae is now offering another option to individuals that are facing the possibility of losing their home.  The Deed for Lease (D4L) program appears to be similar to leasing a car.  You will return your property to the bank via a deed-in-lieu of foreclosure at which point a 12 month lease could be issued to you allowing you to stay in the home.  Here are key points of information that you need to know: Your credit will be affected because you are still executing a deed-in-lieu The amount you pay per month is to be based on fair market rent values not to exceed 31% of your income.  If you have no income, you are not eligible Investm...

Here are the numbers for all homes in Indianapolis that are active, pending, and sold in October 2009:   2008 2009 % Change Active N/A 7198 Homes Sold 828 1059 28% Average Selling Price $104,458 $104,683 0% Days on Market 92 76 -17% Price Per Square Foot $60 $62 3% Sales Price / List Price 91% 94% 3% As one might expect with the then impending deadline of the tax credit, we see a huge jump in the number of homes sold from this time last year. The average sales price stayed pretty much the same which is an improvement over the 3% decline we have seen on average. Days on the market were down and both price per square foot and listing price to sales price were up. This is all great, however, as I have cautioned before these could be, and probably are, are somewhat false reading of the tru...

8 Things You Should Know About the 2009/2010 Homebuyer Tax Credit Extension What was originally considered a “First-Time Homebuyer” tax credit has been extended into 2010, so I thought I’d give you the key points you need to know regarding the new extension. It’s Important to note, the key points in this post are applicable to transactions that take place AFTER November 7, 2009. If you closed on your home before this time, please see my other post regarding the 2009 Homebuyer Tax Credit. This post will be updated accordingly when the revised form number 5405 has been made available on the IRS website. First and foremost, this credit no longer applies to just first-time homebuyers and/or those that haven’t owned a home in the last three years.  The credit now applies to existing homeown...

Earlier this week (or maybe it was over the weekend) I was out in the backyard when I noticed this little guy/gal was just lounging on a tree branch.  It stayed there motionless for a while and I almost thought it was dead until I actually grabbed my camera and got a closer look, LOL.

Making your Indianapolis short sale a smoother process! If you are thinking about listing your home as an Indianapolis short sale, be prepared for your listing agent to ask you for documents that your bank will need.  They will more than likely need to provide your lender: Last two months bank statements Last 30 days worth of paystubs for each borrower that is on the loan that is or will possibly be delinquent. Last 2 years federal tax returns A Financial Worksheet from your bank if they have one, and if they do not, one that your listing agent should be able to provide to you. A hardship letter explaining what caused you to fall behind These might seem tedious, but your lender and their MI company and or investor needs these items to see if you are able to qualify for a short sale. Let...
